The company employs some 30 portfolio managers and staff. In keeping with the desire to be a leading participant within the industry and aligning itself with the core values of professionalism and integrity, PGPMS is an active member of the National Association of Managing Agents (NAMA). The company is also registered with the Institute of Estate Agents of South Africa (IEASA), the South African Property Owners Association (SAPOA) and the South African Council of Shopping Centres
MEET PAM GOLDING PROPERTY MANAGEMENT SERVICES CONT. (SACSC), and, as required it is registered with the Estate Agency Affairs Board and also a registered Debt Collector with the Council for Debt Collectors. The role of a Managing Agent (MA) can include a comprehensive managerial service which covers both the financial and operational functions of an estate, or it can only be one of the two, often the financial function. The exact nature of services of the MA will be determined by agreement between the parties and in this instance PGPMS were appointed by WGHOA to attend to the following tasks: Assisting the Executive Committee (Excom) in all accounting issues, drafting budgets for approval, ensure monthly accounting to be done and debt collection. Communications between owners and Excom, where applicable. Secretarial services such as arranging and attending the Annual General Meeting. It is important to understand that the MA is an intermediary and in most cases does not have the power to rectify issues they can only manage the processes and communication which could arise between the owners and Excom. Some of the advantages in appointing a MA can be listed as follows: Debt collection. The cash flow of the HOA is mostly determined by the collection of the levies and any ancillary charges. By being independent the Managing Agent can act without fear or favour against owners who do not pay on the due date and therefore ensure that outstanding debtors are limited to the bare minimum. By being experts in their trade, a MA has all the right tools to ensure for good accounting practices and advice on how to manage the financials of the HOA. PGPMS is proud to add WGHOA to its portfolio of niche managed HOA s. With WGHOA being a large estate, credit control is the number one priority to PGPMS and outstanding debtors will therefore be actively pursued. Although PGPMS are formally appointed by Excom, they endeavour to objectively look after the interests of all owners individually. Vacancy: Estate Manager Applications for the position of Welgevonden Estate Manager have closed on 18 April 2016. Excom is currently evaluating the applications, this includes interviews with shortlisted candidates in order to make an appointment.
Parking Control Measures Welgevonden s parking control measures have been implemented on 1 March 2016. As with all new routines, it is important to also monitor the effect and impact of these new measures and make adjustments, if and where necessary. Excom will soon be reviewing the effect and functionality of the parking control measures. Focus on the estate s Constitution and Rules In this regular section in which we highlight clauses in the estate s Constitution and Rules, we focus in this issue on recourse measures available to members. From the Rules: 26. Appeal Lodged with Excom 26.1. A member who is aggrieved by any condition, instruction or action by Excom or the Managing Agent under these Rules, may in writing lodge an appeal with Excom: Provided that if the grievance concerns an instruction to desist from certain conduct, such referral shall not absolve the person concerned from complying with the instruction. 26.2. The appeal must give a full explanation of the circumstances of the matter and clearly indicate the relief sought. 26.3. Excom, or a Subcommittee of its members designated by it and consisting of at least two (2) members, must without undue delay convene a meeting to consider the appeal. 26.4. A written notice must be sent to the member and, where applicable, the other person concerned, at least seven (7) days before the meeting is held informing her or him or them of the meeting and inviting her or him or them to attend: Provided that if the member and, where applicable, the other person concerned, fails to attend the meeting, Excom or the Subcommittee, as the case may be, may proceed with the meeting and dispose of the appeal. 26.5. At the meeting the member and, where applicable, the other person concerned, may present her or his or their case, but except in so far as may be permitted by the chairperson, she or he or they may not participate in the affairs of, or voting at, the meeting.
Focus on the estate s Constitution and Rules cont. 26.6. After the member and, where applicable, the other person concerned, presented her or his or their case, Excom or the Subcommittee, as the case may be, may with a minimum of two (2) Excom or Subcommittee members, as the case may be, present and voting, resolve to 26.6.1. confirm, vary or revoke the condition or instruction; and/or 26.6.2. confirm, reduce or revoke the fine. From the Constitution: 48. Special General Meetings 48.1 All general meetings other than the annual general meetings referred to in clause are called special general meetings. 48.2 Excom may convene a special general meeting whenever it thinks fit and must convene such a meeting upon the written request of not fewer than twenty (20) members, directed to the chairperson of Excom.
