Outline Specification From design to completion we have used the best traditional building methods and robust, quality materials with up to date technology to create the perfect place to live. This outline specification will give you an overview of the construction materials, general services and internal finishes. A more detailed breakdown can be provided on request. External Structure Each block is constructed from a structural steel frame, concrete floors and reinforced concrete stairs. External Walls The external walls are block rendered with facing brick and metal cladding. The inner external walls are constructed from timber infill panels with thermal insulation. Internally, the external walls are lined with composite thermally insulated plasterboard finished with emulsion paint. Roof The flat roofs are constructed from concrete with rigid insulation board with a single ply membrane. Thermal insulation is installed and soffits are lined with plasterboard. Gutters and downpipes are in colour coated aluminium. Floors All levels are formed from concrete slabs. The floor-to-floor height is 3300mm and the nominal floor to ceiling height is 2600mm. Structural floors are insulated and screeded for under floor heating throughout the apartments. There will be a choice of floor finishes throughout. Staircases within common areas comprise of precast concrete flights and landings. Energy Efficiency With a high level of thermal insulation, the predicted energy performance assessment indicates that an EPC Band B (85-87) rating will be achieved, which provides an excellent level of energy efficiency with low running costs and low levels of Carbon Dioxide. Internal Walls Party walls are in dense concrete blockwork with render finish for sound insulation. Each face is lined with plasterboard and finished with emulsion paint. Internal partitions are in metal stud framing with acoustic insulation within the plasterboard. Windows Windows are high performance composite constructions with a powder coated textured finish to aluminium external face and factory painted to inside timber face. All windows are double glazed panels. Opening windows are top hung and are fully reversible. They have locking handles and trickle vents. Sliding doors provide access to balconies and terraces and are triple glazed. All windows / sliding doors are fitted with safety glass where required. Doors The building entrances are fitted with heavy-duty solid core fire doors. Apartment / internal doors are solid core designer doorsets with stainless steel ironmongery. The underground car park has a motorised door operated by a remote control fob. All apartments are allocated a locked storage cupboard within the garage. External Landscaping Apartments with private gardens will be landscaped with key features such as gabion baskets, mature trees and shrubs in addition to grassed and slabbed areas. The communal landscaped areas will be paved, grassed and also be planted with a selection of trees and shrubs. There will be wallmounted lights at the entrance doors and low-level lighting to paths with dawn to dusk sensors. Internal Fittings Bath and Shower Rooms Bathrooms are furnished with a range of top quality sanitary ware with chrome mixer taps, pop-up wastes and concealed cisterns. Shower rooms have large attractive walk-in showers, fixed glass screens and thermostatic mixer valves. Bath and shower wall areas are lined with large format wall tiles. Washbasins and WCs are wall mounted on a bespoke bulkhead faced with tiles and there are heated towel rails. There are design features throughout to make them all individual and unique. Sinks include single mixer lever taps and a hydro tap. Fittings are finished with high-end splash backs, worktops and lighting to enhance all of these elements. Bedrooms All bedrooms have a built in wardrobe with the master bedrooms having a luxurious walk-in dressing room. These are all fitted out with a combination of hanging rails, shelves and drawer units where appropriate. All bedrooms have their own en suite facilities. Incoming Services Electricity Mains electricity is supplied to the individual meters housed in the plant room and distribution boards are located within the apartment service cupboards. Water Individual mains supply into each apartment. Telecoms An incoming duct is provided with draw wires to allow the purchaser s service provider to provide a service connection. Internal Services Underfloor Heating Each apartment has underfloor heating with low pressure hot water pipe valves served by Air Source heat pumps. A heated towel rail is provided in each bath/shower room. Hot Water Hot water is supplied to each apartment via the hot water cylinder located in each apartment. TV and Radio Systems Apartments are connected to an Integrated Reception System, which delivers Satellite and Digital Terrestrial TV and DAB Digital and FM radio. Quad outlets are provided in the lounge and the master bedroom. Telephone A BT Openreach service cable connects to the Master BT outlet in the services cupboard with slave outlets in various rooms within the apartments. The purchaser s telecom provider will be responsible for the service connection to activate the system. Lighting Installation Apartments will have recessed ceiling downlights and feature lights throughout. Bedrooms have 3-way switching, with switches at the door and beside each bed. Smoke Detection Apartments are fitted with mains-operated battery back-up smoke alarms and heat detectors to comply with current Fire Safety Legislation. Intruder Alarm All apartments are fitted with an intruder alarm system with PIR movement sensors, front entrance door contacts and a touch keypad in the entrance hallway. Access Control Apartments have a video entry phone, with the main call point at the principal Ground Floor entrance and the entry control handset and screen in each apartment hallway. Car Parking Safe and secure underground parking is accessed via the car park staircase. Access to the car park for vehicles and pedestrians is reserved for residents only and controlled via programmable key fobs. Each apartment has 2 allocated spaces. A private parking space for visitors is also anotated for each apartment. Energy Performance With a high level of thermal insulation, the predicted energy performance assessment indicates that an EPC Band B (85-87) rating will be achieved, which provides an excellent level of energy efficiency with low running costs and low levels of Carbon Dioxide.
