The SHORT version of the process is this: 1. The renter completes the rental application and provides application fee ($45) 2. Your Weichert agent reviews the application for qualification purposes. 3. Qualified renters preview properties with the agent and select a property to rent. 4. The application with application fee, security deposit attached, pet deposit, and required additional documents are sent to the landlord. 5. The landlord reviews the applications and selects renter. 6. The Deed of Lease (rental agreement) is signed. 7. The realtors, landlord and client are happy! Attached to this message you will find the documents need to begin the process of obtaining a rental property. There is a checklist to assist you. Please read through this package. There several documents to review, complete, and sign. RENTAL APPLICATION GUIDELINES Thank you for using Weichert Realtors, for your rental needs. Our agent will be pleased to answer any questions you may have concerning the procedures to lease a property. Provided below is a list of our policies and procedures for renting. 1. EQUAL OPPORTUNITY. Weichert is dedicated to the principle of equal housing opportunity. Is shall not discriminate in the lease of rental of property, or in the provision of related services or facilities, on the basis of race, color, religion, sex, national origin, or any factor protected by applicable federal, state or local law. 2. SERVICES. Regardless of whom they represent, Realtors can provide a variety of information and assistance to all parties concerning real estate transactions. Realtors are not experts in finance, banking, environmental, construction, plumbing or any other variety of services. By our code of ethics we are required to treat all customers equally, honestly, and not knowingly give them false information. 3. LEGAL REQUIREMENT. Virginia law requires that in order to be enforceable, all contracts (Deeds of Lease) must be in writing. There is a recommended Deed of Lease ( rental contract) that may be modified in any way to accommodate the needs of the parties. At your own expense, you have the opportunity to consult legal counsel concerning the Deed of Lease as well as any other questions you may have concerning your rental transaction. 4. RESPONSIBILITY. Each party to a real estate transaction should carefully read all documents to be sure that the terms accurately express the understanding of the parties as to their intentions and the agreements they have reached. Although the realtor may paraphrase or summarize various paragraphs or documents, YOU ALONE ARE RESPONSIBLE FOR WHAT YOU SIGN. 5. APPLICATION. All adults (overage age 18) who will live in the property must complete the Rental Application and Personal History form. Each applicant must pay a non-refundable $45.00 application fee. This fee is payable by certified check, bank check, or money order. Personal checks or cash are not accepted. 6. APPLICATION REVIEW. Weichert will review the application data. Please ensure that all contact names, addresses, and phone numbers are correct and current. Applications with information that cannot be verified will not be considered for rental properties. 7. QUALIFICATION. In general the applicants total monthly debt, including the rent, should not exceed 50% of the renters gross income. The landlord expects two years of responsible rental/mortgage (property and payment) history. If the applicant does not have 2 years of good history the applicant must attach a letter of explanation to the application. (Example: I have been a student living with my parents or, I lost my job at, etc.) This letter should state how your situation has change and how you believe you can now afford to rent. 8. CREDIT REVIEW AUTHORIZATION. A credit review will be completed for each person over age 18 on the application. It is in the best interest of the applicant to reveal and explain all bankruptcies, unresolved liens, or derogatory credit reports with the submission of the application. A letter of explanation is required if you do not have good credit or job history. Provide a copy of any documents that would improve your chance of being selected as a renter. (Your documents can be

copied for free at our office) VERY IMPORTANT: If you do not have good credit or good rent (mortgage) history you must be prepared to offer additional rent for a temporary time, or a higher security deposit(or both) than what is listed in the multiple listing service. 9. RENTAL ASSISTANCE VOUCHERS OR CERTIFICATION LETTERS. An applicant must provide a copy of all government, city, county, or agency assistance letters with the application. This includes all letters of Rental Assistance Certification, Rental Verifications Vouchers, or special agency assistance programs. 10. PROPERTY REVIEW. The renter will make an appointment to preview properties with a Weichert agent after all required documentation and $45 rental application is been submitted to the Weichert Agent. 11. PRE-PAIDS. The security deposit and the application fee are provided to the prospective landlord at the time of rental application. The first month s rent is paid to the landlord at the time the lease is signed. These funds must be paid in the form of a certified check, cashier s check or money order. Personal checks will be accepted for future rent payments, unless otherwise required by landlord. 12. LANDLORD DECISION. All applications are presented to the landlord for review and selection. The Weichert agent does not select the renter. 13. CO-SIGNERS. All co-signers must live in the state of Virginia. Co-signers are accepted or rejected at the discretion of the landlord. All co-signers must submit a complete rental application for verification. 14. RATIFICATION. No lease is considered fully ratified until (all) prospective lessee(s) and owner(s) (or Property manager) have signed and ratified the deed. 15. REQUIRED PERSONAL PROPERTY INSURANCE. The tenant MUST obtain personal property insurance for the duration of the lease. A certificate (proof) of insurance must be provided by the tenant at or before the signing of the lease. The landlord is responsible to maintain insurance on the structure. 16. COPY OF DOCUMENTATION. You are entitled to receive, in advance, a copy of a standard lease for review and a copy of all documents that you sign. A standard lease is attached to this package. 17. PROCESSING TIME. Allow 3 to 5 business days for processing the application after the property is selected and all documentation and fees are received. 18. HOA AND CONDO DOCUMENTS. The property owner will provide a copy of the home owners or condominium document to the tenant for review prior to the signing of the lease. This documents are normally available at the pre-rental property inspection. I acknowledge I have reviewed the rental policies and disclosures. WEICHERT FINANCIAL CREDIT REPORT AUTHORIZATION For Purposes of Renting Property I (We) hereby authorize Weichert Financial or my (our) designated agent access to my (our) credit file and the use the information contained therein for the purpose of reviewing credit status in conjunction with determining my (our) qualification to lease rental property, qualifying for a home mortgage loan, or refinancing a currently owned property. I (we) authorize the resulting report to be shown to the leasing and listing realtor agents as necessary to determine our qualification to rent, purchase, or refinance property. If our (my) credit information is used by Weichert Financial Services for purposes of qualifying me (us) for a mortgage loan or to refinance an existing property and a mortgage application is filed, the credit report will become a permanent part of my (our) financial application package.
