BRODON PROPERTY SERVICES PTY LTD Bryan & Donna McPhail Telephone: 0400 025 253 GENERAL INFORMATION AND TENANT RESPONSIBLITIES We trust your stay here will be pleasant and ask that you consider your fellow residents at all times to assist in enhancing and in maintaining the living comfort for all residents To help you settle we have prepared the following information Office Hours Our office hours are by arrangement Monday to Friday 8.00am to 4.00pm. However, should the matter be of an urgent nature we ask that you contact us on telephone 3324 2992 or mobile 0400 025 253. Like you we enjoy our weekends and only work these when urgent issues need attention. Rent Rent is payable two (2) weeks in advance at all times and we require that it be paid on or prior to the due date. It can be paid by Direct debit or Internet transfer into our Trust Account. Banking details and further information is available for collection from our office. Under no circumstance is it acceptable for rent to be placed in our letterbox. Noise We remind you that there is to be no loud music or undue noise that disturbs other tenants peace at ANY time. There is a noise curfew between the hours of 10:00pm and 7:00am. RTA Breach notices will be issued against tenants should this not be strictly adhered to as we wish to maintain a pleasant living environment for all to enjoy. Apart from the pool area and for their safety, children should only play on their unit s allocated patio areas and in these areas between the hours of 7:00am and 8:00pm. We would like to also point out that the complex stairwells acoustics amplify any conversation or noise ten fold and other tenants can hear your conversation within their unit. We would appreciate your assistance in keeping conversations to a minimum whilst entering/exiting your unit. For security and as a courtesy to other residents, we also ask that you carefully close all doors in the complex stairwell, including your own entry door and not let them simply slam shut. It would also be appreciated if any noise at the front of the complex carpark be kept to a minimum when farewelling guests and/or returning to the complex after 10:00pm as the noise curfew also applies to this common area. The complex front two and middle two unit blocks have the tendency to be woken up by late night conversations and the slamming of car doors. Please be mindful that most units do not have airconditioning and residents have their front windows open when sleeping at night. Again the design of the complex amplifies the noise in this particular area and although you may not be speaking in a raised voice, even conversations conducted in normal tone have the potential to be clearly heard by approximately 30 people. We also request from those tenants that reside in the complex back block, when you walk up the service path to access your unit block, that you are very mindful that you are walking next to other resident s bedrooms. Again we ask that you refrain from any unnecessary conversations, running or general loud boisterous behaviour when returning to your unit after 10:00pm. Page 1 of 5
Children Both residents and their visitor s children remain the tenants responsibility at ALL times. Please ensure that your children follow the swimming pool, noise and curfew rules. For their own safety, children are not permitted to rollerblade, skateboard, ride bikes or play on the complex roads/driveways and we stress that they must be accompanied at all times while in the pool area. Please be aware that children running in units can be heard by residents located underneath your unit as constant thumps due to the ceilings being concrete, so please be mindful of this should children play inside or reside in your unit. Management will take no responsibility for the safety of children and visitor s children. Under no circumstances will Management be liable for children s actions. Washing Washing, linen, bedding, towels etc are not to be placed over balcony railings. Please use the complex common clotheslines provided, or the use of a portable, free standing clothes airer on your patio or in your courtyard is permitted. The clotheslines are located at the back block units, between buildings five and six or at the side of the complex garage security gate. Maintenance We remind you that blank Maintenance Request Forms are located in your information folder and should the need arise are to be completed and forwarded to the Managers office. (Either in Unit 14 s letterbox or under the office door is acceptable). However should the matter be of an urgent nature, it is the tenant s responsibility to notify us immediately to have the problem rectified. Should this not transpire, please be aware that you may be liable for the expense of any further damage created or caused by not reporting the initial problem. Replacement of light globes, batteries, tap washers, flyscreens and keys are the tenant s responsibility. We remind you that no hooks, nails or blu tac on unit walls are permitted without written approval by the complex manager. Courtyards and gardens Garden maintenance, including watering, weeding, trimming of shrubs and/or trees, debris removal and general plant care, are the tenants duties and responsibility and to be conducted on a regular basis for those applicable