RECENT PROJECT EXPERIENCE UNITED KINGDOM London Retail Nova CGI was authorised by a syndicate of eight banks and funds in relation to a several hundred million pound property loanrefinancing project for a one-million square foot retail site. Nova CGI was commissioned to conduct environmental, building and mechanical and electrical surveys at the site and to review and comment upon the planned preventative maintenance schedules. London Hotel Nova CGI was commissioned to undertake detailed building, mechanical and electrical and environmental assessment of a landmark City hotel dating from 1900. UK Steelwork Development - Logistics Development Nova CGI supported a large developer client through the purchase and development of a 50-acre former steel production site. The work included liability assessment, site investigation, remedial design, remedial costing, risk assessment, planning approval etc. UK Logistics Site Nova CGI was contracted to survey and review a new build onemillion square foot logistics site that was due to be let to a major on-line retailer. The project included site assessment, review of the completion of planning conditions and review of the snagging list completion items. London Retail and Office Portfolio Nova CGI undertook due diligence across a portfolio of seven properties ranging from Grade II listed central London sites to a 300,000 sq ft suburban retail site. The assessments included environmental site assessment, property condition assessment and mechanical and electrical assessments. UK Brownfield Redevelopments - Logistics Development Nova CGI is working with a large UK equity fund that is funding logistics developments at two brownfield sites. Nova CGI s work included site investigation, remediation design, planning support and drafting of construction tender documents. Chemical Plant Redevelopment Nova CGI acted as technical project manager on a chemical plant redevelopment. The role involved managing the work undertaken by the party, selling the site and liaising with the institutional investor who was purchasing the site once complete. London Industrial/Commercial Portfolio Nova CGI undertook building and environmental surveys on commercial portfolio of 22 sites located in and around London. Logistics Portfolio Nova CGI undertook review of vendor due diligence and confirmatory site visits for a portfolio of five logistics assets located between Birmingham and Northampton in the UK. Production Warehouse - Floor Failure Nova CGI undertook building and environmental surveys and structural assessment of a 1-million sq ft manufacturing and warehouse site following structural failure of the internal floor slab. Sale and Leaseback Nova CGI undertook building surveys, mechanical and electrical surveys and environmental surveys of 34 buildings for a REIT undertaking sale and leaseback. Nova CGI also developed 12 year cost maintenance schedules for the sites. GERMANY German Logistics Portfolio Nova CGI undertook building and environmental assessments across a 30-site warehouse portfolio in Germany. The project included site assessments, review of documentation, reporting and development of a reserves cost table for the portfolio. German Retail Portfolio Nova CGI undertook property and environmental assessments at 18 retail sites located across Germany. The project was undertaken on a short-timescale. German Hotel Portfolio Nova CGI performed property condition assessments and environmental assessments on eight hotels located across Germany. The scope included assessing deferred maintenance items, estimating refurbishment costs and assessing cost apportionment between the landlord and the tenants. German Retail Portfolio Nova CGI undertook technical due diligence and environmental due diligence on a portfolio of 31 retail sites which were purchased from a non-performing portfolio. There was a significant maintenance backlog (3yrs) that Nova CGI identified and priced, creating a catch-up maintenance plan. German Elements of a European Logistics Portfolio Nova CGI undertook review of vendor due diligence as part of a portfolio review for a lender. German sites were located in Hassfurt & Heilbronn.

