Agrincontri Agrincontri is a manageable sporting estate comprising of 145 hectares (360 acres) situated in the heart of unspoilt rolling Umbrian countryside. Agrinconti is located across the two comuni (municipality) of Monte Castello di Vibio and San Venanzo, in the Province of Perugia and the Italian region Umbria, 150 kilometres north of Rome, up the A1 motorway. In reality the nearest hamlet is the circular mediaeval village of Doglio, a five minute drive away. Here there is one well-stocked grocer and two bars, where, in true Italian style, you can enjoy botha cup of coffee or a glass of local wine. Indeed the local wine is excellent, Doglio lying in the very centre of the area producing DOC Umbrian wines, and it is a good place to buy all kinds of local products. Another of the most sought after products of the Monte Castello di Vibio area is olive oil. The area has been given the Italian certificate of origin for Extra virgin olive oil DOP - Umbria and the head office is in Trevi. Many of Monte Castello s hills, for many centuries have been cultivated with care and passion to the benefit of the olive trees. Agrincontri offers woodland stalking for red, fallow and roe deer, boar and mouflon (wild sheep). The animals live and breed in the wild within the estate boundaries, which is fenced. The estate holds around 250 head of game which are stalked or shot from several strategically positioned hides. As mentioned, the indigenous woodland offers natural cover for the game to live and breed in a natural environment. Only in the occasional hard winter is extra feed put out for the animals. The estate is fed by natural spring water which feeds several small ponds dotted about the land and there is a main lake in front of the private owner s house. The current owner purchased the property 28 years ago in 1987 and then underwent a restoration project of his own, as far as possible, painstakingly keeping to the original style and detail of the building, down to turn of the century light switches. The property is in good condition throughout with up to date wiring, plumbing and the stonework is in a good state of repair. Agrincontri and its location Agrincontri is situated 45 minutes from Perugia airport and 1 hour and 50 minutes from Rome airport. Todi was nominated as the most sustainable place to live in a survey conducted by Kentucky University in the 1990s. Access to the property is reached by a gravel drive which climbs up, giving far reaching views to the West, across the unspoilt natural beauty all round and just 25 minutes from Todi by public road. Facing the south west on this central hill is Santa Maria, an 18th century two storey stone construction of around 700 sqmt. Santa Maria is currently run as a country inn, with two restaurant areas, a commercial kitchen, storage, an office and 13 double, en-suite bedrooms. Santa Maria has a large outdoor swimming pool, much used during the summer months from late May to September. Today it is used as a B&B with restaurant for those guns and their families wishing to enjoy the estate s sport, but it would be straight forward to transform back into a splendid private home. Nearby and lower down the hill are a number of outbuildings primarily of stone with a larger multi purpose barn and abattoir constructed in concrete and steel frame. There are numerous good quality tracks that lead round the fenced estate, for hunting and management of the woodland. Lot 2 Santa Maria with 13 bedrooms Santa Maria, located within a 17th century stone farm building, is a successfully run bistro/restaurant, catering both to the local market and to the needs of visiting guns and their families. This building also has planning permission for seven selfcatered apartments, in place of its current 13 en-suite double bedrooms, which could be let for weekly holiday rentals or indeed sold as wonderful holiday homes. Umbria and the surrounding area The surrounding area is rich with historical and cultural places of interest. Amongst these is the Medieval village of Titignano, just a fifteen minute drive from Agrincontri. This charming hilltop hamlet enjoys wonderful panoramic views out towards lake Corbara, across its extensive vineyards, from the terraces at the south end of the village square. Titignano is an estate surrounded by 2,000 hectares of maquis, woods, vineyards and olive yards including a Medieval church, farm shop for the local produce and restaurant with a banqueting hall. A popular location for weddings and ceremonial dinners. Monte Castello di Vibio is certainly worth a mention here. Reputed to have the smallest fully functioning theatre all italiana in the world, this entirely genuine, hill-top village enjoys marvellous view over the surrounding countryside and the river Tiber valley. Famous for its oil, its real excellence lies in its authenticity as a typical fortress village of central Italy, fought over for centuries and steeped in history. To get the best out of it, one should visit it with an expert local guide. The picturesque medieval town of Todi is a 25 minute drive from the Agrincontri. In the 1990s, Richard S. Levine, a professor of architecture at the University of Kentucky, chose Todi as the model sustainable city, because of its scale and its ability to reinvent itself over time. After that, the Italian press reported on Todi as the world s most livable city. Without doubt, it can be stated that the area is both unspoilt, yet brimming with history, art, great dining and good weather. Todi is a town and comune (municipality) of the province of Perugia (region of Umbria) in central Italy. It is perched on a tall two-crested hill overlooking the east bank of the river Tiber, commanding distant views in every direction. Todi itself is of course internationally famous and brimming with cultural activity, from concerts to hot air ballooning, via flamenco festivals and polenta! It is every bit as culturally powerful an area as Tuscany though less internationally well known. Umbria s everchanging untouched landscapes of hills, mountains, valleys and plains which extend along the Tiber s central basin will never cease to amaze. It includes Lake Trasimeno, central Italy s largest lake, as well as Lake Bolsena with great swimming and a good choice of excellent lake-side restaurants and reachable from Agrincontri under the hour. The area still has the remains of Etruscan settlements, particularly around Castiglione del Lago, where the natural landscape combines with the romanticism and stillness of the lake. The Cascate delle Marmore waterfalls near Terni are truly spectacular and amongst the most beautiful in Europe, where the waters dive into the River Nera with a spectacular 165 m (541 ft) drop, surrounded by lush vegetation. This is an area that is popular for canoeing, kayaking and trout fishing.
