OLYMPIAN GARDENS CONDOMINIUM ASSOCIATION, INC Rules and regulations Approved at Board of Directions Meeting date 02/01/2013 These rules are based on past decisions of Condominium Board of Directions. They are designed to set & maintain high standards appearance and behavior that enable all residents to enjoy living here and to enhance the value of your home. APPEARANCE OF BUILDINGS & GROUNDS 1- Members must maintain the premises of their units in a satisfactory manner to the Association so as not impair de visual appearance of Olympian Gardens. Long grass, weeds or refuse piles, clothes poles, construction materials are NOT allowed within the unit and/or community. EXCESSIVE USED OF WATER SHALL NOT BE PERMITED.THIS INCLUDED BUT NOT LIMITED TO TERRACE AND BALCONIES CLEANING. PLEASE BE ADVISED THANT THE EXCESIVE WATER USAGE COULD LEAD TO A HIGHER MAINTENANCE FEE. 2- Broken windows, doors, door locks or trims must be replaced as soon as possible with new items of identical appearance. 3-Blinds, draperies, curtains of standard and color generally acceptable, must be installed at all windows aluminum foil, plastic bags shall NOT BE ALLOWED. 4- The sidewalks, entrances,passages and all common elements must NOT be obstructed or encumber or used for any purpose other than ingress and egress to and from the premises; nor shall any carriage,velocipedes,bicycles,wagons,shopping carts,chairs,benches,tables or any object of a similar type and nature be store thereon. 5- The personal property of ALL units shall be stored within their Condominium units. The appearance of units, doors, windows, fences or the uniform color scheme may NOT be changed by the owners. 6- Any owner /tenant running an illegal business (such as selling drugs, beauty parior, etc) from the unit shall be reported to Miami Dade County and a fine shall applied. 7- Obtain Association approval and specifications of hurricane shutters according to Miami Dade County Building Code. Hurricane Shutters can be closed (ONLY) during a hurricane WARNING and MUST be opened and /or removed by November 30 th, the end of hurricane season.

8- Satellite dishes and/or antennas MAY NOT be installed on limited Common Areas and on Common areas without the consent of Association. Antenna/dish shall not be install/attached to the wood area covering the buildings. 9- No radio/television installation or other wiring shall be made without the written consent of the Condominium Association. Any antenna or aerial erected, or installed on the exterior walls of unit or on the; limited common elements. Or common elements of the Condominium, which include the roof,without the consent of the Condominium Association,in writing,is liable to removal without notice and at the cost of the unit owner for whose benefic the installation was made. 10- No garbage cans, supplies, milk bottles, boxes, old furniture or other articles shall be placed on the terraces/balconies, NOR shall any linens,clothing,curtains,rugs,mops or laundry of any kind or other articles, be shaven or hung from any of the windows,doors, or terraces/balconies, or exposed on any part of the common elements. The common elements shall be kept free and clean of rubbish, debris and other unsightly material. 11- No inflammable, combustible or explosive fluid, chemical or substance, shall be kept in any unit or limited common elements except such as required for normal household use. 12- PROPANE BARBECUE UNITS MAT NOT STORED ON UNIT BALCONIES OR TERRACES THAT HAVE ROOFS IN TOP OF THEN BY MIAMI DADE FIRE REGULATIONS. 13- No clothesline or similar device shall be permitted on any portion of the Condominium property, including limited common areas, terraces and balconies, nor shall clothes be hung where, the same can be viewed by other unit. 14- Waste and/ garbage shall be placed in a plastic bag and shall be deposited only inside the trash container provided therefore. Boxes shall be broken down and placed inside the trash container. Dead animals shall not dispose of in the dumpster or dumpers area. No trash shall be placed on the floor of the dumpster area. Furniture, appliances, plumbing fixtures, construction/renovation materials, bicycles, tires, car parts, TV, and petroleum based fluid and chemical shall disposed in the/or dumpster or area. All items shall be taken to the nearest Dade Country Dumpsite. Construction work shall be done between the hours of 9am and 6pm Monday through Saturday and NONE is permitted on Sunday.

