DESCRIPTION 2 Higher Portlooe Lodge Cottages is, as its name suggests, one of a pair of former lodge houses to a nearby large house and there are only a handful of properties in total that make up the picturesque hamlet of Portlooe which is at the end of a no through lane. The surroundings are blissful with tranquil rolling countryside descending to the sea and no road noise. The house has
3 beautiful views over its own garden and the countryside beyond to the sea which fills a cleft in the land. The view is framed by mature trees along the side of the garden which is also given privacy from its neighbour by mature shrubs and hydrangeas. At the bottom of the garden is a sea facing summerhouse and there is also a further large summerhouse to the rear of the property used as a workshop. There is a generous and very smart parking area on the opposite side of the lane owned by this house. The property has been extremely well cared for and updated during our client s near 10 year ownership and he has also added a superb single storey L-shaped extension to the rear which wraps around a beautiful and completely sheltered courtyard garden. This vaulted ceilinged space is filled with light and has a shower room off it giving potential for it to be used as additional bedroom accommodation, dining room, studio, study or as a multipurpose room as it is now. The house is also well set up for working for home as fibre broadband has been brought literally to the house rather than nearby providing extremely fast internet speeds. An arched entrance door to the side opens into a lovely hall with a door to one side opening into this new wing and a period door then opening into the reception hall at the heart of the house. The lounge has French doors on to the garden and facing the sea along with a fireplace with woodburning stove. Overlooking the courtyard garden is a contemporary kitchen which still retains the old bread oven beside the fireplace which now houses a more modern range cooker. Completing the ground floor is a smart utility room with wc beyond it. On the first floor are three good sized bedrooms and a modern shower room off a square feeling landing that certainly has space to allow for a continuation of the staircase up to the attic which our client had considered converting into further accommodation which would also obviously have spectacular views. This is the first time in nearly 10 years that any property has been offered for sale in Portlooe as it is the sort of place that one would find hard to improve upon and it is likely that the new owner of 2 Higher Portlooe Lodge Cottages will also enjoy a long and happy ownership.
4 LOCATION Portlooe is found about a mile outside of Looe itself and is also only a mile or so from the highly regarded Talland Bay. Some of the land in the view from the property is owned by the National Trust and this stretches down to the coastline surrounding Portnadler Bay in the shelter of St George s Island. The south west coast path links Looe to Talland Bay and then continues on to the picturesque harbourside village of Polperro. Looe itself is also picturesque straddling a wide river filled with moored boats with a sandy beach beside the harbour entrance. The town has numerous restaurants and inns as well as year round services, schooling, various clubs including a sailing club and a branch line railway terminus which links to the main Penzance to London Paddington Line. This very accessible part of Cornwall has many beautiful areas to explore both along the coastline and inland with walks through wooded valleys which are generally rare in Cornwall. Sailing facilities for larger boats can be found at Polruan and Fowey to the west and around Plymouth Sound to the east. Plymouth is a major city and can be accessed either by train or on the A38 main road which then becomes the M5 beyond Plymouth and also runs west down into Cornwall.
