MLS standards are the daily working rules of the Topeka MLS.

Owner s name must be included unless the listing agreement specifies the owner wish for their names to not appear on MLS.
No personal information is allowed in public remarks section, which includes: Contact information Web addresses of any kind personal or someone else's Virtual tours Phone numbers Agent remarks Personal information may be included in this section but not lockbox codes.
All listings except for land must have a photo. For listings that are under construction, an architectural drawing will suffice. Personal promotion information cannot be included in the photo. Never share your MLS access information with anyone even if they are a member. If caught, it s a $1,000 fine. Agents cannot have his or her own IDX, however, they can link their searches to their broker s website. There cannot be any advertising on IDX websites or virtual tours.

Price changes must be changed within three days of written consent It s strongly recommended to fill out an input sheet, which can be found on the MLS system. By submitting information regarding any listing on MLS, TAMLS is granted ownership of the compilation, including photos and drawings.
Any change to listing price shall be made after seller authorizes in writing. Sellers don t have the right to require MLS to withdraw a listing without broker s consent. Status changes, including final closing information, is the responsibility of listing agent and must be posted on TAMLS with in 5 business days.
TAMLS uses the Sentrilock system. Multiple only members are entitled to a SentriCard Card PIN shall not be attached to the card Do not share your PIN with anyone Do not lend your card to anyone Do not duplicate a key or allow another person to do so Do not allow anyone to be present in a property without being accompanied by a REALTOR Make sure all doors and windows are secure before leaving the property.
Replacement Cards In the event a card is lost or stolen, call Sentrilock to deactivate your card First replacement for lost card -- $25 Second replacement -- $50 Third replacement -- $75 Subsequent replacement will need to petition the MLS Board for replacment. One-Day Codes These are only available for agents, brokers, inspectors or contractors. If giving one-day codes make sure you verify he/she is a licensed professional and is strongly suggested to not leave a code in an unidentified voicemail box.
