Situation and Amenities Heddon Valley Mill and Apartments boasts a magical, rural position with its own grounds, enjoying extensive frontage to the Heddon River, set in an idyllic secluded Exmoor wooded valley, literally surrounded by Exmoor National Park. The location is secluded and peaceful, with a delightful outlook of the nearby river, meandering through the base of the valley. In the immediate area there are a number of footpaths, and indeed, this is a walker s paradise, with some of the most spectacular coastal walking in the country. Walking inland is also rewarding, taking in Exmoor s renowned woodland, moorland and river valleys. The property is approached via a winding, private half mile wooded driveway, and enjoys complete seclusion and privacy, well away from traffic noise. Although fairly remote, the property is by no means isolated, as within a healthy walking distance there is a National Trust shop, as well as the renowned Hunter s Inn Restaurant and Pub. Also within easy access is the Woody Bay steam railway. The village of Parracombe is 1 ½ miles from the property, with two churches, Post Office / village shop, traditional public house, primary school, village hall, tennis courts and playground. Lynton and Lynmouth are about 4 miles, and linked by the popular Victorian funicular railway and dramatic sea cliffs and there are also many attractions easily accessible by car, including beauty spots, gardens, historic villages and towns, individual shops and a good variety of pannier markets. The world class beaches of the North Devon Biosphere Reserve at Croyde, Putsborough, Saunton and Woolacombe are less than an hour by car. The seaside resort of Ilfracombe is 9 miles away, and offers extensive shopping and leisure venues, with a hospital, clubs, restaurants, supermarket, theatre and cinema. Barnstaple, the regional centre of North Devon is about 16 miles, and houses the area s main commercial, leisure and shopping venues. Road access is good, with the North Devon Link Road (A361) located at South Molton, giving some dual carriageway to the M5 Motorway at Junction 27, where Tiverton Parkway Railway Station also allows access to London Paddington in approximately 2 hours. Description For those seeking a lifestyle change, or to get away from it all, Heddon Valley Mill and Apartments offer a rare opportunity to fulfil these objectives. The property also offers scope for so many uses, as well as potential to reinstate and expand upon the home / income theme, which was originally the motivation of the existing vendors. The complex has previously operated as a thriving self-catering holiday business, however, this was scaled down in 2008 when the vendors semi-retired. However, two self-contained apartments are still intact, and have recently been refreshed. A third can be reinstated relatively easily, and a detached riverside cottage, currently a pottery studio could also be returned to a letting condition if required. An important support for the holiday business is the purpose built indoor swimming pool complex, which is cleverly arranged in order that there can be private access from the main house, or separate access by guests, paying or otherwise. The grounds are currently arranged as a mix of formal gardens, productive organic soft fruit orchard and vegetable areas. There are a number of paddocks, and the majority is mixed woodland, providing a plentiful supply of fuel for the wood burners and open fires. The land is crossed by a public footpath and a series of private pathways and tracks, and we understand from the top of the land, there are sea views across to the Welsh coastline. Apart from the holiday complex theme, the property could suit a variety of alternative uses, such as multi-generational occupation by parts of the same family, home and offices / studio, a retreat, or indeed, a combination of such.

Outside From the main access drive, there is a Lower Car Park, providing space for 5/6 vehicles. A five bar gate then leads onto the Upper Car Park, where there is a Stone Built Tool Store and Fuel Store. The gravel driveway then leads onto a cobbled courtyard of granite sets, which all of the buildings surround, and to the right of this courtyard, a public footpath is fenced off, and there is extensive frontage to the Heddon River. Beyond the courtyard, an open archway leads through to the formal gardens, which are laid to lawn with herbaceous beds and borders, and mature specimen plants and shrubs. These are overlooked by a large terrace upon which is a Jamie Oliver folly style pizza oven of brick & stone construction beneath a slate roof. Greenhouse. Beyond is a productive organic vegetable and soft fruit garden, as well as an orchard area and pond. These areas are enclosed by deer proof fencing, and are kept lush by the proximity of the river. Returning to the main access, a further spur driveway rises to the rear of the house, and off this, doglegging to the left, is yet another spur driveway leading to a substantial, Detached Barn, constructed about 6 years ago, which is block built, clad in timber, partly relieved in stone and brick, beneath a slate roof, and which incorporates Double Garage, Double Tractor / Implement Store, Workshop with Studio / Storage above and Laundry / WC. There is power and light connected, the laundry room has wash hand basin, work surfaces, cupboards and fully functional WC. The majority of the pasture fields are in the block nearest to the property, most are sloping, following down the side of the valley. This block benefits from an agricultural holding number. The woodland is mixed, but includes some mature beech and oak. Some of the paddocks are enclosed by stock proof fencing and some have water connected. Because the land is generally sloping, it drains well into the river. Local Authority Exmoor National Park, Exmoor House, Dulverton, TA22 9HL. 01398 323665.
