An incomplete application will delay the process. 2) A non-refundable application fee payable to West Kendall Management, Inc. in the sum of $150.00, which includes spouses/domestic partner and minors. Every extra applicant over18 years of age will pay $50 fee. Only Cashier Check or Money Order is accepted. IF APPLICANTS WISH TO PROCESS THE APPLICATION IN LESS THAN 10 DAYS, THERE IS A $50 RUSH FEE. 3) A copy of the purchase/lease agreement must be attached, which an addendum stating the tenant s obligation to pay rent to the association if the owner defaults FL Statutes 718.116(11). TARACOMO TOWNHOMES CONDOMINIUM ASSOCIATION SUMMARY OF SOME RULES & REGULATIONS 1) The parking lot is not a playground. In order to maintain the safety no one is allowed to play in parking lots or condominium sidewalks, neither using parking lot for gathering or meet. 2) Rollerblading, Skate Boarding, Roller Skating, or Bicycling is not permitted in the common areas. 3) There is a 5 M.P.H. speed limit in the parking lots. 4) If a unit owns additionally to the assigned parking spaces, another car, they will need to pay $25 to be able to park in a guest space conditioned to guest space availability. More than one additional car won t be accepted under any circumstances. 5) No hitting balls again the exterior walls of the condominium. 6) Only small pets allowed. Dog must be leashed when walking outside the unit, and feces must be picked and dispose 7) Guest staying for more than 24 hours must request Visitor Parking Permit for a maximum of 2 weeks period (nonrenewable) 8) Units of two bedrooms have one assigned parking slot. Units of three bedrooms have two assigned parking slot. Guest parking is a common element managed at the Association discretion. 9) Garbage is to always be disposed inside the trash dumpster. Rules are published on the dumpsters. 10) Recyclable items must be placed separately inside each recycling container. 11) Break and flatten all carton boxes prior to placing in dumpster. 12) No rugs, furniture, construction materials, bushes or bulky items are to be dumped in the trash dumpster. 13) Nothing shall be hung from balcony railings including: laundry, bathing suits, towels, etc. 14) Balconies shall not be used as storage areas. 15) No architectural changes or alterations to common areas are allowed without the prior written approval from the Board of Directors. 16) Air Conditioning Unit Replacement requires Board s Approval and submission of license and insurance of contractor before starting any job. 17) Quiet hours for residents will be in effect daily between 11:00 P.M. and 7:00 A.M. 18) Working hours for employees and vendors of the Association are Monday through Friday between 8:30 A.M. and 6:00 P.M. At sole discretion of the Board and because of emergency reasons, some works can be performed outside this timeframe. 19) Pool hours from 9 AM to Sunset 20) No children under 13 years permitted in the pool area without adult supervision 21) Balcony/patio and screen enclosures of both are the sole responsibility of owners. The Association does not assume any responsibility for damages, repair and replacement. Screens must be in good maintenance status, otherwise Association will require removing. 22) No car is authorized to park in the grass. Vehicles with commercial signs are not allowed unless they are covered overnight INSTRUCTIONS DURING MOVING AND SETTLE ON THE UNIT UHaul or other commercial truck used to move in/out are not allowed to stay overnight during the move Cars and truck used during the move cannot park in the grass under any circumstances No construction debris, furniture, and big items can be disposed in the garbage. TARACOMO TOWNHOMES CONDOMINIUM ASSOCIATION Frequently Asked Questions and Answers Sheet Q. What are my voting rights in the condominium association? A. Each unit shall be entitled to one vote at any meeting of the Association, which vote is not divisible. If a unit is owned by more than one person, the owners of said unit shall designate one of them as the voting member (voting certificate), or in the case of a corporate unit owner, an officer or employee of the Corporation must be designated as the voting member. For further information please refer to Taracomo Townhomes Association By-Laws and Florida Statutes 718 Q. What restrictions exist on my right to use my unit? A. Units may be used for residential purposes only for owners and his/her immediate relatives. Under no circumstance a unit can be used for commercial purpose. For further information please refer to Taracomo Townhomes Association By-Laws, Florida Statutes 718 and County Ordinances. Q. What restrictions exist on leasing of my unit? A. No owner may lease his unit for less than a year, and without the express written consent of the Board of Directors of the Association after filling the approved application. Units cannot be subleased Q. How much are my regular assessments to the condominium association for my unit type and when are due? A. Assessments are due in equal monthly installments on the first day of each month. The monthly assessments for the current fiscal fiscal year are $324, $320 and $272 based on the size of unit. Assessment not paid on or before the 15 th of each month are assessed a late fee of $25. Q. Do I have to be a member of the Association? A. Only owners become automatically member of the Association in the moment they acquire ownership the property Q. Could the use of common elements be limited? A. If a unit owner is delinquent for more than 90 days in paying a monetary obligation due to the association, the association may suspend the right of a unit owner or a unit s occupant, licensee, or invitee to use common elements, common facilities, or any other association property until the monetary obligation is paid Page 9 of 10

