Downtown St. Petersburg Development Projects Existing, Under Construction, & Proposed July 2013

1 In 2006, St. Anthony s (1201 5th Ave N) completed a renovation of their exterior façade, constructed a new entrance to the hospital and built a $15.8 million Heart Center to add 50,000 SF to the hospital s cardiac care facilities. 2 A branch of the Bank of St. Petersburg (500 4th St N) opened in 2005 at the northern gateway to downtown on Fourth Street North. A two-story retail center planned for the future. 3 The Palladium Flats (205 5th Ave N) is an eight-unit condominium project completed in 2006 with 4-stories of residential above parking. The project is located along the growing Fifth Avenue corridor in North Downtown and has spacious units 1,500 SF in size. 4 Vinoy Place Condominiums (555 5th Ave NE) were completed in 2001 at a cost of $76 million. The project has ten townhomes and 92 condominium units overlooking Tampa Bay, the Vinoy Basin and Downtown St. Petersburg. 5 6 SRI International, one of the world s leading independent research and technology development organizations, selected the Port of St. Petersburg as the site for its $10.5 million, 30,000 SF marine technology research facility. The first phase of SRI-St. Petersburg (800 block of 8th Ave SE) opened in 2010 with plans to grow to 100 jobs over the next five years with the addition of another 70,000 SF facility. Upon completion the facility ultimately have 200 jobs. SRI-St. Petersburg will be affiliated with the USF s College of Marine Science and its Center for Ocean Technology. Walker Whitney Plaza (226 5th Ave N) was built by Walker Whitney Construction Company. Opened in 2007, it is located across from the Palladium Theater in North Downtown and has 56 residential units with structured parking. 7 Uncle Corp Development (547 1st St S) is located across from the Mahaffey Theater and the Albert Whitted Airport Terminal building. The project includes 5,700 SF of commercial space across 3 stories and was completed in 2009. Existing Development Under Construction Planned Development

8 475 (475 2nd St N), located in North Downtown, has 22 homes on six residential floors with 900 SF of ground floor retail. Parking is enclosed on the first floor. Completed in 2007, 475 is contemporary in design, with high ceilings, contemporary interiors, and tall windows. 9 400 Beach (400 Beach Dr NE) is one of two Opus South projects built in Downtown. The project was completed in 2008, and features a 316- foot tall contemporary building with 93 condominium units sitting atop a low-rise structure consisting of 24,000 SF of retail that fronts on Beach Dr NE and 4th Avenue NE. 10 Calla Terrace (823 3rd Ave N) is a residential project with 15 loft-style townhomes completed in 2004 by Urban Edge Development at a cost of $1.5 million. 11 The ca. 1925 Pennsylvania Hotel (300 4th St N) is a St. Petersburg historic landmark that reopened in 2006 after undergoing complete renovation and construction of a new tower to the north. It is now a 128-unit Marriott Courtyard boutique hotel. 12 Huntington Townhomes (350 2nd St N) was completed in 1998 with 27 townhomes in one of the first residential projects built in Downtown during the 1990s. Spanish Palms (340 1st St N) is a four-story condominium project with ten units that was completed in 2003. Unit sizes range from 1600 SF to 1800 SF. 13 Existing Development Under Construction Planned Development

14 Parkshore Plaza (300 Beach Dr NE), completed in 2006, is the other Opus South project in Downtown. The development consists of a 29- story tower with 120 condominium units sitting atop a three- and fourstory platform structure which provides 23,000 SF of retail space. The $111 million development includes structured parking. 15 The Portland (801 3rd Ave N) is a new workforce housing development close to Mirror Lake in Downtown. The project received DRC approval in 2009 for 68 dwelling units in 12 stories and is under construction in 2011. 16 The New St. Petersburg Police Headquarters is proposed for a 6.3- acre site just north of its current location in the 1300 block of Central Avenue. The 115,000-sf facility is expected to cost an estimated $40 million. 17 18 The Shops of St. Pete BayWalk (153 2nd Ave N), formerly known as BayWalk, is undergoing a $20-million renovation plan to rebrand and revitalize the urban entertainment center. The architectural makeover reinvents the complex with a 21 st century interpretation of modern design in a Florida context. Opening the formerly enclosed courtyard will be more welcoming to patrons flocking to Beach Drive and the rest of Downtown. The Cloisters (288 Beach Dr NE) was the first of the new wave of 1990s Downtown condominium projects built along Beach Drive. This 14-story project has 32 residential units and 5,000 SF of ground-floor retail fronting Beach Drive. 