Project Description STILES SITE STUDENT HOUSING DEVELOPMENT The Stiles Site Student Housing Development is located on the south of the UC Berkeley campus proper, bounded by Dana Street, Durant Avenue, and Bancroft Way. The site is currently utilized for surface level vehicular parking and includes a stand-alone facility housing Stiles Hall, a not for profi t organization associated with, but not operated by the University. The Stiles Site Student Housing Development is a Mixed-Use project proposed primarily for the purposes of providing incoming fi rst year students state-of-the-art residential accommodations. Accordingly, the project is planning to house 773 students in 19 Pods (distinct communities) of nominally 40 students each, housed primarily in doubleoccupancy units. Each Pod will include a dedicated Resident Advisor, Study Lounge, and a pair of gender inclusive Bathroom Facilities. Typical residential fl oors will include three Pods of student communities, a shared Common Lounge, and Laundry Room. The Mixed-Use components of the project are proposed to located at the ground level, and includes Student Housing Amenities, Administrative Offi ces and Support; approximately 7,000 SF of Retail space for lease; and a tenant space for Stiles Hall. The only parking associated with the project is planned to accommodate bicycles for student residents. The project is proposed at eight stories in height, safely below the building code requirements associated with high-rise construction. The project area is expected be delivered in approximately 183,500 GSF. Open space within the project boundary includes ground level garden court spaces associated with the Student Housing Amenity space and with the Stiles Hall tenant, an occupiable roof garden on the second level, and a view garden on the third level. While a fundamental goal of the project is to maximize the bed count under the planning parameters, equal attention has been focused on appropriate building massing and street frontages associated with the urban residential context. Toward that end, purposeful articulation of building setbacks, façade material assignments and activation of the ground level program contribute to the urban design response. Major building materials are expected to include prefi nished metal panels, integrally colored stucco, cast in place concrete, and liberal amounts of vision glass associated with active-use program areas. Roof forms are proposed to be fl at, utilizing materials with a high solar refl ective index to address heat island effect. The project will seek a LEED Certifi cation Level of Silver, at a minimum.
