This document is available upon request from Knight Frank LLP. The document has been prepared based upon inspection of the Local Planning Authority s archives and analysis of the policies contained in the current Devon Structure Plan 2001 to 2016 and adopted Torbay Local Plan 1995-2011 and relevant Supplementary Planning Guidance. A summary of the report follows: Planning Note The property is sold subject to any Development Plan, Tree Preservation Orders and Town Planning Schedules which may be or may come into force. Each bungalow is assessed as Band B at a rate of 908.46 for the year 2004/ 2005. We have been informed the other properties on the site are not assessed for council tax or business rates. VAT Any guide prices quoted or discussed are exclusive of VAT. In the event that a sale of the property or any part of it, or any right attached to it, becomes chargeable for the purposes of VAT, such tax will be payable by the purchaser. Designations: The main Manor House is Grade II Listed and therefore the presumption is that this main building will be retained. The property lies in Lincombes Conservation Area. The majority of the grounds fall within the designated Urban Landscape Protection Area. There is a blanket Tree Preservation Order over the site. Planning History An examination of the planning history reveals that permission was granted in 1949 for use as a place of instruction for newly blinded people. Planning permissions for additional buildings and extensions are listed in the planning statement. Existing Use Manor House has been used as a RNIB centre for training for about 55 years. The existing lawful use is considered to be Class C2 (residential institutions) of the Town and Country Planning (Use Classes) Order 1987. Applications would be required by the LPA for any proposed change in land or building use. 1.0 Method of Sale Bids are invited for the freehold interest of the property as a whole on the following bases; 1.1 Option A: Unconditional Offer An unconditional bid for a fixed sum, to be made subject to contract (and survey if required) only for the freehold property.