19 Museum of Fine Arts (255 Beach Dr NE) is one of seven museums located in Downtown. In 2008, the MFA opened the 40,000-SF Hazel Hough Wing that cost $16 million and contains additional gallery space and a café overlooking the Vinoy Basin. The Museum is also proposing a 19,000-SF addition on the museum s south lawn. 20 The St. Petersburg History Museum (335 2nd Ave NE) completed a $1.8 million expansion in October 2004 that increased its size by onethird and helped expand its archives. 21 The ca. 1926 DuPont Building (145 8th St N), a contributing building in St. Petersburg s Downtown National Register Historic District, was renovated in 2006. The 16,000 SF facility is the new HQ for Newport International, a wholesale seafood company, and also has four residences. 22a St. Petersburg College Downtown Education and Culture Complex (250 2nd Av N) has redeveloped the former Maas Brothers furniture building into 111,000-SF in classroom/administrative space. A five-story, 46,500-SF Art Complex across from Williams Park opened in 2009 and houses American Stage and the Florida Orchestra headquarters. 22b St. Petersburg College has taken over operations at the Palladium Theater (255 5th Avenue North) to expand its own productions, while still continuing to offer community theater and concerts. The Florida Orchestra makes the Palladium its main rehearsal hall. 23 Ovation (180 Beach Dr NE) is a collaborative project of JMC Communities, Sembler and ANB Enterprises. Construction was completed in 2009 on the 29-story mixed-use building with 45 estate condominiums and approximately 18,000 SF of ground floor retail, highlighted by Cassis, a restaurant with outdoor dining and a bakery. 24 The World Famous Pier (800 3rd Ave NE) is a landmark on downtown St. Petersburg s waterfront. The Million Dollar Pier stood on this site in 1926 and the inverted pyramid design was built in 1973 The Pier contains five floors of activity where you can shop, dine or explore. The city-owned facility and is the number one tourist destination in Pinellas County with over one million visitors annually. For more information on events at the Pier go to www.stpetepier.com. 25 Bessolo Architects (556 Central Avenue) is a 4,800-SF office housed in the former St. Petersburg Savings and Loan Building. This St. Petersburg historic landmark built circa 1939 was renovated in 1999 by the architectural firm. 26 The Bayboro Harbor Marine Science Complex (Bayboro Harbor) includes Florida Institute of Oceanography, Florida Fish and Wildlife Conservation Commission, Tampa Bay Estuary Program, USF College of Marine Science and Center for Ocean Technology, and International Ocean Institute. These institutions help form the largest marine science cluster in the southeastern United States. Existing Development Under Construction Planned Development

27 Progress Energy (299 1st Ave N) completed construction in 2006 on a $73.4 million, 212,000-SF Class A office tower including 8,000 SF of ground floor retail with a 500-space parking garage. Approximately 700 employees were relocated from locations throughout the county and create 160 new jobs. 28 The Grand Bohemian Hotel (100 2nd St N) will be constructed by an affiliate of Kessler Enterprises, Inc. The new hotel tower will be comprised of a 225+-room hotel and more than 10,000 SF of groundlevel retail. Kessler development estimates it will employ 150-200 people at the hotel. 29 Midcore Retail/Garage (100 1st Ave N) was built in conjunction with BayWalk in 2000. The 1300-space parking garage has 61,000 SF of ground floor retail to enhance the pedestrian activity and provides much-needed Downtown retail. 30 The Florencia (100 Beach Dr NE) opened in 2000 and is JMC Communities 21 story, 51-unit, luxury condominium project overlooking Straub Park. Two shops, in 13,000-SF of space fronting Beach Drive offer luxury home furnishings. 31 The Social Security Administration renovated the former 82,000-SF bank building at 850 Central Ave to consolidate its regional offices. Several other private tenants in the building also completed improvements A new parking structure was included as part of the construction. Work was completed in 2010. 