Utility Service Providers Power: Water: Sewer: Georgia Power City of Canton City of Canton The property is located within the City of Canton Water/Sewer service delivery area. The City has a 1MM Gallon water tank just to the East of the property at Big Oak Drive, and the main service line is located on the North side of GA 20. There is a smaller service line currently serving the residences along Key Drive. There is a proposed gravity sewer line along GA 20 that will serve a portion of the northern-most property. Service to the balance of the property could be achieved by either pumping back up to said gravity line once installed, or through a 60 Access and Utility Easement through the adjoining Northside Hospital Property to the west. Deed Restrictions In 2010, several property owners (58 acres) agreed to restrict their property in favor of Northside Hospital in exchange for a 60 Access & Utility Easement. This provides a gravity sewer solution as well as direct access to Northside-Cherokee Parkway. That agreement is available in the document Links section at the end of this marketing package. In addition, Dr. L. Austin Flint agreed to Restrict 7.23 acres along GA 20 in 2013. A copy of this Deed Restriction (slightly different from the 58 acre restriction) is also available in the document Links section at the end of this marketing package. 7
