SDIL/MOD/1 26 th February, 2012 Dear Customers, This letter is being written to all of you to give the details on the modifications that are possible in the 2 BHK Flats (Apartments) that you have booked in our SOVEREIGN UNNATHI Project. This list is for the 2BHK single Flat customers only, for the customers who have opted for combining the two adjacent Flats into a single unit a separate modification list with rates is being made and will be send to them in next few days. The customers who have booked individual 2BHK Flats, had asked us for changes /modifications in their Flats and we had indicated to all of you that, we would be able to do the required changes on payment of extra charges for same. This letter is being written to you to give these possible changes and the extra prices associated with the same. Firstly, we require the confirmation regarding the type of the Flooring s to be fixed in the bedroom of your Flats. We want you to select the Flooring that you want in your Flat s Bedrooms. You can choose between Vitrified Tiles Flooring or MDF Wooden Flooring. If you choose Vitrified Tiles Option all the bedrooms in your Flat will be fixed with the vitrified tiles, else if you use MDF Wooden Option all the bedrooms of your Flat will be fixed with MDF Wooden Flooring. Please note - it is not possible to have a mix of Vitrified and Wooden in a single Flat; you can either go in for Fully Wooden or Fully Vitrified Option. We request our customers to list out their choice of Modifications within 7 days. After this we have to give all these points selected by you, to our Architect who along with our electrical Consultant and the Plumbing & Fire Fighting consultant will consolidate and make the revised execution drawings, as you already know that we have produced almost 50% of the blocks required for the Flats along with 100% of the balcony grills, rails, door frames is ready for all the entire project hence except for flooring, painting and fixing of the door shutter and outside works all these we plan to finish in next 5 to 6 months time for the entire Project. In case we do not receive any communication from our customers, we will assume that they do not require any modifications and we shall go ahead with the standard option as per our Specifications. Please also note that we will not be able to entertain any further requests for changes after this period of 7 days and we will also not allow any customer to come and do any works in the Flats till we finally hand over the same to the Apartment Owners Association. We will not allow any construction or changes in the Balconies of the Master Bedroom, in the other Bedroom and in the Utility Area including the fixing of the Grills or the Fixing of the Aluminum Windows since while doing the same yourself, you may damage the outer wall and the outside elevation may also get affected. It may not be possible to do the works by individual customers, without damaging the civil works, due to height at which the work is being done and the non-availability the outside H-Frame and the staging works apart from the non-availability of proper tools required to execute the works. If the modifications works are not executed correctly, it may lead to cracks, due to which there could be leakages in the neighboring Flats. Hence till the Flats are taken over by the Association, we will not allow any modifications once the Flat Owners Association takes over the Project, it is left to the rules passed by the Association in this regards.
