Selecting the Right Architect for Your Luxury Home Finding 1. one An Architect Like many other fields, word of mouth is the best way to look for an architect. Ask family, friends, and professional colleagues for referrals. Is there a particular home you admire? A knock on the door can yield an introduction to your project s potential architect. Professional organizations such as your city or local architectural institutions are also great sources to find architects. General contractors, interior design studios, and other trade-related personnel would also be able to furnish some referrals. Nothing is more exciting than creating a new home and nothing will affect the success of the project more than selecting the right architect to ensure that the design of your home fits you, your family, and your life like a finely tailored suit. The right architect makes it easy for you to make confident decisions from the beginning of the design process all the way through to the completion of the construction. The architect helps protect and maximize the investment both the financial and personal investment that you make into the creation of your dream home. The following eight point guide will help you to analyze the personality, design strategy, and communication skills of prospective architects when selecting the right architect for your substantial monetary investment. Get a feel for what is their design style and language is it about blending into the neighborhood, is it environmentally sound designs, or is it about making a big statement? Is there a style that is easy to discern? Or, is the architect comfortable in many styles? If in the case of the former, that style needs to be close to your style. Either way, you should be able to see a distinct level of quality and detail. Then, start a conversation. Make an appointment for a consultation. Meeting face to face will help you decide if it is a good fit.

The architect has to be truly interested in what will transform any house with walls, a roof, windows into your dream home. For this reason, the word why is essential. If the architect understands what you want for your dream home, that is simply the first step. However, when the architect understands why you have that particular want or need, then the solutions become much better and far more personal. Another example from one of my projects was a tower element designed with windows on all 4 sides. While looking at the elevations my client remarked that she thought the tower was too tall. While I agreed that it looked tall in the 2D elevation, I knew it would look shorter in reality. I told my client to wait another week for the 3D model to be completed before making any changes. At the next meeting we looked at the home and the tower from all angles: the street, the driveway, the backyard, side yards, everywhere. They allow you to resolve any issues with how you will use the space and to catch them before any costly construction decisions are made.

Billing is done on a monthly basis. Evaluating A Full-Service Architectural Firm Conceptual renderings and blueprints are not the only services architectural and planning firms provide. Ask about other services your candidate s firm offers. Ask about benefits of specific services to you and their corresponding costs. Ask your architect if there are any additional services offered and how they could be useful to you for your particular project. If a firm doesn t offer a requested service, they should be able to refer a firm that does. A typical architectural firm provides: Project Feasibility Studies Programming Master Planning Evaluation of Potential Building Site Architectural Design Traditional and Computer Renderings 3 Dimensional, Fly Through, Computer Visualization Comprehensive Construction Documents Leed Coordination and Certification Assistance Detailed Cost Estimates Furniture, Furnishings & Equipment Specifications Construction Administration Typically, an architect s fee is calculated as a percentage of the project s entire cost. Depending on the services provided by the architect, the rate could range from 6 to 15 percent. Keep in mind that the architect s fee applies to all the costs of your project. Examples include the construction budget, consultant fees such as environmental impact studies or structural engineering fees. However, when you first start the design process for your project, it is difficult, if not impossible, to accurately determine the final project cost. During this initial time period (before a good estimate of the final project cost is possible) the architect may charge an hourly fee or a retainer. The retainer or hourly fee will be credited towards the total architectural fee once it has been determined. Billing monthly is the industry standard. Ask when payment is expected (due upon receipt, net 30) and the preferred method of payment, i.e. check, credit card, etc. The most important thing about fees is complete transparency. Insist upon it. 2e Architects charges an hourly fee with a not-to-exceed based on the size of your home. This way, if you decide to select an expensive (or inexpensive) kitchen counter, select a premium flooring, or upgrade your lighting, the architectural fee is not affected.

Selecting the Right Architect for Your Luxury Home 8. eight Choosing A Contractor Choosing the right architect for your team can make the process of creating a new home exciting, enjoyable, and rewarding. These tips are meant as a guide to help choose the best architect for your residential project. You will be working very closely with your architect on what may be one of the biggest investments of your life. Not only are an architect s answers to your questions important, but how they are answered speaks volumes, too. Do they take time to go over details to clear up any confusion? Do they conduct business in a transparent manner? Are they easy to communicate with? Do you feel comfortable with them? We hope these tips will help you with your next project. An experienced architect should have a list of contractors that they like to work with. Your architect should be able to help you choose the best contractor for your project. Even if you already have a contractor, always get multiple bids on the construction of your project this is an industry standard and gives you better leverage at the bargaining table.
