PROJECT OVERVIEW As the largest shopping center in New England, Northshore Mall is anchored by Nordstrom, Macy*s, Macy*s Furniture & Men's, JC Penney and Sears. With an expansion and renovation completed in 2009, Northshore Mall is home to over 125 retailers, restaurants and a Food Court. 3

STOREFRONT A ELEVATION Typical storefront height in this section of the mall is 13-6 A.F.F. Neutral pier consists of ¾ black reveal and the lease line is located 6 back from the bulkhead. Upper level Tenants to provide access panel in Tenant ceiling to allow access to mall HVAC. Lower level Tenants to provide gypsum wall board duct enclosure or ceiling for full length of duct to provide complete separation from Tenant space. 10

STOREFRONT B ELEVATION Lease Line Neutral Pier Typical storefront height is 12-1 A.F.F. in this section of mall. Lease line is located 4 back from the face of the neutral pier and bulkhead. Tenant to provide gypsum drywall duct enclosure if no ceiling is installed. Neutral pier consists of 12 painted drywall with 8 base tile. 11

STOREFRONT C ELEVATION Typical storefront height in this section is 12-1 A.F.F. allowing for a 2-0 projection from the face of the neutral pier which is 4 deep x 12 wide, painted drywall with 8 base tile. Tenant to provide gypsum drywall duct enclosure if no ceiling is installed. 12

STOREFRONT D ELEVATION Typical storefront height in this area is 12-1 A.F.F. and lease line is to begin 3 back from the edge of soffit. Neutral pier consists of 1-10 painted drywall with 8 base tile. Tenant to provide gypsum drywall duct enclosure if no ceiling is installed. 13

HVAC RETAIL TENANTS This is an enclosed split system and rooftop unit mall. The original mall is 1 level. The Nordstrom wing is 2 level. Engineer is required to accommodate conditions that may affect the performance of the HVAC system for their store. Equipment Downflow rooftop unit on full curb with electric or natural gas (gas for food court only, limited gas otherwise) heat for upper level Tenants. Maximum 5 ton, 65,000 BTUH Split systems with electric heat are to be used for lower level Tenants. Roof top units are to be located in designated structural bays. Modify existing roof structure to support equipment. Utilize Landlord provided route for refrigerant lines, power and control for split system exterior unit. Existing Landlord Duct Tenant to provide sheetrock enclosure around all Landlord supply and return ductwork within space. Condensate Drain Condensate to be piped from rooftop unit to interior sanitary drain connection if new equipment is installed. Outside/Relief Air Upper level: Economizer and barometric or fan powered relief through Tenant installed components. Lower level: Tenants will be required to connect to Landlord provided duct up to 0.3 cfm/sf. Return Plenum (Ducted return is for odor producing Tenants only and subject to Landlord approval). Smoke Exhaust/Relief None required. 16

HVAC RETAIL TENANTS CONT. This is an enclosed split system and rooftop unit mall. The original mall is 1 level. The Nordstrom wing is 2 level. Engineer is required to accommodate conditions that may affect the performance of the HVAC system for their store. Toilet Exhaust Upper level: By Tenant including fan, ductwork and roof cap. Lower level: Tenant supplied fan (150cfm max) with duct extension to Landlord duct. Tenant to provide for additional exhaust requirements. Odor, Thermal & Process Equipment Exhaust Size for application by Tenant. Temperature Controls Stand-alone digital electric/electronic control system by Tenant. Test & Balance Tenant shall employ a TAB, NEBB or AABC Certified Air Balance Contractor to perform final testing and balancing. See Criteria Sheet MEP-1 for further information. 17

PLUMBING RETAIL TENANTS Water Redistributed by Landlord via overhead mains. 1 minimum valved connection in original Mall and 1 ¼ in expansion at pressure available from public system minus system distribution losses. Tenant supplied meter w/remote reader for large water users only. Waste 4 wye connection off Landlord main. Designated connection point within or adjacent to space. Vent Connect to Landlord provided stub. Grease Waste No Landlord provisions. Natural gas: Limited availability. Tenant is a customer of the Utility. Original Mall has gas main on roof. This gas is for restaurant use only, not for retail. Expansion wing has meter manifold at central location. Meter and all piping by Tenant. Toilet Rooms As required by code. Drinking Fountain Per code and ADA requirements. Service Sink As required by code. See Criteria Sheet MEP-1 for further information. 18

FIRE PROTECTION RETAIL TENANTS Implementation Tenant shall directly employ the Landlord designated contractor to install and/or modify existing grid or utilize connection provided. Tenant Flow Switch Not permitted. Valve for Tenant Space Tenant to provide isolation valve on connection to sprinkler bulk main. See Criteria Sheet MEP-1 for further information. 19

FIRE PROTECTION RETAIL TENANTS Voltage Original Mall: 120/208V and 277/480V, 3ph, 4-wire Expansion: 277/480V, 3ph, 4-wire Landlord Equipment Expansion: Bussed gutter. 2 minimum empty conduit. Original Mall: Metering switchboards with disconnects or circuit breakers and meter sockets. 1 1/4 minimum conduit. Power Provided by local utility. Metering Expansion: Tenant to provide disconnect, fusing, meter and connect to Landlord gutter in expansion area. Original Mall: Reuse existing conduit, wire, meter and over current protection. Capacity TENANT MAXIMUM ALLOTMENT IS 20 WATTS PER SQUARE FOOT. Submit connected and demand electrical load data to support electric service size requested. Telephone 1 minimum conduit with pull wire to designated connection point in central locations Fire Alarm Existing Landlord system is a Simplex 4100U. Tenant to provide a Simplex 4009 panel within space to serve all initiating and notification devices required by Local Authorities. Panel to connect to Landlord system. Final connection by Landlord s designated vendor. See Criteria Sheet MEP-1 for further information. 20

Protect roof with Grease Guard containment system. Replacement Air From Tenant outside air and dedicated makeup air units. Temperature Controls Stand-alone digital electric/electronic control system by Tenant. Test & Balance Tenant shall employ a TAB, NEBB or AABC Certified Air Balance Contractor to perform final testing and balancing. See Criteria Sheet MEP-1 for further information. 23
