DRAFT MUNICIPAL QUITCLAIM DEED The INHABITANTS OF THE TOWN OF WARREN, a body corporate and politic, located at Warren, Knox County, Maine, for consideration paid, Release to, whose mailing address is, all right, title and interest of the Inhabitants of the Town of Warren, in and to the following described lot or parcel of land, situated in Warren, County of Knox and State of Maine, more particularly bounded and described in a deed recorded in Book 4028 Page 333 dated October 9, 2008 as follows, to wit: A certain lot or parcel of land, together with the buildings and improvements thereon, situated in the Town of Warren, County of Knox and State of Maine, and being more particularly bounded and described as follows: Beginning at an iron pipe set in the ground on the Westerly line of land of George E. Gray, said iron pipe being at the Southeasterly corner of the land herein conveyed thence North 85 15 West, two hundred two and three tenths (202.3) feet to an iron pip at the Northeasterly corner of the Warren Academy Lot; thence North 77 30 West, one hundred ninety-five (195) feet; thence North 57 2 East five hundred eighty-eight feet to Route 90 right of way; thence East 300 feet to Route 90 granite highway marker; thence South 638 feet from the point of beginning. Meaning and intending to convey the same premises as described in Quitclaim Deed without Covenant of Maine School Administrative District No. 40 to The Inhabitants of the Town of Warren, dated October 9, 2008, recorded in Book 4028, Page 333 of the Knox County Registry of Deeds. Also hereby Releasing the same premises described above by way of the following description, which is believed to be more accurate and based in part on a certain survey recorded in Plan Drawer 7 Page 79 entitled Plan Showing Land of the Town of Warren, dated September 21, 1962 and prepared by surveyor Richard E. Thomas:
Beginning at an iron pipe set in the ground on the Westerly line of land of George E. Gray, said iron pipe being at the Southeasterly corner of the land herein conveyed; thence North 85 15 West, two hundred two and three tenths (202.3) feet to an iron pipe at the Northeasterly corner of the Warren Academy Lot; thence North 77 30 West, one hundred ninety-five (195 feet+/-); thence North 8 30 East five hundred eighty-eight feet (580 feet+/-) to Route 90 right of way; thence Easterly Four Hundred feet (400 feet+/-) along Route 90 to a granite highway marker; thence South 8 30 West Six Hundred Thirty Eight Feet (638+/- feet) to the point of beginning. Distances are scaled from the survey. Excepting and Reserving hereby a two rod wide right of way for ingress and egress and utility service for the public by foot or vehicle, together with the right to maintain, repair or replace said right of way, presently existing and known as School Street. Said two rod right of way shall run from the intersection of the Route 90 travelled surface to the northerly terminus of a 16 foot wide easement reserved by the Inhabitants of the Town of Warren in a deed from the Inhabitants of the Town of Warren to Warren Baptist Church, dated December 30, 2009, recorded in Book 4213, Page 22 of the Knox County Registry of Deeds. The center line of said right of way shall be the center line of the existing improved and travelled surface of School Street as it is presently laid out; provided however, that the westerly bound of the School Street right of way where it meets the terminus of said 16 foot wide reserved easement shall be coincident with the westerly bound of the premises herein conveyed. Also hereby Excepting and Reserving a twenty foot wide right of way for ingress and egress from the westerly side of School Street to the existing gated driveway entrance at the southeast corner of the Cemetery property, now or formerly identified as 51 School Street, and as depicted on Tax Map U-2 Lot 040- CEM of the Warren Tax Maps; and, hereby Excepting and Reserving a twenty foot wide easement for ingress and egress from School Street to the existing driveway entrance to said Cemetery property located at the northeast corner of said Cemetery property. Further excepting and reserving hereby any and all interest conveyed by Quitclaim Deed without Covenant from the Inhabitants of the Town of Warren to Warren Baptist Church, dated December 30, 2009, recorded in Book 4213, Page 22 of the Knox County Registry of Deeds. Further excepting and reserving, hereby an easement for Pump Station No. 3 and forcemain from S.A.D. 40 to the Warren Sanitary District as described in a deed dated April 15, 1997 and recorded in Knox County Registry of Deeds Book 2127 page 032.
The said Inhabitants of the Town of Warren have caused this instrument to be signed and sealed in its corporate name by Elaine Clark, Town Manager, duly authorized, this day of, 2014.
