Directions From Edinburgh cross the Forth Road Bridge and take the M90 north. Exit the motorway at Junction 3 and take the A92 Fife link road following the signs towards the Tay Road Bridge. Continue past Kirkcaldy and Glenrothes. At the roundabout at the end of the dual carriageway, 4 miles beyond Glenrothes, turn right onto the A914 to Cupar. In Cupar turn right onto the A91 signposted to St Andrews. Continue through Dairsie and go straight on at the roundabout. After 2 miles you will see a large group of mature trees where the gates and driveway to Eden Mansion are located on the left-hand side before the village of Guardbridge. Enter the gates past the Lodge and follow the drive through the mature trees until you come to the mansion.

Situation Eden Mansion has an idyllic setting, secluded amidst mature trees and surrounded by 5 acres of landscaped garden grounds. It boasts an enviable location, situated at the head of the Eden Estuary looking towards the renowned Royal & Ancient Old Course in St Andrews. Eden Mansion offers exclusivity yet is only minutes drive away from the Home of Golf. St Andrews is an affluent and thriving town. As well as being famous for golf it is well known for its university which is one of the oldest in Britain having been founded in 1410. Famous students include the Duke and Duchess of Cambridge, who met there. St Andrews has a plethora of restaurants, bars and shops, a theatre and a cinema and a number of tourist attractions including an ancient castle and cathedral. Leuchars is two miles to the north and has a railway station on the main east coast line which provides a fast link to Dundee and Edinburgh. Edinburgh Airport with its frequent services to London and an increasing variety of both domestic and international services, is only 50 miles away. There is a dual carriageway and motorway connection to Edinburgh from Glenrothes (16 miles). Eden Mansion benefits hugely from being only 4 miles from the town centre of St Andrews and only2.5 miles from the Royal and Ancient Old Course There are now six golf courses at St Andrews including the Old Course, host to the Open Championship. There are many other golf courses in the area including Drumoig and St Michaels, both just inland, and Elie, Crail, Charleton, Kilconquhar, Leven and Lundin Links on the coast. St Andrews provides good state schooling at Madras College and private co-educational schooling at St. Leonards. There are other public schools near Perth (Glenalmond, Strathallan, Kilgraston and Craigclowan) and Dundee High School is also within easy reach. The town has a good range of shops and supermarkets. Cupar, 6 miles to the west, is a busy market town. Description Eden Mansion is a grand and imposing Victorian mansion dating from 1860. The house was built by the Haig family who also owned a distillery in the nearby village of Guardbridge as well as most of the surrounding farmland. The Haig family are renowned as Scotland s oldest whisky distillers, their most notable family member being the 1st Earl Haig. Eden Mansion is an historic and exceptional country house, commanding a prime location, built for luxurious living and entertaining in a grand style. The three storey house is built of stone under a slate roof with the main accommodation laid out over the ground and first floors. The house is equally appealing on every side arranged as it is around a central inner courtyard. The west façade of the house is dominated by a square, battlemented tower above the front door. The roof line is enhanced by gables above all the main windows with large bay windows to the main reception rooms with balconies above on the south and west elevations. The present owners have carried out a major refurbishment programme over the last four years and have renovated the property to a very high specification to create the stunning country house and gardens that can be seen today. They have fully renovated the house both inside and out whilst preserving and enhancing its period charm with tasteful modern comforts which blend seamlessly to create a lavish yet authentic Scottish home. The house now offers extensive but manageable accommodation with a very practical layout, well suited to family life, yet able to accommodate an extensive guest list. The public rooms are all well-proportioned and retain many original features such as decorative cornices, picture rails, working window shutters, wooden floors and period fireplaces. The windows are large, ensuring the interior is full of natural light. All eight bedrooms boast en suite bathrooms and offer spacious accommodation for family and guests alike.

