Rio Town Center Property History The subject was foreclosed by istar, http://istar.com/, in August 2010 and we are working with them to get it Sold. The property was being assembled by a development/investment group in 2005 to 2007 to build a mixed-use project consisting of Marina, In-Out Storage, Residential, Office and Commercial. They purchased what is now available in basically two sections separated by several properties between, see attached. Their intention was to purchase the properties between but most of the Owners had heard about what was going on and got greedy. This halted the assemblage and the market had started to soften and then crashed. The good news is that they were able to get two marinas with boat basins which cannot be duplicated. Boat Basins where outlawed years ago and are very valuable since they are protected and the bottom is owned so no submerged land lease payments. istar felt that they property would be worth more if they were able to get entitlements so a Buyer/Developer would know what they could build. They decided that the Eastern Property would be the best to get approvals for since the Western Property could be used as a Marina and the land to the north of the road could be a standalone development. They have spent around three years working with Martin County, the Rio CRA along with the residents to get the project approved. They are now very close to finalizing those approvals. They include 146 residential units and 70,050 sq. ft. of Commercial Mixed-Use Space along with expanding the Existing 66 slip Marina by 71 slips to 137 slips. The Marina expansion has received an Army Corp of Engineers Permit! The following is just the Stuart Harbor Rio Town Center Eastern Property

Ideas of what the Ultimate Development Might Become: 1. Develop the Eastern Marina and land as approved 2. Revise the plans to include more residential units and less Commercial 3. Build Marina with Restaurant and Hotel, maybe a resort concept and connect to Downtown Stuart via Water Taxi. (As pictured above). 4. Re-do the Western Marina and possibly purchase the two or three properties on the River to enable expanding the Marina into the River. 5. Fishing Resort with condos that could be in a rental pool, etc. Making this an inshore and offshore fishing destination. The could be a restaurant serving local fish and beef.
