Project Agent: Roy Hassan Advisors Recommendation: Conduct a public hearing to discuss the project details and provide the applicant with comments on the preliminary proposal. REPORT SUMMARY The applicant is requesting preliminary review for the new construction of a new three-story commercial building that includes a roof top terrace located at 370 North Rodeo Drive. The project consists of cast stone perforated panels along the facade, creating a unique contemporary aesthetic. A conceptual sign plan is also proposed, which includes business identification signage. The project will require the future approval of a Development Plan Review Permit by the Planning Commission in advance of returning to the Architectural Commission for final review and approval. Project design plans are included in Attachment A and it is recommended that the Commission review the plans and provide the applicant team with general design feedback. URBAN DESIGN ANALYSIS The project proposes the demolition of the existing building and the construction of a new therestory building with roof terrace at the southeast corner of Rodeo Drive and Brighton Way. The building evocatively engages this important corner site with a curving form that incorporates decorative perforated cast-stone panels which create both a rain screen and a brise soleil and will afford the building a jewel-like quality in the evening hours. The preliminary proposal should be recognized as an original design for this renowned retailer and is meant to recognize the City of Beverly Hills as a unique location requiring a creative, singular and site-specific architectural response. ZONING CODE COMPLIANCE Applications for architectural review are preliminarily evaluated for compliance with the zoning code. Applicants are encouraged and have the option of requesting a comprehensive review separate and apart from this application. Formal compliance review will occur when a building permit application is filed (plan check). The applicant has been advised that changes during plan check may require revisions and subsequent approval from the Architectural Commission or staff, as appropriate.
