He is truly a class act! His work ethic and willingness to succeed make him an excellent choice as a realtor. He has traditional, country work ethics where a handshake and your word really do mean something and instead of making a quick buck, he is interested in building a stellar company, which is what he is doing now. We will continue to sing his praises. He is not just a business man; he is a friend, willing to work for you! Bridget W. Anchorage, AK
{SELLERSNAME} About Me My background I am originally from the east coast. I ve lived in many different states from NY to FL but the majority of my time was spent growing up in VA. I studied video production and pursued that for many years, including some time spent in Los Angeles. I ve been investing in real estate since college but it wasn t until I truly identified what I want out of life that I decided to give up TV and pursue real estate head-on. It was a great decision and I ve never looked back. Hobbies I love the outdoors and am into hiking, camping, skiing, rock-climbing, fishing, hunting, kayaking, golf, tennis, mountain biking and anything adventurous. These were some of the reasons I decided to move to Montana and after several years of living here, I still am awestruck by some of the things I get to do in my own backyard. My greatest accomplishment I can t fully take the credit for this but my wife and I wanted to create the greatest wedding of all time, while on a budget, and together we pulled it off. We created a carnival themed wedding complete with a Ferris Wheel, rides, games, popcorn and gorgeous props and decorations. Not only that, but that day I also managed to marry a beautiful and amazing woman. My life goals I want to make a difference. I want to travel, set up charitable organizations, help others and do things that some people can only dream about. I have no desire to live selfishly because I believe true joy comes from the ability to benefit others. I am a Big for Big Brothers Big Sisters and it is one of the most rewarding experiences I ve ever had.. I want to build successful businesses, not so I can be frivolous, but so I can be free to make an impact.
{SELLERSNAME} Why Choose Me I am different from other real estate agents What separates me from other agents is that I don t make my living solely from commissions. An agent is supposed to act in your best interest but when their paycheck depends on your closing date, their intentions may not be entirely objective. I own several rental properties and a property management company which gives me the ability to create a living completely from my real estate knowledge, but not necessarily from sales tactics. I am objective and fair because I know that I have a much wider range of services to offer and that you don t have to choose a one-size-fits-all approach to real estate in order for us to work together. I am a buyer I am an active real estate buyer so I know first-hand what buyers look for. Whether you are buying or selling, allow me to use my experience to help you achieve your goals. I offer many more strategies than most realtors I have an excellent support system for buying and selling homes the traditional way but did you know there are literally hundreds of ways to buy and sell real estate? I have an investment company that buys properties utilizing many different methods and can advise you on ways that might be more advantageous for you to sell. I have backup plans My goal is to sell your house swiftly and efficiently the first time but, in case the worst should happen, I ve got other strategies. Most other realtors would just re-list the property, utilizing the same unsuccessful method, however, should you choose to visit other ideas, I will create a customized plan to help you achieve your goals at any point during the process. "It has truly been a pleasure working with Ryan. We had used several traditional realtors to try to sell our property, but to no avail; in fact, they weren't even showing our home. After contacting Ryan, he gave us some non-traditional ideas on how to sell and market our home and within a very short time we had several interested parties. Now we have income coming in on a regular basis and we are able to put more money in our pocket than if a realtor had brought us a full-price offer! Joe M. Lynchburg, VA

Price Right Attract Buyers Pricing your property competitively will generate the most activity from agents and buyers. Pricing your property too high may make it necessary to drop the price below market value to compete with new, well-priced listings.
Pricing Misconceptions It is very important to price your property at competitive market value when we finalize the listing agreement. WHAT YOU PAID WHAT YOU NEED WHAT YOU WANT WHAT YOUR NEIGHBOR SAYS WHAT ANOTHER AGENT SAYS COST TO REBUILD TODAY Buyers and Sellers Determine Value The value of your property is determined by what a buyer is willing to pay and a seller is willing to accept in today s market. Buyers make their pricing decision based on comparing your property to other properties SOLD in your area. Historically, your first offer is usually your best.
Price Competitively The First 30 Days are Critical The right price is important. A property generates the most interest when it first hits the market. The number of showings is greatest during this time if it is priced at a realistic market value. Starting too high and dropping the price later misses the excitement and fails to generate strong activity. Many homes that start high end up selling below market value.
Preparing Your Home for Sale Did you know well-placed furniture can open up rooms and make them seem larger than they are? Or that opening drapes and blinds and turning on all lights make a room seem bright and cheery? It's a fact: acquiring the highest market value and elevating your home above others in the same price range often comes down to first impressions. Here are some inexpensive ways to maximize your home's appeal: Exterior Keep the grass freshly cut. Remove all yard clutter. Apply fresh paint to wooden fences. Paint the front door. Weed and apply fresh mulch to garden beds. Clean windows inside and out. Wash or paint home s exterior. Tighten and clean all door handles. Ensure gutters and downspouts are firmly attached. Interior Remove excessive wall hangings, furniture and knickknacks (consider a temporary self-storage unit). Clean or paint walls and ceilings. Shampoo carpets. Clean and organize cabinets and closets. Repair all plumbing leaks, including faucets and drain traps. Clean all light fixtures. For Showings Turn on all the lights. Open drapes in the daytime. Keep pets secured outdoors. Play quiet background music. Light the fireplace (if seasonally appropriate). Infuse home with a comforting scent like apple spice or vanilla. Vacate the property while it is being shown.
Closing 101 The closing process finalizes the sale of your home and makes everything official. Also known as settlement, the closing is when you get paid and the buyer receives the deed to your home. Here are a few things to bring to the closing: House keys Garage door opener(s) A picture ID What can you expect? The closing agent will look over the purchase contract and identify what payments are owed and by whom; prepare documents for the closing; conduct the closing; make sure taxes, title searches, real estate commissions and other closing costs are paid; ensure that the buyer's title is recorded; and ensure that you receive any monies due to you. What are your costs? Sellers commonly pay the following at closing: Mortgage balance and prepayment penalties, if applicable Other claims against your property, such as unpaid property taxes Unpaid special assessments on your property Document stamps (or taxes) on the deed Real estate commission Legal fee or title insurance premium After the closing, make sure you keep the following for tax purposes: Copies of all closing documents All home improvement receipts on the home you sold
