La Porcherie Summary The cottage is situated in Saint-Lambert-des-Levées, 5km from the delightful town of Saumur in the western Loire Valley and close to the magnificent River Loire. Description The house is attached to our home and is a conversion of the old piggery, hence the name. There is separate access and parking space. The accommodation is very comfortable, comprising a large living room with kitchen, two bedrooms, two shower-rooms and a utility room.the setting is rural, surrounded by orchards, and a car is recommended although bikes are available and there is a limited bus service. On the ground floor, the spacious, double aspect, living area contains two leather two-seater sofas, two leather armchairs with footstools, a dining table with six chairs and a fully-fitted, well-equipped kitchen with dishwasher and microwave oven. There is ample cupboard space. The utility room contains the washing machine and freezer. Finally, the downstairs shower room is a wet room with WC and washbasin. Upstairs, there is a second shower room with WC and washbasin. There are two bedrooms, one with two single beds and one with a double bed. Both are light and airy with a double aspect and contain mirrored wardrobes and chests of drawers. The television is connected to a satellite receiver for UK broadcasts. There is a Blu-ray player which can be used to play DVDs of which we have a large selection. A Wi-fi connection is available on request. Outside, the very large garden is excellent for bird-watching and star-gazing. There is plenty of space for sitting and
barbecuing. Garden furniture, loungers and a barbecue are provided. We are often on hand to give advice on activities you might be interested in. To get to La Porcherie from the A85 junction 3 follow the GREEN signs for Saumur. Take the 3rd exit on the 3rd roundabout, (the one after the windmill) signed Saumur (Nord). Go over one roundabout and through a set of traffic lights, by Lidl, turn right at the next mini roundabout then you will pass Saumur railway station. Keep on this road, over two roundabouts, under the bridge and past the Mairie of St. Lambert des Levées on your left, go over the level crossing and onto the levée. Approximately 2Km (1.2miles) further on and after the chicanes you will pass a green, olive and white sign on the left hand side of the road marked "Le Verger de Tivoli". 100 metres after the sign take the slip road on the right and La Porcherie is the third house on the left. It is attached to number 37 rue des bouteilleries. The property known as La Porcherie ( the Property ) is offered for holiday rental subject to confirmation by Ellie Baron ( the Owner ) to the renter ( the Client ) 2. To reserve the property, the Client should complete and sign the booking form and return it together with payment of the initial non-refundable deposit (20% of the total rent due). Following receipt of the booking form and deposit, the Owner will send a confirmation invoice and statement. This is the formal acceptance of the booking. 3. The balance of the rent together with the security deposit (see clause 5) is payable not less than eight weeks before the start of the rental period. If payment is not received by the due date, the Owner reserves the right to give notice in writing that the reservation is cancelled. The client remains liable to pay the balance of the rent unless the
Owner is able to re-let the property. In this event, clause 5 of these booking conditions will apply. Reservations made within 8 weeks of the start of the rental period require full payment at the time of booking. 4. A security deposit of 155 for the rental period is required in case the property is left in an untidy or unclean state or for damage to the property or its contents. However, the sum reserved by this clause shall not limit the Client s liability to the Owner. The Owner will account to the Client for the security deposit and refund the balance due within two weeks after the end of the rental period. 5. Subject to clauses 2 and 3 above, in the event of a cancellation, refunds of amounts paid will be made if the Owner is able to re-let the property after any expenses or losses incurred in so doing have been deducted from the refundable amount. The Client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party s personal belongings, public liability etc since these are not covered by the Owner s insurance. 6. The rental period shall commence at 3.00pm on the first day and finish at 11.00am on the last day. The Owner shall not be obligated to offer the accommodation before the time stated and the Client shall not be entitled to stay in occupation after the time stated. 7. The maximum number to reside in the property must not exceed four. 8. The Client agrees to be a considerate tenant and to take good care of the property and to leave it at the end of the rental period in a clean and tidy condition as it was at the beginning of the let. The Owner reserves the right to retain the security deposit to cover additional cleaning costs if the Client leaves the property in an unacceptable condition. The client also agrees not to smoke in the property; the Owner reserves the right to charge for additional cleaning costs if evidence of smoking is found. Any breakages or damage to the property by the Client will be paid for by the Client. 9. The Client agrees not to act in any way which would cause disturbance to those resident in neighbouring properties. 10. The Client shall report to the Owner without delay any defects in the property or the breakdown of the equipment, plant, machinery or appliances in the property, garden and arrangements for repair and/or replacement will be made as soon as possible. 11. The Owner shall not be liable to the Client: For any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment, plant, machinery or appliance in the property or garden. For any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owner. For any loss, damage of inconvenience caused to or suffered by the Client if the property shall be destroyed or substantially damaged before the start of the rental period and in any such event, the Owner shall, within seven days of notification to the Client, refund to the Client all sums previously paid in respect of the rental period. 12. Under no circumstances shall the Owner s liability to the Client exceed the amount paid to the Owner for the rental period.
This contract shall be governed by English law in every particular including formation and interpretation and shall be deemed to have been made in England. Any proceedings arising out of, or in connection with, this contract may be brought in a court of competent jurisdiction in England. Please note that these booking conditions will be included on our confirmation invoice/statement. Terms and conditions We are not on mains drainage which just means you cannot flush anything but toilet tissue and human waste down the WC. There is no smoking allowed in the house. Please use the cigarette ash-can provided in the garden. We ask for a 155 security deposit which is fully refundable if there is no damage. Sundays are still a day of rest in France & most supermarkets are closed. Bikes are available at your own risk We have two cats. They will invade your space at the first opportunity. Please do not encourage them into the gîte as following guests may have allergy issues. The garden is not secure and is therefore not suitable as a play area for small children.
