This approval is valid for one year only. Sixty (60) days before the end of the current year lease the tenant must pick up an application to be re-approved for another year. (There is no fee at this time) In case the lessee does not pick up the application the tenant must move out automatically. This approval is for these persons only: (No more than two (2) occupants in a one (1) bedroom unit and no more than four (4) occupants in a two (2) bedroom unit). If anyone of the tenants above mentioned breaks these Rules and Regulations and Bylaws, the Association has the authority to break the Residential Lease and the owner would have the tenants removed automatically as soon as possible. If the unit owner owed to the Association with the Section 718.116, Florida Statues, the tenant are obligated to pay all the rent directly to the Association until all amounts owed by the Owner are paid to date (including recovery of attorney fees and any cost about that). The full repair of any vandalism: graffiti, breaking or destruction (including the garage gate) by the tenant shall be my full responsibility. The remote control that opens the garage gate is to be used from your car only. Do not use this as a walk-in gate. 2. When you do open the gate from your car, please use the remote to close the gate. This will prevent outsiders from ducking in under a slow moving gate. 3. Please schedule any repairs to your unit on weekdays between 9 AM and 5 PM. (none on the weekend). 4. The stairs that lead to the Visitor s parking area are not to be used except for moving furniture tec. in or out. Only the Board of Association has the key to this door. This is for security. 5. Only the Board of Association has the key to the pool. Please refer to the House Rules and Regulations #11 as to the time the pool is open. 6. All new tenants and owners must be screened, even if a family member has gained possession of the unit. He or (she) must be screened before he (she) moves in or rents out the unit. 7. OWNERS: Please review House Rule #15. All tenants must be reevaluated at the end of each one year lease 60 days before this time the owner or tenant must ask the Board for an application in order that the tenant can be considered for approval for another year. 8. Any vandalism (graffiti, breaking, destroying) caused by an owner or a tenant is the responsibility of the owner. Also any bulk items, such as furniture, boxes, carpets, TV s etc. must be carried away by the owner or tenant. The repair or replacement of condominium property or the removal of the bulk shall be at the expense of the owner. Failing to pay this debt shall result in a Claim of Lien on the particular unit. No more than two (2) occupants in a one (1) bedroom unit and no more than four (4) occupants in a two (2) bedroom unit. 9. Children playing in the garage is prohibited. Children must not ride bikes, skate or run and play in the garage or anywhere on the condo property. 10. Try to keep balconies attractive. Only patio furniture. No bikes, clothes lines, or storage. (This is a City Ordinance and we could get fined if reported.) 11. Not to place or paint signs of rent, sale or any signs on the doors or exteriors of his unit or any part of the condominium premises. There is a fee penalty of $20.00 daily and retroactive for any violations about By-Laws, Declaration of Condominium and Rules & Regulations of the Condominium Association. If

Rules and Regulations --------------------------------------------------------------------------------------------------------- 1. Sidewalks, entryways, hallways etc., shall not be obstructed or used other than coming or going from your apartment. The front door must be kept clear. Children are not to play in this area. 2. The apartment owners and tenants will be responsible for repairs of damages (graffiti, breaking, destroying.) 3. No person should create a hazard or be a nuisance by running or playing in the hallway, stairway or elevator; nor make disturbing noises which will interfere with the comfort of others. TVs and radios should not be heard from outside the door. ALSO, NO RUNNING, PLAYING AND NOISE IN THE GARAGE!! 4. No bicycles in the elevator 5. No pets. 6. Do not honk horns or allow others visiting you to honk horns. It disturbs your neighbors. 7. Making the building more safe, clean and secure: a. All residents must be careful about whom they let in the front door. Do not let a stranger in with you and please know whom you buzz-in with your intercom. b. The gate by the visitors parking area will remain closed. c. No smoking in the common areas: elevator, lobby, hallways, laundry rooms, etc. d. Let s all help keep the common areas clean and neat. e. Please schedule any repairs to your unit on weekdays between 9AM and 5PM. (none on the weekend). f. a. Do not overload washers and dryers. b. Do not wash or dry articles containing rubber, plastic, foam rubber or woolens. c. Do not let children operate or play with or around the equipment. d. Please remove lint from filters and remove clothes from machines as soon as they are done. 9. GARBAGE a. Must be wrapped well (in plastic bags) before dropping into the chute. b. Do not leave garbage in front of the chute or in front of your door or anywhere in or near the building c. Boxes must be flattened before placing in dumpster. d. Never put garbage in the Lobby trash can or the laundry trash can; those are only for paper and lint
