~ MURANO ~ STRATA PLAN KAS3577 RULES Ratified November 06, 2017 Preamble The strata corporation and strata council may create and amend rules from time to time, to govern the use, safety and condition of the common property and common assets. 1. Governance Subject to the provisions of Section 26 of the Strata Property Act, the strata corporation, through its strata council, is responsible to exercise the powers and perform the duties of the strata corporation, including the enforcement of rules. 2. User Fees The following user fees have been established for 2(1) The rental of an additional common property parking stall on a first come first serve basis as follows: 2(1)(a) 2(1)(b) 2(2)(a) 2)2)(b) $40 per month above ground parking stalls; $50 per month underground parking stalls; There is a cash move-in fee of $90 per strata lot move; There is a cash move-in fee of $75 per move if there is only an additional roommate moving in.
2(3) The fee for additional or replacement entry FOB is $75 per FOB. The price includes programming of the device. 2(3)(a) The total number of FOB keys available to a strata lot is limited to the maximum number of persons per strata lot as stipulated in bylaw 32 (2) with the exception of one additional FOB key available for purchase by the landlord. 2(4) The fee for replacement garage remote is $75 per remote. The price includes programming of the device. 2(5) The fee for additional or replacement Murano keys is $15 per key; 2(6) The fee for replacing a lost visitor parking pass is $30 2(7) Security deposit for the elevator key is $60; 2(8) Rental for the amenity room is $50 per day. 2(9) The fee for providing the Strata Corporation an insufficient funds cheque is $50 2(10) Document Requests: 2(10)(a) Orders are provided within 7 days of request. Form F: $115 Form B: $135 Strata Documents: $0.25 per page plus $200 rush fee 2(11)(a) 2(11)(b) 2(11)(b)(i) 2(11)(b)(ii) 2(11)(b)(iii) 2(11)(c)(i) 2(11)(c)(ii) For use of the above ground bicycle enclosure, there is an annual calendar year key FOB registration fee of $10 per key FOB / per bicycle. There is only one bicycle permitted in the enclosure per registration fee. The above ground bicycle enclosure is only for: Bicycles. No other equipment or items are to be stored in the enclosure without prior written permission from Strata Council. All bicycles are to be secured only to a bike rack and cannot block or hinder another bicycle from being removed from the bike rack. Occupants living in this building. Occupants where there is no outstanding account against the strata lot that resulted in a rule or bylaw contravention with regard to the bicycle enclosure. Upon notification of an outstanding account, there will be 14 days to pay the outstanding amount. If not paid within 14 days, bicycle enclosure access will be revoked, with no refund to the enclosure registration fee(s). To ensure the safety and security of everyone s bicycle in the enclosure, residents are not to hold open the gate for another person, even if they know the other person, or leave the gate unlocked. Occupants must not allow use of their key FOB to another person. The key FOB is only for the person that was registered for bicycle enclosure access.
3. Moving Times In consideration of other residents, an owner, tenant, or occupant may move or remove household furniture and effects from the building from 8 a.m. to 9 p.m. 4. Amending Rules 4(1) Rules may be amended by changing their wording or otherwise deleting or adding to them. 4(2) Proposed amendments to rules must be published with the advance written notice for the general meeting and presented at least twenty (20) days before the meeting. 4(3) When strata council creates or amends a rule, it must promptly inform owners in writing. Such changes are effective immediately. 4(4) Amendments to rules must be approved or ratified at a general meeting with a majority vote. 5. Use of Amenity Room 5(1) Eligible residents and owners may book the Amenity Room by contacting strata council. Payment must be received at the time of booking. Bookings are on a first come, first serve basis, and 24 48 hours notice is appreciated. 5(2) Bookings are restricted to private functions appropriate for the room and at strata council s discretion. 5(3) Access to the Amenity Room is provided from 9 a.m. to 11 p.m. indoors, and 9 a.m. to 10 p.m. for the courtyard. 5(4) The Amenity Room blinds must remain down at all times. 5(5) Decorative attachments to the Amenity Room must be by painter s tape or blue-tac only, and may not be attached to the ceiling. 5(6) The Amenity Room Rental Form must be completed, signed and returned with rental payment, prior to use of the room.
6. Above Ground Parking Stalls Vehicles parking in above ground parking stalls 1 to 10 are required to drive forward into the stall to park and are not permitted to back into the parking stall.