Q. Violations and fines A. The association may levy reasonable fines for the failure of the owner of the unit, or its occupant, licensee, or invitee, to comply with any provision of the declaration, the association bylaws, or reasonable rules of the association. A fine may not exceed $100 per violation. However, a fine may be levied on the basis of each day of a continuing violation; the fine may not in the aggregate exceed $1,000 Q. The association may also suspend the voting rights of a member due to nonpayment of any monetary obligation due to the association which is more than 90 days delinquent. The suspension ends upon full payment of all obligations currently due or overdue the association. Q. LEASE ADDENDUM- TARACOMO TOWNHOMES CONDO ASSOCIATION This addendum is made this day of - 20, and is added to and amends that certain lease/rental agreement by and between as Tenant(s) and as Landlord(s), which lease rental agreement is dated day of, 20, for property address, hereinafter referred to as Property, which is subject to the Declaration of Condominium ("Declaration") and Rules and Regulations for Taracomo Townhomes Condominium Assn, Inc., hereinafter referred to as "Association." Said lease rental agreement is amended as follows: Assignment of Rent: 1. Landlord(s) and Tenant(s) agree that in the event Landlord is delinquent in paying regular assessments, special assessments, attorney fees and costs incurred in collection to the Association, which is not cured within any applicable grace period, the Association shall have the right and authority, in its sole discretion to demand the Tenant to pay the rent to the Association or its agent, and Tenant(s) agree to pay the rent to the Association or it's agent, upon ten (10) days written notice from the Association. The rent shall be applied to the amount owed by Landlord(s) to the Association in the following manner: first to any interest accrued, then to any administrative late fee, then to any costs and reasonable attorney's fees incurred in collection, and then to the delinquent assessment, pursuant to Florida Statute 718.116(11). The demand is continuing in nature and, upon demand, the tenant must pay the monetary obligations to the association until the association releases the tenant or the tenant discontinues tenancy in the unit 2. The Association shall only be accountable for money actually received by it pursuant to this Lease Addendum and shall have no liability or obligation to Tenant(s) for any advance rent or security deposits paid to Landlord(s). If a rental payment is more than the interest, late fees, costs and attorney fees incurred in collection and the delinquent assessments owed on the account, then there will be a credit on the account towards the next assessment installment. 3. Pursuant to Fl Statutes 718 and upon notice to the Landlord(s), the Association has the right to accelerate assessment installments through the fiscal year if assessments are delinquent. Landlord(s) and Tenant(s) agree that if assessments are accelerated through the fiscal year, the Association shall have the right and authority to require Tenant(s) to pay rent towards the delinquent assessments through the fiscal year until the delinquent assessments are paid in full. 4. The Association shall give Landlord(s) and Tenant(s) written notice when the account is paid in full and rental payments to the Landlord(s) can then be resumed. Violations of Association s Governing Documents and Rules and Regulations: 5. Landlord(s) and Tenant(s) agrees that iftenant(s), their guests, and invitees violate the Association's governing documents and Rules and Regulations, the Association shall have the right to terminate the lease rental agreement and Lease Addendum and evict Tenant(s) from the Property in the name of the Association and as agent for the Landlord(s). 6. Landlord(s) and Tenant(s) agree that they are jointly liable to the Association for damage to Association property caused by Tenant(s), their guests and invitees and such damage will be charged in the form of a special assessment against the Property. Indemnity, Legal Action, Attorney Fees and Costs: 7. Landlord(s) agrees to indemnify and hold Association harmless of and from any and all liability, loss, or damage which Association may incur under the lease rental agreement and Lease Addendum from any and all claims and demands whatsoever.