32 McCrory/Alden Hotel (425 Central Ave) is a redevelopment project of the old Five-and-Dime store and Alden Hotel, with 10,000 SF of ground floor retail space. The upper floors will be dedicated to approximately 18,000 SF of office. The buildings are contributing properties in St. Petersburg s Downtown National Register Historic District. 33 The Snell Arcade Condos (405 Central Ave) are located within St. Petersburg s signature architectural landmark, which is listed on the National Register of Historic Places. Built in 1928 by Perry Snell, the Snell Arcade originally housed office space on the upper floors with retail on the first floor. During the early 2000s, this office space was converted to seven unique residential units. Approximately 15,000 SF of office remains along with 5,000 SF of retail. 34 The Detroit Hotel Condos (201 Central Ave) are housed in Downtown s oldest building, portions of which were first constructed in the late 1880s. The structure, which contributes to St. Petersburg s Downtown National Register Historic District, was redeveloped into 26 condominiums in the heart of downtown. The renovations cost $3.7 million when the project was completed in 2001. 35 Hampton Inn and Suites (50 Beach Dr NE) was completed in January 2002. The 92-room hotel is one of the first hospitality projects constructed and financed in the aftermath of the September 11th attacks. The project was constructed at a cost of $6.4 million and contains approximately 5,000 SF of retail. 36 Alexander Hotel (535 Central Ave) is individually listed on the National Register of Historic Places and was substantially renovated in the 1990s. This project has 5,000 SF of retail space and 21,500 SF of office space over 4 stories. The Alexander Hotel building is also home to the St. Pete Brasserie Restaurant. 37 First Avenue Urban Homes (1601 1st Ave S) is a $2.6 milliontownhome project offering 28 housing units and 5,000 SF of retail. When completed in 2006, the project was the first residential development in the Intown West Redevelopment Area (also known as the Dome District). 38 Fusion 1560 (1560 Central Ave) is a mixed-use project under construction that includes 326 rental residences and 13,000 SF in retail space. It was completed in 2011. 39 1010 Central (1010 Central Ave) is a Miles Properties project that opened in 2007 in the growing Central Avenue corridor near Tropicana Field. The five-story residential project has 114 units and ground floor retail. The project cost an estimated $34.6 million. 40 41 ARC Office Development (700 block of 1st Ave S) is a $65 million project proposed near Tropicana Field. The proposal would add nearly 330,000 SF of office space and 84 dwelling units to a developed site in a portion of downtown currently underserved by office development. McNulty Lofts (200 1st Ave S) is an 85-unit residential project developed by Echelon that opened in 2005. The lofts, ranging from a one bedroom at 943 SF to a two-level penthouse with 2,381 SF, were constructed above an existing garage that was built in 1998. The building also houses Midtown Sundries, a popular downtown dining establishment. 42 Signature Place (100 1st Ave S) is a contemporary-style structure housing 246 residences. The 34-story tower which serves as the main building in the mixed-use project that includes a five-story parking garage, 40,000 SF of office and 15,000 SF of ground-level shops and restaurants. The project was completed in 2009 and cost an estimated $178 million. Existing Development Under Construction Planned Development

43 Starlight Townhomes (291 7th St S) is a six-unit complex finished in 2003 at a cost of $555,000. It was one of the first residential projects built in the University Park neighborhood of Downtown in the early 2000s. Las Ventanas (605 3rd Ave S) is a seven-unit townhome complex completed in 2005 in University Park at a cost of $801,000. 44 45 University Village (224 3rd St S) was developed by Sembler, and includes a 51,000-SF Publix as anchor tenant in the shopping center. The project cost approximately $8.1 million and was completed in spring 2003. Other tenants include Great Clips, East Bay Dry Cleaners, Subway, GNC and an optician. Casablanca Condos (316 8th St S) is a nine-story development with 32 units that was completed in 2007 at an estimated cost of $3.5 million in the University Park neighborhood. 46 Third Avenue Townhomes (624 3rd Ave S) is a nine-unit residential infill project in University Park that was completed in 2007. 47 Emerson Apartments (305 5th St S) is a St. Petersburg historic landmark built in 1916 that was renovated in 2005 for $890,000. The complex has 18 units about 500 SF each in size. 48 Existing Development Under Construction Planned Development

