SHAPING WOOD WHARF CANARY WHARF S NEW PHASE Newsletter 01 March 2015 In December 2014, Tower Hamlets Council granted planning permission for the redevelopment of the Wood Wharf site to create a vibrant and sustainable new urban quarter that will complement Canary Wharf and create a new place to live, work and enjoy, for the local community, workers, visitors and new residents. As a local resident we are sending you this newsletter to keep you up-to-date with the progress of the project and activities on site.
Project Update The scheme will be delivered in a number of phases, each of which will require Reserved Matters applications to be submitted to the Council for approval. The Reserved Matters applications provide more detailed information on the design of the buildings and public realm as it comes forward, in line with the parameters set by the outline planning permission. The detailed plans for the site are now being prepared and a series of Reserved Matters applications have been submitted to the Council, with further applications due to be submitted over the coming months. Together, these applications will form the first phase of development. This newsletter provides an overview of the development and the detailed proposals for the site that will be forthcoming over the first quarter of 2015. Current and forthcoming Reserved Matters applications for the first quarter of 2015 Reserved Matters 01 (RM01) RM01 seeks detailed permission for the landmark 57 storey cylindrical residential building, which will deliver 468 apartments ranging from studios to large three bedroom units, in a prominent waterfront location on the edge of South Dock. RM01 also seeks detailed permission for two new office buildings, retail and leisure uses and ancillary space, comprising infrastructure, streets, landscaping, public realm and open spaces. Architects: Herzog & de Meuron (A1); Allies and Morrison Architects (B3 & D1); Reserved Matters 02 (RM02) RM02 seeks detailed permission for part of the eastern area of the site and will deliver 169 affordable homes, as well as a new community sports facility, with retail, leisure and community uses. A large public park and children s playground form part of this application, as well as ancillary space, infrastructure and new streets. Reserved Matters 03 (RM03) RM03 seeks detailed permission for a 37 storey building and a 53 storey building on the southern part of the site. The proposals will deliver 757 residential units, with retail and leisure uses. Permission is also sought for ancillary space, comprising infrastructure, new streets, landscaping, parking and a new public park. Reserved Matters 04 (RM04) RM04 seeks detailed permission for the shared below ground car park and infrastructure across the site,including a small element of retail floorspace, almost 800 car parking spaces and more than 5,500 cycle spaces. Reserved Matters 05 (RM05) RM05 seeks detailed permission for two connected residential blocks, which will deliver 517 residential units. Construction Update 2015 sees the start of construction work on the site. In February we will see the commencement of the enabling works which will consist of a cofferdam to reclaim part of the dock, utility diversions and in May, the demolition of some of the obsolete buildings. This will be followed by basement excavations and foundation piling for the new buildings later in the year. The construction programme for the first building phase is anticipated to take up to four years and will deliver over eight hundred homes and two new office buildings, together with retail and associated public realm. Sustainability and energy reduction are at the heart of the design of the new buildings. The development will be served by energy centres which will support a district heating system for the whole development. Efficient central boilers and Combined Heat & Power units will provide heating and hot water to all the residential buildings, shops, restaurants and offices. Work has already commenced on the dismantling of the temporary park. The soil and turf are being recycled and the trees have been relocated for future use within the development. The park benches, umbrellas, street lights, toilet units and other park hardware have been put into storage for future use. The overall scheme will be built out over a number of phases and whilst it is only indicative, the construction programme intends for construction to be continuous through all phases of development. As part of our close working relationship with the Environmental Health team at Tower Hamlets Council, we are setting up noise, dust and vibration monitoring stations to ensure all works are carried out within the limits set by the Council. As with all Canary Wharf Contractors projects, the project is in the process of registering with the Considerate Constructors Scheme which sets standards for contractors. This is the national initiative set up by the construction industry to encourage best practice beyond statutory requirements.