Water shut off will be permitted ONLY between the hours of 9:00 am and 12:00 Noon time, unit owners /renters should call the Management Company to schedule this service. No one is permitted to shut off the water by themselves, because this action affects other units. It will be a $50.00 charge per day to unit that does not comply. 15- Kids playing in the street (baseball, ride bicycles, basketball, etc) shall not be allowed. 16- No unit owner/tenant shall make or permit any disturbing noises by himself, his family.servanst, employees, agents, visitors and licensees, nor do or permit anything by such person (s) that will interfere with the right, comforts or convenience of others. No unit owner/tenant shall play upon or suffer to be played upon any musical instrument,or operate or suffer to be operated, a phonograph,television, radio or sound amplifier in this unit, in such manner as to disturb or annoy other occupants of the Condominium. All party(s) shall lower the volume as to the foregoing to 11:00 pm of each day..there shall be an initial penalty of $100.00 and $50.00 per day charge to those that do not comply. 17- Consuming alcohol beverage, illegal drugs and gathering in the street shall not be allowed in common areas.as well as playing loud music or creating a disturbance in the car shall not be allowed. Any resident involve in selling/using illegal drugs in the common areas shall be reported to the Police. 18- Animal not permitted at Olympian Gardens Condominium, Except-Residents owning a dog or cat prior to December 31, 1989.Any pet which is grandfather in must be registered with an ID photo and may not be replaced by the unit owner/resident. The Board is free to require additional proof of such other information from owner/resident. Failure to comply with this rule shall constitute grounds for immediate eviction or injunctive relief to remove, to evict a non complying tenant. The owner and tenant, jointly and severally, shall be responsible for all cost and attorney`s fees incurred by the Condominium Association. 19- In compliance with Dade County Ordinances pest shall be on all times while outside the Pet Owner`s Condo unit. Pets shall not be permitted upon any portion of the recreation facilities in the Condominium. Pets shall not be left unattended on the limited common elements. Pets shall be restrained from relieving themselves on any common or limited elements. 20- Pictures will be taken of residents (owner/tenants) that allows pest to relieve themselves in the common areas and a $50.00 fine shall be imposed, Miami Dade Public Nuisance Iaw Sec 5-20.

21-No sign,advertisement,notice or other lettering shall be exhibited,displayed,painted or affixed in,or upon any part of the condominium unit, limited common elements or Condominium property by any unit owner or occupant. The foregoing include signs, posters, advertisements or circulars within the unit, upon the Condominium property, including common elements, limited common elements or vehicles parked upon the Condominium property, and distributing advertisements or circulars to units the Condominium or posting of same upon Condominium property. 22-No awning,canopy,shutter or other projection shall be attached to or placed upon outside walls or door or roof of building without the written consent of the Condominium Association.All windows `covering must be such color as the Condominium Association determines in its sole discretion. Nothing may be affixed to the walls or railing or screening, if applicable, including outside terraces/balconies.no additions or improvements of any kind may be made to existing structures or vacant land(front and backyards)within each Condominium unit without the prior written approval to the Condominium Association and pertinent Government authorities` necessary to authorize same. 23-If tenant(s) repeatedly violates the Condominium Documents or Rules and Regulations, approval of the lease shall be withdrawn and Tenants(s) shall vacate the unit thirty (30) days of demand by the Association. Owners agree to constitute eviction proceeding to insure that Tenant(s) shall vacate the premises no later than thirty (30) days after demand. If owners do not comply, the owner will be fine $50.00 per day. 24-No occupancy of a unit shall be permitted prior to approval of Tenant and the lease by the Board of Directors. Should there occupancy of any unit prior to approval, there shall be an Initial $100.00 charge and $50.00 per day charge to the unit, for each day of occupancy prior to approval. All changes for occupancy prior to approval shall be pail to approval being granted. 25- After approval of Tenant(s) or owner (s)approval of Occupancy is complete, no other person(s)is allow to move in, without the prior consent of the Board of Directors. Every new resident must comply with the approval process. If the owner/ tenant violate this procedure, a fine shall be imposed accordingly. There shall be an initial $100.00 charge and $50.00 per day charge to the unit owner, for each day prior approval. 26-RIGHTS TO SELL, LEASE AND MORTGAGE: No unit Owner may sell or lease his Unit or any interest therein, except to complying with the following provisions: Official Application for Approval to the Association

Official for Approval & Notice of Offer: Any Unit Owner who receives a Bona Fide written offer,(hereinafter called The Offer )which he intends to accept for either the purchase or lease of his Unit shall give notice to the Association,by registered or certified mail, return requested, of such offer and intention, together with a completed Official for Approval of the proposed Buyer or lease and terms of the proposed transaction and shall enclose with such notice an executed copy of the Offer.Such notice constitute a representation and warranty to the Association that such unit Owner believes the Offer to be Bona Fide.The Official Application for approval should include an application fee of $100.00 (Check, Money Order or Cashier`s Check payable to Blue Management Group per application for a complete screening and background report. Certificate of Approval: Sale: If approved, the approval shall be stated in a certificate executed by the proper officers of the Association in recordable form and small be delivered to the Buyer and shall be recorded in the Public Records of Dade Country, Florida. Before the certificate of approval issue, owners/tenants must submit, a lease form, a check order or cashier`s check, i/a/o $800.00 and copy of renter`s insurance. Buyer: After closing must submit a copy of the Warranty Deed to the Property Management Company to register their names with the company. Buyers who purchased a unit with current Tenants and is retaining them in the unit must submit all new proper documentation. Such as a New Lease, Renters insurance, Deposit, etc.., etc. 27- POOL a) All children under 18 yrs of age must be accompanied by an adult at all times, if any kid is the pool by themselves, they will be asked to leave the pool area. b) Persons with long hair must wear bathing caps while swimming in the pool. c) Shower before entering the pool. d) Lounges and chairs must be covered with towels. e) No moving of lounges and/or pool/patio furniture. f) No food, alcoholic beverages or glassware permitted in the pool area. g) No pets permitted in the pool area. h) No pool parties, radios, BBQ, grilling is allowed in the pool area. i) Norunning, skating, skateboarding, cycling, horseplay, jumping, diving, permited in the pool. j) Also, floats, toys, rafts or ball playing are not permitted. k) Diapers age children not permitted in the pool without rubber pants.