CVS (301 3rd St S) is a 14,000-SF drugstore that was constructed by Sembler concurrent with University Village. The project cost $2.6 million and opened in 2003. 49 Eagle Court II (701 4th Ave S) is a five-unit residential complex built for $307,000 in 2003 in Downtown s University Park neighborhood. 50 51 Tropicana Center (100 block of Central Ave) is a mixed-use project proposed on one city block in the heart of Downtown. The 36-story project proposes 585 dwelling units, 151 hotel rooms and over 102,000 SF of retail space. 52 Key West Cottages (637 4th Ave S/638 Charles Ct S) is a fifteen-unit project built in the University Park neighborhood in 2005 at a cost of more than $1.1 million. 341 Lofts (341 5th St S) is a six-unit loft project finished in 2008 in the University Park neighborhood. Floors two through seven are occupied by a single dwelling unit. 53 54 Arlington Lofts (525 4th Ave S) is a 26-unit loft-style condominium complex completed in 2006 in University Park at an estimated cost of $3.1 million. 55 Charles Court Townhomes (341 4th Ave S) is comprised of 19 contemporary units ranging from 1390 SF to 1835 SF right in the heart of Downtown, near the USF-St. Petersburg campus. The project was completed in 2004 at an estimated cost of $2.6 million. 56 The Orion (750 4th Ave S) is a six-story, 33-unit condominium project completed in 2007. Units range in size from 1400 SF to 1800 SF, and the project has nearly 5,000 SF of office. Delmar Villas (724 4th Ave S) is a ten-unit, two-story development located in University Park that was completed in January 2005. 57 58 Victorian Oaks Townhomes (676 4th Ave S) were completed in January 2004. The six-unit rental project is comprised of two-story units in the University Park area. 59 In 2012, Fit2Run (256 2nd Street North) opened a new location in a 7,500 SF building next to the Indigo Hotel and The Shops of St. Pete. The Bradenton-based retailer was voted as one of "The Best 50 Running Stores in America, and specializes in providing running expertise, including medical consultation, while providing unique instore experiences and top-line product selections. 60 St. Peter s Episcopal Cathedral Parish Hall (130 4th St. N) is a 47,000-SF office/assembly building completed in 2012 across from Williams Park. Bourbon Street Bungalows (660 Delmar Terr S) is a nine-unit project in University Park completed in 2005 at a cost of $1.1 million. 61 62 The Sage (400 4th Ave S), completed in 2007 at a cost of nearly $56 million, is a 112-unit condominium project located in University Park near USF-St. Petersburg and the downtown Medical Center. The Madison (100 and 200 4th Ave S) was the first high-end rental neighborhood project for Downtown. The 277-unit, $38 million residential project converted to condominiums. 63 64 The Mahaffey Theater (400 4th St SE) reopened in 2006 after completing a $29-million renovation. In addition, Progress Energy recently committed funds in exchange for naming rights to the cultural complex that includes a park area and the new $36 million Salvador Dalí Museum that opened across the plaza on January 11, 2011. Villas of Del Mar (325 5th Ave S) is a 3 story, 15-unit residential development in Downtown near USF-St. Petersburg that was completed in 2006. 65 The Beacon on Third (470 3rd St S) was converted into 184 condominiums in 2004 for a renovation cost of nearly $3 million. 66 Existing Development Under Construction Planned Development

67 The new 67,000-SF Salvador Dalí Museum (401 1st St SE) opened on January 11, 2011, and is located next to the Mahaffey Theater. The existing Dalí structure has been incorporated into the University of South Florida St. Petersburg campus. 68 The existing All Children's Hospital is a 216-bed teaching hospital affiliated with USF is one of two freestanding children s hospitals in Florida, and the only one on the west coast. More than 140 pediatric specialists and sub specialists practice at All Children s. In 2009, construction was completed on a new $410 million hospital (534 5th Ave S), energy plant, patient services center and garage. 69 Barnes and Noble/USF St. Petersburg Parking Garage (500 3rd St S) opened in 2006. The structure has 700 parking spaces along with 18,000 SF of ground floor retail. Barnes & Noble was the first tenant to locate in the retail space. 