units. Courtyards and balcony s should be kept clean and tidy at all times. No cigarette butts are permitted to be flicked into the units garden and/or general complex gardens. Rubbish and recycling All general household refuse is to be placed in the blue industrial bin located in the front complex carpark. No furniture or other large household items are permitted to be placed in this bin at any time. Recycling bins are also provided for your convenience, however we do remind you to check the stickers/labels located on the bin lids to confirm items eligible for recycling. It is also not acceptable to flick cigarette butts out of your car window into gardens and onto pathways and driveways whilst driving through the complex premises nor standing around talking to other residents. Disposing of rubbish from your vehicle eg empty drink containers, confectionary wrappers, takeaway food bags and containers, anywhere in the complex common areas including the front complex, garden beds and underground garage common area is also not permitted. Swimming Pool The complex swimming pool may be utilised during 7:00am and 8:00pm only. Although we have a selfclosing gate, we seek your assistance for safety reasons, in double-checking that the gate has firmly closed upon entering and exiting. All visitors must be accompanied by the resident that they are visiting and all children under 13 years of age must be accompanied and supervised by an adult at ALL times. We remind you that NO GLASS IS PERMITTED IN THE POOL AREA, and failure to comply with this will result in a RTA Breach notice being issued. This includes glass stubbies, wine bottles, coolers and glasses. This rule must be strictly adhered to as if glass is broken around the pool area, there is a strong possibility that it will go into the pool and due to public liability and safety issues, we will be required to close the pool area for all tenants until the pool can be drained and declared safe. Should this event occur, the individual tenant will be issued with a RTA Breach Notice and be responsible for all associated charges and costs incurred including the replacement of all pool chemicals, tradespersons labour and equipment hire. We also request that you do not smoke around the pool area and/or inside the pool fence. Cigarette butts have the tendency to blow into the pool and then clog the filter, in turn closing the pool area whilst repairs are carried out. We require that you keep the noise level to a minimum, not to engage in any rough play including running, jumping, splashing and not to use suntan oils, eg coconut oil, browning oils etc, as they turn the pool cream. Sunblock creams are fully acceptable and encouraged to be used. Food is permitted within the gazebo area, however this area must be fully cleaned by the tenant prior to their departure. Failure to do so will also result in a RTA Breach notice being issued. This is a common area and is required to be kept clean and tidy at all times for the enjoyment of all complex residents. We also encourage that you to report any non-compliance of the above requirements to our office so that we may address the issue on everyone s behalf. General courtesy is expected to fellow residents, particularly for those whom reside around the pool area. Car Parking For security purposes and to ease congestion, all tenants are encouraged to use their allocated garages at all times. Under no circumstance are the three allocated Visitor Bays (These bays are clearly marked by signage and all face Dansie Street) and Managers Parking Bay (Signed and located adjacent to block two) to be used by residents. Should this occur a warning will be issued as a courtesy to the resident. Should the act be repeated at any given time in the future, the tenant s car will be towed at the tenant s expense. Should all other available spaces be full, street parking will then apply for both residents and visitors. There is to be no parking on any grassed areas, as this has the tendency to damage the sprinkler system. Visitors are not permitted to use or have vehicular access to the complex underground security parking area. We stress that under no circumstances is there to be parking outside of these designated areas. Roadways and driveways must be kept clear at all times. For safety reasons, there is to be no stationary vehicles in the roadway leading to the underground security carpark, this includes being dropped off by vehicle in front of units blocks one, two and three. Please do not obstruct your fellow residents from gaining access to their garage/s or units by leaving vehicles parked in non-designated areas. We also wish to advise that parking in the common area of the underground security carpark is not permitted under any circumstance and that no unregistered vehicles are to be kept within the complex. We also ask that you do not leave your vehicle idling in the carpark after the curfew times whilst participating in conversations inside it, as the noise generated disturbs the sleep of other tenants. This request also applies in winter when you are warming the motor of your vehicle prior to your morning departure. Should you desire to do this (or your vehicle requires you to do this), please do so inside your garage not in any open area as the noise is amplified and echoes around the complex. Page 3 of 5
