Site Update - 2012
Newsletter 2012 This past year has seen very exciting progress for the Caponga Beach development. We completed the construction and management of the fabulous show-homes just before Christmas. One of each villa type Arvore, Bouganvilla, and Caju were constructed up on a high position on the site on blocks 8 and 29. Several existing clients have visited us from Europe and USA over the past few months and all have been extremely impressed with the level of quality - both in terms of the products used and the workmanship. We have set out some photographs on this update. The majority of the site is now sold, and we are constantly working on improving the infrastructure and facilities, and this will be our priority for the next 4 months. Part of this will be for the creation of a new entrance with security house, and perimeter walls around all 4kms of the site. Due to the progression of the facilities, this has necessitated putting in extra staff including a Casero / gardner, and 24 hour security. In addition to the administrator and regular outlays, this has created an ongoing management cost which we will be emailing about in the next week. The annual management fee for each plot will be a small amount for 2011, but nevertheless it is important that these are kept up to date. Marketing networks have now been established in numerous areas, including several European countries, North America, and Asia including Singapore and Shanghai. The next target will be the internal Brazil market specifically in the South, which will provide additional villa sales and importantly an established exit route for many of our investor clients. For this reason, we have to focus more on the site itself, including the show-homes, and entrance and facilities etc ahead of an agent launch in April / May. We have also processed plans for low-level apartments on selected blocks which will allow a range of sales opportunities. Now that the show-homes are completed, we want to establish some structured plans for construction phases, and we would appreciate your feedback. 2014 is clearly seen by many as an opportune point to either exit or maximise the rental returns, and to that end owners should be considering construction strategies for 2012. As you will all be aware, Fortaleza is a major host city for the Soccer World. Recently FIFA visited Fortaleza to monitor how it was preparing for the largest sporting event in the world, and reported that it was outperforming all of the major host cities, including Sao Paulo and Rio de Janeiro. To that end, Fortaleza will host Brazil for their first group matches, which will vastly increase the exposure and popularity of the city. This is great news for Caponga owners. Apartments Caponga Beach Apartments are located within the beautiful Caponga Beach Village Resort and are divided across 2 buildings, separated by a meandering river, expansive lawn and natural wooden bridges. Communal During the first half of 2012, we will complete the new 4km perimeter wall around the entir development. For those of you that that have visited the site, you will appreciate that the forest on all sides is a very attractive and effective boundary. We therefore don t want to erect a solid wall, but instead we have designed a low solid base wall, and an open metal top section to maintain the views of the forest and dunes from inside the site. As we type this, the plans have been submitted for approval and work will start within the next month or so. There i also a possibility that some of the green areas in the development may be available for us to use as communal facilities, and we will find out about this very soon. Within the site, we have full-time staff keeping the foliage under control, and we clear the full development twice per year using an external company. It is no coincidence that Caponga is translated as the forest tamed. The position of the new entrance will also be agreed in the next month (along with thewall). We are hoping to move the position of the security building and entrance further along the road leading to the first blocks.