70 USF St. Petersburg Student Living (500 2nd St S) is the first oncampus student housing project for the St. Petersburg Campus. The 350-room dormitory welcomed student residents in autumn 2006. 71 Albert Whitted Airport has undergone major renovations to the entire airport facility. The $4.8 million, 10,000-SF general aviation terminal opened in 2007 and includes a public viewing pavilion, The Hangar restaurant and retail space. The terminal is located at the northwest corner near First Street South and Bayshore Drive. A $4.4 million control tower opened in 2011. 72 United States Geological Survey (USGS) (600 1st St S) is housed in the historic Studebaker and Getting Building which is individually listed on the National Register of Historic Places. 73 Bayfront Medical Center (701 6th St S) is a private non-profit hospital that employees more than 2,100 persons. They have nearly 600 physicians on staff at the 502-bed facility originally established in 1906 as St. Petersburg s first hospital. They recently completed a new two-story, 11,600-SF surgical center expansion. 74 Poynter Institute for Media Studies (801 3rd St S), which owns the St. Petersburg Times as well as other publications across the nation, has its non-profit journalism institute located here. In 2003, they completed a $5.4 million expansion that added classrooms, meeting rooms and an outdoor amphitheater, totaling 26,000 SF. 75 The Staybridge Hotel (901 6th Ave S), located at I-175 and Dr. Martin Luther King, Jr. St S, was approved by the EDC in November 2006. The proposed development is under construction in 2013 and will include a 120-room extended stay hotel. The hotel is being developed by Menna Development and Property Management, Inc. 76 St. Anthony s Hospital (1200 block of 5th Ave N) constructed a new Emergency Room located off of 7th Avenue North. The 43,000-SF project was approved by the DRC in 2010 and opened in 2012 at a cost of $50 million. Bayboro Tower (210 5th Ave S) is a 40-unit residential development next to the Barnes & Noble on the campus of USF-St. Petersburg. The renovation on this four-story building was completed in 2007. 77 78 Suncoast Medical Clinic opened a 100,000-SF building on the St. Anthony s Hospital campus in late 2012 at a cost of more than $22 million. 79 Two new restaurants, Rococo and Brass Tap, are expected to open in at the newly renovated YWCA. The YWCA, located at 655 2nd Avenue South, is a fine example of neoclassical architecture that opened ca. 1924 and was designed by notable architect Archie Parish, who also designed the YMCA, 80 Bayway Apartments (300 block of 3rd Ave N) is an apartment project approved in 2012 just north of the Downtown Core. The $39- million project will have 324 residential units. 81 Birchwood Inn, formerly the 1925 Grayl s Hotel, is a 20-room hotel that is contributing to the Downtown National Register Historic District. The new Birchwood Innl, which opened in early 2013 after a $6- million renovation, is located on Beach Drive and now includes approximately 13,000 square feet of restaurant, bar and meeting space. 82 HarborWalk at USF-St. Petersburg opened in late 2009 and serves the public gathering space for the urban campus with 5,000+ students. First and Third Hotel (316 1st Street N) is a proposed 11-story, 100- room hotel tower located in North Downtown that was approved by the DRC in 2010. 83 Everest Condos (779 Delmar Terr S) is a fourteen story, 30-unit condominium complex proposed in University Park that was approved by the DRC in 2009. 84 Existing Development Under Construction Planned Development

85 The Florida Craftsman Gallery (501 Central Ave) is located in the old Rutland Bank building, which is a contributing building in the Downtown National Register Historic District. The building was renovated in 1999 creating a 20,000-SF home for Florida s only statewide non-profit organization representing thousands of Florida s emerging and established fine craft artists. 86 Jamestown Apartments Phase I (1190 12th Ln N) s a 21-unit new construction project by the City of St. Petersburg that replaces obsolete units. This is the opening phase of a long-term effort by the City to redevelop the Jamestown Housing Complex with 70 new units 87 Vinoy Health Club (500 block of 6th Ave NE) is a proposed 25,000 SF facility designed to solidify the resort s position as a preeminent tourist and convention destination and improve its competitiveness with other resorts on the Gulf Coast. The project was approved by a City referendum in 2007 that allowed the transfer of city-owned waterfront land to the hotel. 