Kitsprofiel Monique van Biljon Monique van Biljon, is reeds vir bykans drie jaar verantwoordelik vir die administrasie van die Welgevonden Huiseienaarsvereniging. Met haar kantoor by Welgevonden se R44-ingang, het menige Welgevondeneienaar en -inwoner al by haar om hulp, advies en afhandel van administratiewe aangeleenthede aangeklop... en met haar ingesteldheid op dienslewering, net goeie diens ontvang! Sy geniet - Ek geniet dit om in Welgevonden te werk, sê Monique. Elke dag is anders en bring iets nuuts. Ek ontmoet daagliks nuwe mense en dit is ʼn voorreg om ʼn bydrae te lewer om dinge vir Welgevonden-inwoners makliker en beter te maak. Nie alle mense het die voorreg om in so ʼn mooi omgewing te werk nie. Haar waardes - Vir Monique is eerlikheid, respek, omgee, ʼn goeie voorbeeld stel en ʼn eerbare geestelike inbors van groot belang. Sy glo dat ʼn mens se daaglikse ingesteldheid nie maar net bydra om ʼn verskil in die oomblik te maak nie, maar dat dit bepaal hoe jou lewe verloop en waar jy uiteindelik sal uitkom. Wat sy graag anders sou wou hê - Dat Welgevonden-eienaars en -inwoners wat dit nog nie doen nie ook, soos baie ander, na mekaar sal uitreik, dat mense tyd sal maak om landgoedkorrespondensie te lees (en te absorbeer!) en dat inwoners sal verstaan waarom dit nodig is om die reëls te gehoorsaam om ʼn landgoed so groot soos Welgevonden, tot voordel van almal te bestuur. Sy wens ook dat daar ʼn manier was om aan eienaars en inwoners te illustreer hoeveel tyd en energie die lede van die uitvoerende komitee bestee om die landgoedsake te hanteer. Waarsonder sal sy nie nie haar werk kan doen nie? - Volgens Monique geduld!
Die winter is amper op ons en niemand is lus om die heeltyd siek te wees nie, sê Dr. Jeanie Hugo wat n medies praktyk te Stone Square het. Hier is n paar wenke wat kan help om jou gesond daardeur te kry. Wees gereed vir die winter As n voorkomende maatreël help dit om gereeld jou hande te was, veral nadat jy by openbare plekke was. Jou hande is die sekerste manier om kieme te versprei! Dra n alkohol-reiniger by jou om jou hande skoon te maak vir wanneer daar nie water en seep beskikbaar is nie. Oefening help definitief om n sterk immuniteit op te bou wat jou minder vatbaar vir wintersiektes maak. Virusse is nie juis meer volop omdat dit kouer is nie, maar jy is meer vatbaar daarvoor in die koue. Eet natuurlik gesonde voedsel en neem genoeg vitamien A en C in. Die middel Echinacea is ook bewys as n baie goeie immuunversterker. Vitamien C word in groot hoeveelhede in koejawels, swartbessies, soetrissies, broccoli, aarbeie, kiwivrugte en sitrusvrugte gevind. Hou oppervlaktes skoon, veral by die werk. Hou in gedagte dat enigiets waaraan jy vat (byvoorbeeld deurhandvatsels) n potensiële bron van virusse en bakterieë kan wees. Oorweeg om n griepinenting te kry. Dit word definitief aanbeveel vir kinders ouer as 6 maande, diegene bo 65, swanger vroue en enigeen met n chroniese siekte.
