The property Househill House Househill House is a charming, C listed, distinctive period property which occupies a fantastic, secluded position half a mile from the edge of Nairn and a 10 minute walk to the River Nairn. Originally mid/late 18th century it was built not long after the Battle of Culloden which took place 12 miles away. The explorer James Augustus Grant, who along with John Speke, discovered the source of the Nile, lived at Househill House for many years in the late 19th century. The property requires modernisation however it offers great flexibility and further development opportunities. The accommodation is arranged over four levels. The basement provides great further development potential; it has 9 rooms and additional storage areas. The main entrance is via the front stairs at the ground floor level where there is a large formal bay windowed drawing room with a host of features which include cornicing, centre rose, picture rail and raised skirtings. The inner hallway leads to the large dining room and kitchen. The kitchen requires upgrading but provides great space. On the first floor there is a master bedroom with en suite, three further double bedrooms, a dressing room and two bathrooms. The second floor has three large attic rooms, wc and excellent storage facilities. Attached to the house is a two bedroomed selfcontained apartment which is currently rented out on a short assured tenancy and generating a monthly rental income. It has its own access and can also be accessed from the main house by a lockable door if required. In addition to the two main bedrooms, there is a kitchen, sitting room and bathroom. Househill house is set in attractive garden grounds which includes a formal garden which is interspersed with a variety of colourful plants and shrub borders. Beyond that is a large field/ paddock bordering the woodland. Woodland The main house is bounded by an area of woodland which is available as part of the overall package or separately. This consists of a mature plantation of approximately 17 hectares/ 42 acres. This has a diverse range of species growing on the fertile free draining soils. The species includes Oak, Sycamore, Birch, Rowan, Scots pine and Sitka spruce, providing some good quality timber and a ready supply of fuel wood. Thinning has recently been carried out amongst the mature areas, along with clear felling and replanting in two small areas amounting to 2.5 hectares/6.1 acres; there is an obligation to ensure these areas are establish over a period of 10 years, commencing on the 30th June 2016. A track links Househill with Crook Road and timber has been removed via Crook Road in the past. The near woodland contains a lochan fed by a burn running across the far woods and along the property s northern boundary; it flows on into the River Nairn. The sporting rights are included with vacant possession. Some challenging Roe deer stalking and rough shooting of wild game can also be enjoyed in season. Further information is available from the selling agent.

Location The property is situated in a peaceful location close to Nairn, known for being one of the driest locations in Scotland. Nairn is a vibrant Victorian town and a popular holiday destination, with miles of sandy beaches stretching from the harbour eastwards. It has a good range of shops and professional services as well as two museums, an art gallery, antique shops and excellent restaurants. The town also has a sports centre, tennis club, swimming pool, riding centre and cricket pitch. The harbour is home to a small fishing fleet, marina and sailing club. Nairn has two championship golf courses, one of which hosted the Walker Cup in 1999 and the Curtis Cup in 2012; golf is also conveniently available at Royal Dornoch, Spey Valley and the Castle Stuart Golf Links.
