4Q 216 Miami-Dade County Office Market Report Overview Miami-Dade County s Vacancy Decreases to 9.4% Net Positive 35,187 SF in the Quarter The Miami-Dade County Office market ended the fourth quarter 216 with a vacancy rate of 9.4%. The vacancy rate was down over the previous quarter, with net absorption totaling positive 35,187 square feet in the fourth quarter. Vacant sublease space decreased in the quarter, ending the quarter at 19,819 square feet. Rental rates ended the fourth quarter at $33.44, an increase over the previous quarter. A total of one building delivered to the market in the quarter totaling 44, square feet, with 1,768,911 square feet still under construction at the end of the quarter. Net absorption for the overall Miami-Dade County office market was positive 35,187 square feet in the fourth quarter 216. That compares to positive 349,95 square feet in the third quarter 216, positive 342,648 square feet in the second quarter 216, and negative (15,197) square feet in the first quarter 216. 4Q 216 Miami-Dade County Office Market Report Overview The overall vacancy rate in Miami-Dade County s central business district at the end of the fourth quarter 216 decreased to 15.5%. The vacancy rate was 15.8% at the end of the third quarter 216, 16.% at the end of the second quarter 216, and 15.8% at the end of the first quarter 216. The vacancy rate in the suburban markets decreased to 7.9% in the fourth quarter 216. The vacancy rate was 8.2% at the end of the third quarter 216, 8.5% at the end of the second quarter 216, and 8.8% at the end of the first quarter 216. This represented a 2.% increase in quoted rental rates from the end of the third quarter 216, when rents were reported at $32.8 per square foot.