Wees gereed vir die winter vervolg... Onthou ook dat rook, spanning en n gebrek aan slaap jou immuniteit verswak. As die ellende jou wel beetgepak het, is dit beter om by die huis te bly. Moenie die held probeer wees en werk toe gaan om net al jou kollegas aan te steek nie! Hoes en nies eerder in jou (gebuigde!) elmboog as jou hand. Druppelverspreiding word so beperk. Kry raad by jou apteker of dokter oor wat om te gebruik, maar moenie op dag een by jou dokter op antibiotika aandring nie. Virusse word nie met antibiotika behandel nie en n sekondêre bakteriële infeksie neem gewoonlik n paar dae om te ontwikkel. Daar is ook n wêreldwye probleem wat antibiotika-weerstandigheid betref. Ons almal moet antibiotika dus met groot omsigtigheid hanteer. Maak seker jy rus baie en neem genoeg vloeistof in. Indien jy fisiese oefening doen met n virusinfeksie kan jy moontlik hartspierskade opdoen. n Algemene reël is dat jy met n kopverkoue steeds kan oefen, maar nie met enige simptome onder die nek nie (byvoorbeeld lyfseer, hoes,- borskaspyn en kortasemheid). En as jy nog steeds nie die hoes en proes van die winter kan vryspring nie, is n vakansie in die Noordelike Halfrond dalk jou beste opsie, sê die goeie dokter!
Stian Bam, bekroonde Suid-Afrikaanse akteur, woon in Welgevonden. Hy gesels met Naomi Meyer, ook n Welgevonden-inwoner. Die modder en bloed van Welgevonden Stian, hoe het jy in Welgevonden beland? Ek het my vrou hier kom kry, my twee kinders is hier gemaak en gebore en ek het van my beste vriende hier ontmoet. Truda bly al langer hier, maar ek het in 2009 by haar aangesluit. Wat is vir jou lekker van Welgevonden? Ek vind dit lekker om te weet ons vriende is naby aan ons, en dat ek vir Truda en die kinders met gemoedsrus kan agterlaat hier as ek elders moet gaan werk. Dat hulle veiliger hier is as in die dorp. My laaitie kan speel in die parkie en saam met sy maats op hul fietse in die straat ry en hy en Liezel (die nanny) kan winkel toe loop en die ganse brood voer by die dam. En ek kan soms saam met David gaan visvang by die dam. Dit is nogal n groot genotlike plesiertjie. Ek voel tuis hier tussen die karpe en die handjievol bass. Enigiets wat nie lekker is nie? Ek dink almal is deeglik bewus van die Facebook-blad. Helaas sal jy wel genoegsame modder en bloed daar te vinde kry! Van modder en bloed gepraat, vertel asseblief van die film Modder en Bloed, waarin jy een van die hoofrolle vertolk? Modder en Bloed is n baie universele verhaal. Sean gebruik die Anglo-Boereoorlog en rugby as gegewens om die storie te vertel van n man wat homself in n ongewone situasie bevind en hoe hy dan n groep ongewone helde kry om saam te staan vir n gemene doel. Ek dink die film word n metafoor vir ons as n volk. Die filmtransformasie was maklik om te maak want hulle het vir ons in Worcester hierdie wonderlike wêreld geskep waarin ons onsself kon verloor. Produksiegewys is dit een van die mooiste films tot op datum.
Onlangs was jy in Cloetesville se Brueghel-teater in Die gangsters. Hoe was dit anderkant die elektriese heining? Die Breugel-teater is n gemeenskapsteater en is al jare deel van Cloetesville. Dis begin deur dr. Ben de Haeck wat dié jaar vereer is vir sy bydrae tot teater met die toneelstuk Die gangsters. Ek dink nie die teater is so bedrywig op die oomblik nie, want hulle het finansiële bystand nodig. Maar dis n wonderlike spasie waarby mense betrokke kan raak. Die Woordfees gebruik dit elke jaar as venue en dit is letterlik n klipgooi van ons af. Dit sit aan die onderkant van Cloetesville in Northend Street. Dit is n klein teater, so die toneel wat vertoon word is klein en intiem. Maar ongeag van hoe ver of naby die teaters is, bly dit noodsaaklik dat ons teater en plaaslike films ondersteun. Sonder ondersteuning sal dit n stadige dood sterf. Die modder en bloed van Welgevonden vervolg... Stian het pas in Nederland by die Afrikaanse Kultuurfees Amsterdam. opgetree.