Car Washing We advise that there is a car-washing bay for all vehicles located by the main underground security carpark gate. A tap and hose (located inside this carpark) has been provided for your convenience, however we require you to wind it up and place it back as you found it, once you have finished your task. For those tenants in the front two blocks of the complex whom do not have security access to the underground carpark to use the tap and hose, it is permitted for you to use the far end visitors bay (closest one to the blue industrial bin) solely for the purpose of washing your car. Once this task has been completed you are immediately required to remove your vehicle from this bay. Again we have provided a hose for the tap located next to this bay for your convenience, and require you to wind it up and place it back as you found it, once you have finished. No washing of vehicles or motorbikes etc is permitted in your allocated garage or any other area not specified as above. Speed Limits The speed limit for within the entire complex is 5KPH. Please adhere to this speed limit as any children living or visiting the complex could at any time wander onto the roadways too quickly to be seen resulting in an accident occurring. Visitors Tenants are solely responsible for the conduct and noise created by their visitors and/or their children. We request that you brief them on what is acceptable and unacceptable behaviour within the grounds of Cootha View and supervise their actions to avoid any unnecessary embarrassment. Tenants are required to accompany all guests to the pool area and ensure that visitors do not have any pets in any shape or form with them. It is not permitted for a visitor to enter the complex accompanied by an animal or leave the animal locked in a vehicle whilst they visit a resident. Should we see this occur or be informed of this action, the RSPCA will be immediately notified to remove the animal from the premises as no pets are permitted at the complex. Please remind your visitors of the noise that they can potentially cause leaving your unit by allowing complex doors to slam, talking in stairwells and on access paths and in the complex carpark with their vehicle. The same rules and requirements apply to your visitors as they do to yourself and you are expected to ensure that your visitors adhere to them at all times. Should they remain in your company after 10:00pm, we ask that you be considerate of others and depart your balcony area to go inside your unit to continue your conversations there, thus not disturbing the peace and tranquillity of the other residents after curfew time. Vacating We remind you that upon expiration of your tenancy agreement that your unit is required to be left in the same condition as when you began residency (allowing for general wear and tear) or non-compliance fees will be charged. Carpets must be professionally cleaned and sanitised and the premises sprayed for pests by a tradesperson recommended by the complex manager at the tenant s expense. The complex bin is not to be used to dispose of any household furniture no longer required. A complete list of unit cleaning requirements and non-compliance charges can be located inside your information folder. All keys and remotes must be returned to the complex manager by 4pm on the nominated exit date. Rent shall still be payable up to and including the Lease Expiry Date (at the earliest) or final inspection to the Managers satisfaction (if later than the Lease Expiry Date). All RTA Bond Refund forms will then be completed and signed after the completion of the final inspection. It is required by law that you provide a forwarding address on the Bond Refund form. Common Courtesy We ask that you display courtesy to others residents at all times and be aware that this is part of your current Tenancy Agreement. Our complex has approximately 60 residents and it would be appreciated if you could pay particular attention to what your fellow residents may consider loud and disturbing noise levels etc. This applies to little things such as the noise generated by having the volume of your television turned up high late at night with all the windows open, children playing after curfew, or vacuuming late at night and having all your windows open when others are trying to sleep, scraping of furniture on the floor etc. We, like our other tenants are happy to reside in a clean and relaxing complex and with your assistance it can continue to be the quiet and considerate place that it is. As you are probably aware, all on-site managers have a signed, sealed and stamped agreement with the Body Corporate of the Complex. That agreement states very clearly the responsibilities of the managers. Our job is simply to apply the rules and regulations as set-out by the Body Corporate. If we do not do so, we as managers, are not doing our jobs properly. We are fair and reasonable people, we enjoy a laugh, but we do what is expected of us and what we are paid to do. Like you in your jobs, we try our best. We ask that you do consider everyone here at Cootha View in the actions that you take. By considering your fellow residents and complying with the above requests and requirements, will only enhance the living comfort for all. Page 5 of 5