RECENT PROJECT EXPERIENCE NETHERLANDS UNESCO World Heritage Site Nova CGI supported the purchaser in a complex due diligence exercise during the acquisition of a UNESCO World Heritage Site. The project involved building surveys, mechanical and electrical surveys and environmental assessment of seven buildings that comprised the site plus detailed review of regulatory controlled planned maintenance schedules. Netherlands Storage Facilities Portfolio Nova CGI was contracted by a loan provider to provide information to assist lenders with the evaluation of a storage facility portfolio located in The Netherlands for loan securitisation. Nova CGI conducted Phase I Environmental Site Assessments (ESA) and Property Condition Assessments (PCA) on five storage facilities, which included on site reconnaissance, historical research, regulatory searches, and regulatory compliance review. Netherlands Media Site Nova CGI undertook building and environmental surveys at a 20 building media site complex outside Amsterdam. The project involved reviewing the PPM schedules and identifying key maintenance issues relating to legal compliance and life safety issues. Netherlands Grade A Office Portfolio Nova CGI conducted property condition and environmental assessments at three large Grade A office properties in Amsterdam, Den Haag and Rotterdam. Netherlands Airport Property Nova CGI conducted a Red Flag assessment of a 300,000 sq ft logistics facility at Maastricht airport for a large European logistics operator. Netherlands World Trade Centre Nova CGI undertook building surveys, mechanical & electrical and environmental assessments as part of the refinancing of this large office and retail complex. Car Park Portfolio Nova CGI conducted technical and environmental due diligence of a portfolio of 11 car parks located across the Netherlands. Amsterdam, Ede, Groningen, Rotterdam, Eindhoven, Maastricht and Heerlen. Netherlands Logistics Sites Nova CGI conducted technical due diligence and environmental due diligence at two logistics sites in Venray and Venlow. Netherlands Office Portfolio Nova CGI conducted technical due diligence and environmental due diligence of an office portfolio with buildings located in Houten, Leusden, Den Haag, Ansterdam. The work was conducted as part of a sale and leaseback programme for a real estate investment trust (REIT). Netherlands Warehouse Portfolio Nova CGI conducted technical due diligence and environmental due diligence of a 13 site portfolio to assist with vendor due diligence for sale of the assets. ELSEWHERE Australian Logistics Portfolio In conjunction with Napier and Blakeley, Nova CGI undertook property condition assessments and environmental condition assessments of 37 logistics sites located across Australia. Irish Construction Loan Nova CGI was retained to perform due diligence and construction loan management for an office redevelopment in central Dublin. The project involved reviewing the refurbishment scope, tender documents, tender returns, consult appointments and insurance coverage. Nova CGI also performed the project monitor role. French Logistics Nova CGI undertook property and environmental surveys of five logistics sites as part of a sale and lease back process by a REIT. The project involved assessment of remedial work costs and apportionment of the costs between the landlord and the tenant as per the lease. Finnish Airport Buildings Nova CGI undertook property condition assessments and environmental assessments of three airside hangar and storage buildings as part of a sale and leaseback deal. Polish Shopping Centre Property condition assessment and environmental assessment of a shopping centre in a regional town. Japanese Office Portfolio Property condition assessments and environmental assessments of four residential properties up to 17 storeys in Tokyo. Belgian Office Tower Refurbishment Nova CGI provided technical due diligence and refurbishment scope review for a lender against both the capital purchase and the refurbishment works. Spanish Logistics Nova CGI undertook technical and environmental due diligence on behalf of investment parties for three large logistics facilities located near Madrid.

KEY STAFF AND OFFICE LOCATIONS London Jim is a senior Environmental Professional with a wide range of experience in the Environmental Engineering market in Europe gained over the past twenty five years. Jim initially qualified as a structural engineer before moving into the environmental market. Jim s core skills are in providing acquisition and divestiture assistance and development advice relating to large brownfield developments. Sara is a Senior Environmental Consultant with over 19 years professional experience in sectors including: financial and real estate, manufacturing and power. Specialising in due diligence and contaminated land and remediation projects, she has extensive experience working on and managing large multidisciplinary projects within the UK and Europe. Chris is a Senior Building Surveyor with extensive experience in Property Condition Assessments, Building Surveying, Development Monitoring, Project Management and Party Wall Surveyor instructions. Chris has a wide range of experience in both professional and project building surveying services. Fraser s expertise is in engineering project management and due diligence, where he has carried out extensive surveys to establish end of life mechanical and electrical assets across large UK estates. Fraser has expertise across the full spectrum of building services and understands the life cycle of the assets through his experience managing facilities management providers. Leuven Bart has over 15 years experience in multi-site, multi-national compliance and due diligence and real estate orientated services. Bart assists clients strategically providing services at a management level including coaching and development of EHS strategys. He has significant experience in complex site transfer deals for contaminated sites, site disposition, real estate redevelopment and liability transfer. Leen is a Senior Environmental Auditor with over 10 years professional experience. She has national and international experience with soil and groundwater investigations and clean up projects for multinational companies from a wide array of industrial sectors. Her experience ranges from site transfer assistance to complex delineation investigations and coordination of remediation actions. Alain has over 15 years professional experience as an Architect.
