The beautiful harbour town of Lyme Regis lies approximately 2 miles away where there are a variety of pubs, restaurants and shopping facilities. Further afield is the market town of Axminster where there is a more extensive range of shopping and leisure facilities, including the famous River Cottage Café. The Regency town of Sidmouth has a Waitrose supermarket and nearby Seaton has a large Tesco. E There are a good selection of schools in the area, including Colyton Grammar School at Colyford (4.5 miles) and the Woodroffe School at Uplyme. There is also an excellent range of schools further afield including Exeter School in Exeter and Blundells in Tiverton. W The magnificent Jurassic Coast, a World Heritage Site which runs from Exmouth in the west and Swanage to the East, lies only half a mile to the south of the property. The South West Coastal Path runs right by Rousdon which offers miles of fantastic walks and breath-taking scenery from Minehead, Somerset to Poole Harbour, Dorset.
The Rousdon Estate This 350 acre estate dates back to the 1870 s, when Sir Henry Peek commissioned a Tudor-style mansion (which is now Grade II* listed) to be built on the land. The estate later became a school and more recently was sold and sympathetically developed for residential use. The estate enjoys an active and social community with summer barbeques and Christmas carol services. Description Peek House forms a substantial part of the Grade II* listed former mansion house. The spacious accommodation is spread over four floors and the property has been completely restored by the current owners to the highest of standards with beautiful, sympathetic decoration which is tastefully intertwined with the property s period features. The ground floor accommodation comprises a grand entrance hall leading to an inner hall, off which all the reception rooms lead. To the left is the kitchen/breakfast room with a large breakfast island, a Falcon range cooker and a butler sinks. The kitchen features a serving hatch through to the more formal dining room, which can be found further along the inner hall. On the right of the hall is the drawing room which features beautiful wooden floors and a woodburning stove as well as the library/study which can be accessed from either the drawing room or the hall. The lower-ground floor houses the boiler room, laundry room, games room, pool/snooker room and a media room. There is also a fantastic treatment room with an en-suite shower and WC as well as access to the courtyard. On the first floor and off another spacious hall are five beautifully finished double bedrooms, three of which with en-suite bathrooms, and the family shower room. All rooms have wonderful views across the estate and some have wide window seats. On the second floor is the stunning master bedroom, which is a bright and spacious room with an en-suite bathroom, walk-in dressing room and views stretching over the estate towards the sea. Completing this floor is the sixth bedroom or study area which also has an en-suite bathroom.
Gardens and Grounds There is a courtyard to the front of the property with space to park two cars (further guest parking can be found in the communal car park close by). A lawned area of garden with well-established trees and shrubs is alongside and a paved seating area provides an ideal place for al-fresco entertaining. Steps lead to a further courtyard over which the property has pedestrian rights of way to allow access to the laundry room on the lower ground floor. The purchasers of Peek House will have access to the surrounding estate which covers 350 acres owned by several of the 104 freehold properties and includes lovely walks over the grounds and the private Charlton beach.