Accommodation A magnificent arched front doorway under the tower with a balcony above and a solid timber door gives access to an impressive entrance hall which in turn leads onto the grand reception hall which has a majestic original oak staircase leading up past the large stained glass window to the first floor gallery providing access to six out of the eight bedrooms and tower room. Polished oak flooring flows throughout the house complementing the large panelled doors. The morning room has two large bay windows to the south and west with working window shutters. There is beautiful decorative cornicing and a ceiling rose which enhance the grandeur of this room. There is an ornate marble mantel and hearth with living flame gas fire. Towering double doors open to the adjoining library which also has French doors opening onto the gardens. It has another lovely fireplace with a marble hearth, mantelpiece and built-in book cases. The grand drawing room has intricate decorative cornicing, ceiling rose with a resplendent chandelier and expansive bay windows allowing sunlight to flood in, whilst creating beautiful open aspects onto the south and west gardens to look out on and admire. There is an imposing marble fireplace with large open fire and solid oak flowing. Both the servery kitchen and connecting dining kitchen were designed and installed by luxury kitchen manufacturers, Clive Christian and have central islands and built in refrigeration and dishwashers. The servery kitchen has fitted floor and wall cupboards with extensive work surfaces, a large Belfast sink, a sub-zero wine cooling system, refrigerated drawers and built in dishwashers. The dining kitchen has extensive granite work surfaces with a double Belfast sink with a wooden draining surface and an additional sink in the centre island. The kitchen benefits from four ovens, a cream Aga with an additional co-ordinated electric halogen hob, fan ovens and extractor hood. A larder fridge and freezers with drawers below, along with a dishwasher, all blend with the extensive storage cupboards and display cabinets. There is a pantry with fitted wooden shelves next door to the dining kitchen with an additional storage cupboard. There is a utility room/laundry room fitted with a sink, storage units and LG washing machine, LG dryer and fridge freezer. There is a back door leading to a patio area and gardens. A door leading from the utility room leads through to a cosy snug with a window overlooking a side terrace and door leading to the rear hall. Off the rear corridor, flanked with flagstone floors and stone walls there is a fantastic Art Deco style cinema room creatively designed by the current owners. Also at this end is a door and staircase leading to a suite consisting of study/sitting area, bedroom with en suite and elevated views over the east and walled gardens. At the end of the corridor, turning left up two steps there is a staircase leading to a grand dining room which has a dramatic vaulted ceiling with decorative panels and cornicing. Original oak wall panelling, oak flooring and a large fireplace with original oak surround and mantelpiece all enhance the historic setting and ambience of this majestic room. Four large windows provide superb views across the front gardens, walled garden to the side and the Fife countryside beyond. At the far end of the glazed passage is an inner hall with two stores and two cupboards and a door leading out to the side of the house. From the entrance hall on the ground floor, accessed through the reception room beyond is a ground floor bedroom suite with dressing room and sliding door leading to an en suite bathroom. The wooden staircase from the reception hall leads up to seven further large bedroom suites with beautiful cornicing, large windows and each with its own en suite bath/shower room. Grounds Five acres of beautifully planted and maintained gardens and wooded areas surround the house. To the west of the house is a large lawn backed by large specimen trees and rhododendrons. To the south of the house is a terrace with steps down to a large flat lawn backed by mature trees and rhododendrons. To the east of the house is a raised terrace with a paved path leading down to a further flat lawn, bordered with cherry trees, acers and maple amidst other flowering shrubs, enclosed with four metre hedging. To the north of the house is a paved patio with a gravel surround with access to the back and side doors. Through two holly arches and down original stone steps there are further garden grounds including the expansive walled garden.

Walled Garden The historic south facing walled garden has a high soaring brick wall to the north, west and east with stately Queen Anne stone coping and a lower curving stone wall to the front with cast iron railings with a central arch and wrought iron gate. At the back of the garden is a large period greenhouse comprised of two very large glasshouses and a middle section which houses a garden room which has been fully renovated with new walls, flooring and roof, creating the perfect place to relax and admire the garden. The walled garden itself is divided into four large areas of lawn with a central fountain, surrounded by wide pathways, fringed by flower beds and fruit trees which include various varieties of apple, pear, plum and cherry. Connected behind the greenhouses and concealed behind the walled garden are extensive outbuildings which provide excellent storage. Adjacent to the walled garden is an extensive grassed area enclosed and access through arched holly hedging. Beyond that there is a further mature wooded area with a beautiful open vista of the rolling Fife countryside The driveway continues past the front of the house following a line of holly hedging through trees to the secluded and gated yard which houses garaging for four cars with sliding original doors, workshops/stabling. The Lodge At the end of the drive next to the gates of Eden Mansion on the A91 is a delightful gate lodge built in the 1890s of stone under a slate roof with a detached brick built garage. It is deceptively spacious and the current owners have also renovated it to a very high standard. There are two large bedrooms with a separate bathroom. There is a sitting room to the front of the lodge and a dining room with a separate kitchen next door. There is a garage with a store behind and a large private garden.
