VALLE RESEDA EXECUTIVE SUMMARY Valle Reseda is a proposed Specific Plan in the city of San Jacinto s newer area near Ramona Expressway and N Sanderson Avenue. The property consists of approximately 214 acres that fronts the east side of N Sanderson Ave., is all flat, and has a Specific Plan overlay which totals about 924 housing units and some retail and commercial land. This site is very close to the Potter Ranch subdivision. DR Horton s Express Homes is currently selling and doing very well priced from $275,990 to $284,990. This area of San Jacinto via the Ramona Expressway makes for an easy commute into Moreno Valley. The World Logistic Center in eastern Moreno Valley is an approved 40.6 Million Sq ft Industrial Campus; Valle Reseda would be one of the closest San Jacinto housing projects to this massive employment base. To further open up the access to this area is the designated Hwy 79 realignment route that runs along the north - south boundary of N Sanderson Ave. This right of way is incorporated into the Valle Reseda Specific Plan and allows for higher housing densities and commercial uses. The seller is willing to allow at least a year for a buyer to continue finishing off the specific plan before closing. This should allow an investor or land developer to add value through further entitlement processing. With the San Jacinto market seeing more home buying activity and the ground breaking of World Logistic Center the timing for this project could be ideal to begin supplying affordable housing in late 2018. This market is considered an affordable market location. Valle Reseda addresses that with most of the original land use plan being predominantly medium density which allows 5.1-10 du/ac.
