Situation and Amenities Burrington House is the pre-eminent village house, set back from the village lane behind high stone walls, affording privacy and seclusion. The property stands near the Holy Trinity church with Glebe land surrounding the majority of the gardens. The village also has a Church of England primary school. Burrington is a peaceful and unspoiled village within the much sought after Wrington Vale and the beautiful Mendip Hills Area of Outstanding Natural Beauty. M Communications are good with the M5 motorway (Junction 21) only about 9 miles, linking to the wider national motorway network. Bristol Airport is 5 miles to the north and Burrington is not under any regular flight paths. Bristol Temple Meads provides regular mainline rail links to London, the Southeast and the Midlands. E Schooling is also very highly regarded with Sidcot School (4.2 miles), Wells Cathedral School (11 miles), Downside School (17 miles), Clifton College (13.4 miles) and Millfield School (19 miles) all within easy reach. Local amenities include fishing at Blagdon and Chew Valley Lakes, shooting, sailing, walking and bridle paths throughout the Mendip Hills. S The regional hubs of Bristol (13 miles) and Bath (22 miles) provide comprehensive shopping, recreational, leisure and commercial opportunities. In Bristol, national retailers can be found at the Cribbs Causeway shopping centre and Cabot Circus; both offer a very wide range of retail and leisure facilities. The City of Bath is a UNESCO World Heritage Site, with world-famous Roman Baths and is regarded as a cultural hub in the southwest and with Bristol, provides first class shopping, cultural, educational and leisure facilities nearby. G Sporting facilities in the area include golf at Wells, Maesbury Castle, Castle Cary and other local courses and National Hunt racing is at Wincanton, Bath and Salisbury. The property lies within the Mendip Hunt country. The Mendip Hills area is highly regarded for its walking, caving, rock climbing and bridleways, affording excellent riding out opportunities. Shooting and fishing are also available locally.

Burrington House This fabulous Grade II Listed village house was a former rectory, originally constructed in 1778 with later additions and modifications. Constructed of rendered natural limestone, under a slate roof, the floors are generally flagstone lias in the cellars and timber floorboards throughout on the ground and first floor. The present owners have lived at Burrington House for about 25 years and have overseen a full and sympathetic restoration of the house, coach house and a significant enhancement of the gardens. Burrington House provides high quality accommodation and exudes all the charm and character of a period house of its age, with classic Georgian proportions and features such as marble fireplaces, shutters and sash windows. The accommodation is spread over two principal floors and is highly practical for modern day living. The sitting room and dining room are located along the western elevation, a perfect symmetrical façade, which faces out over a wide swathe of lawn, whilst the drawing room and conservatory face directly south. The kitchen and snug are located off the central staircase hall and look out over the pretty rear courtyard. The beautifully appointed library/study faces south across the entrance courtyard to the village. Upstairs, the bedrooms all lie off the central landing. The large master bedroom has an en-suite dressing room with attached bathroom and also faces directly south, overlooking the walled middle garden. All four further bedrooms have en-suite bathrooms and two also have dressing rooms. Bedroom 5 has a secondary set of stairs down to the back hall and would be ideal for a nanny or carer requiring a degree of privacy. (Please see the floor plans for further information.) Coach House The Coach House is spread over two levels, with a secure double garage and further garage with workshop on the ground floor. There is also a gardeners WC. With separate pedestrian access from the village lane, the coach house flat provides an independent two bedroom apartment with a kitchen / living room and family bathroom.

Gardens, Grounds and Outbuildings Burrington House has exceptional gardens and grounds maintained to a very high standard. Set in a beautiful rural setting, the mature trees and borders provide an established setting for this fine house and now set up, are relatively easy to maintain with a small team on a once weekly basis. There are many notable trees, shrubs and plants including a Magnolia grandi-flora on the southern façade of the house which is thought to date back almost as far as the original part of the house. There is also a feather-leaf Beech in the wild garden. There are various terraces and alfresco eating places and walled gardens, as well as various strategically placed stone garden and log stores. The small paddock lies on the southern boundary. The outdoor swimming pool is located within a walled and sheltered south-facing garden which features two attractive Mediterranean Cypress trees, a Fig and many shrubs. The pool is heated by a heat exchanger fed from the heating plant of the main house which also supplies the radiators of the heated pool house/conservatory.