l) Guest(s) must be accompanied by an adult unit owner or an adult tenant whose name appears on the lease.gues(s) shall be limited to two persons per unit. PLEASE NOT OPEN THE POOL GATE FOR ANY PERSON(S),COULD BE AN OWNER,A TENANT,A VISITOR OR PEOPLE WHO WANTED TO CRASH IN OUR POOL,QUALIFIED RESIDENTS THEIR OWN POOL KEY m) For qualified unit owners,$25.00 shall be the cost the pool key, payable in Check or Money Order, payable to Olympian Gardens Condo n) Any owner/tenant that breaks these rules or showing an incorrect behavior will be subject to have the Pool Key taken away No lifeguard on duty. Swim at your own risk. NO RESIDENT SHALL PLACE A PORTABLE POOL IN THEIR YARDS, SUBJET TO A $100.00 FINE. 28-Fruit trees shall not be planted in common or in limited common grounds. Trees with invasive root systems shall not be planted in limited common grounds shall not exceed twenty (20) feet in height at maturity. 29-Chrismas/Holidays decorations, lights, etc. shall e removed two (2) weeks after December 24.There should be an initial change of $100.00 and a $50.00 each following day the unit that does not complied. MAINTENANCE FEES: An initial warning letter and request for payment will be sent to those paying late. Maintenance payments are due on the first day of the month. After a 15th day grace period, $10.00 computed monthly will be charged on all unpaid assessments. If an owner continues in arrears after a warning letter, the Board of Directors reserves the right to take legal action. The second letter will be sent from our attorneys. It will include a bill for fees due to OGCA as well as all legal fees incurred. Lien and foreclosure action may be taken against your property if payment is not received after the above warnings.

PARKING RULES AND REGULATIONS VEHICLES PARKED INSIDE OLYMPIAN GARDENS CONDO PARKING LOT WITHOUT DECALS (AFTER 11PM) AND AFTER ONE (1) WARNING PLACED, THE TOW COMPANY WILL BE CALLED AT THE VEHICLES OWNER EXPENSE (NOT EXEMPTIONS) As you are well aware cars parked on the grounds of Olympian Gardens Condo must have at all times a valid sticker issued by management. The Association cannot be held for missing sticker one issued. As soon as a decal is missing, it is the duty of the unit owner/tenant to secure another sticker so that the old sticker can be voiced. A new sticker will be issued (some restrictions and regulations appalled) and the old missing sticker will be on a list of invalid numbers. Any car without a valid sticker or that is found with a reported missing or voided sticker will be towed immediately at the owner`s expenses. NO EXCEPTIONS. Vehicles with expired state tag are not allowed inside the community. Vehicle will be towed immediately. NO EXCEPTIONS Please note that because a car is parked on an assigned space does not mean that the unit owner/tenant is exempt from requesting a parking decal. All cars parked on the grounds of Olympian Gardens must have an identifying sticker assigned. In the event that will need a temporary permit for the use of visitors, it is required that the owner calls/text the management office or advice the security guard with the vehicle information for some temporary measures. This car only is parked on the owner `s assigned parking space. If a sticker was issued to a certain vehicle and it is been replace by another, please remember remove the sticker and placed it the new vehicle. Always informing the office or the security guard of the change, plus provide the office with registration and tag number. Please note that the first stickers are free, BUT the second sticker (replacement) will have a charge of $25.00 (payable in check or money order to Olympian Gardens Condo Association). Except for Police cars, all cars must park front-in, so their OGCA decals and license tag are plainly visible from the road.

No resident (registered) may get more than two (2) decals per unit. Decals are given and place it by OGCA personnel after photocopying owner`s driver license and registration.the security guard is provided with pictures of all cars, showing owner s address and decal number. Cars impeding traffic flow not limited to parking to fire lines,hydrants, around wooden fences, perimeter walls and /or will be towed away IMMEDIATELY (without warning) including but around any building. NO EXEPTIONS. Not unit owner/tenant shall store or leave boast, trailers, mobile homes, recreational vehicles and like which can be seen from outside of any unit on the condominium property. Please be aware that when a unit owner/tenant continues breaking the paring rules or allows any visitor, household member to do the same, THEIR PARKING COULD BE TAKEN AWAY, in addition to an initial $100.00 fine and $50.00 per day after that. Remember that the Security Guard is safeguarding our property, THEY ARE HERE TO ENFORCE OUR RULES AND REGULATIONS, they are in charge of the common area at night time and their decision will prevail. In addition we must show them with respect, courtesy, never a resident/visitor shall mistreat, insult, treat in any which way. The Police will be call time at all times.