88 St. Pete Brew is opening a 2,450-SF brewpub in late 2013 at 544 1st Avenue North. It is one of three brewpubs under construction in downtown in summer 2013. Cycle Brewing, a local brewer based in Gulfport, will open a 2,200- SF brewpub in late 2013 at 534 Central Avenue. It is one of three brewpubs under construction in downtown in summer 2013. 89 In spring 2013, Regions Bank opened a branch at 526 Central Avenue. 91 USF Science and Technology Building (600 block of 2nd St S) is a 35,000 SF classroom facility opened in 2010 on the parking lot west of Tavern on the Green and Bayboro Books. 92 91 A second phase will house another 45,000-SF of classroom, research and office space to the north. The Princess Martha Retirement Residences (427 1st Ave N) are located in a 1926 hotel that is a St. Petersburg historic landmark. The building was renovated in 1988 and consists of 118 units on nine stories. It also includes approximately 5,000 square feet of groundfloor retail space. 93 Children s Research Institute (Existing/Expansion) is located at 601 4th St S and cost $18.9 million. The Institute opened in 2000 as a 58,000 SF joint venture between USF and All Children s Pediatric Research Center. CRI is proposing a 46,000-SF expansion. 94 Bayfront Medical Office (601 6th Ave S) is a 107,000-SF facility that opened in 2008 with a 600+ vehicle parking garage on Sixth Avenue South across from Bayfront Hospital. 95 All Children s Medical Office (500 block of 6th Ave S) is a 270,000 SF-office located just south of its new hospital that opened in 2010 at a cost of $56.7 million. ACH has already built a 763-car garage to support the office building and new hospital. All Children s Central Energy Plant (400 block of 8th Ave S) is a 58,850 SF central energy plant to serve as an auxiliary plant for the new All Children s Hospital facility on 6th Street South. 96 Existing Development Under Construction Planned Development

97 USF-St. Petersburg is planning to open a College of Business at 3rd Street South and 7th Avenue South. The estimated 70,000-SF building is expected to cost $27 million. Currently, College of Business faculty and student classrooms are spread among three campus buildings. The new College of Business will provide a central facility for faculty offices, student classrooms, and public meeting areas. 98 Bayboro Station (1 Power Place S) is the former circa1910 power generating plant for St. Petersburg that was renovated into 81,000 SF of office space in the mid 1990s. Today, tenants include the University of South Florida St. Petersburg College of Business and the National Oceanic and Atmospheric Administration s National Marine Fisheries Service. 99 Third Street South Residences (200 block of 4th Ave S) is a proposed mixed-use residential project approved in 2012 with 357 dwelling units and 6,600 SF of retail that will complete the University Village center. 100 Urban Edge (300 4th Ave S) is a five-story multifamily building located west of The Madison in the University Park area of the Intown Redevelopment Area. Urban Edge, expected to open in early 2014, will have 125 units, forty market-rate units and 85 senior units financed with affordable housing tax credits. 101 Seville Condos (126 5th St S) is a former YMCA building that is a St. Petersburg historic landmark. It is proposed for conversion into 15 condominium units. 102 The Avenue, Pete s Wood-Fired Pizza and World of Beer opened separately in 2011 and 2012 under different ownership at the corner of 4th Street South and 1st Avenue South. 103 The Mount Vernon Condominium (219 4th Ave N) conversion was completed in 2004. This project has 20 units over 3 stories, and is housed within a historic building contributing to the Downtown National Register Historic District. 104 Opened in 2013, the Hollander Hotel and Tap Room (421 4th Avenue North) is located at the northern gateway into Downtown on Fourth Street North. The 93-unit hotel was renovated for approximately $500,00 and includes a verandah and tap room that has grown in popularity in just months. 105 City Place (298 8th St N) is an 82-unit multifamily complex for seniors that opened in 2010 near Mirror Lake. The project cost $16.9 million and was partially funded through Florida s affordable housing tax credit program. 106 Maranatha by the Bay (356 1st St N) is a proposed 13-story condominium tower with nineteen units north of BayWalk in Downtown. 107 Green Bench Brewing Company, a local brewer based in Gulfport, will open a 7,700-SF microbrewery and taste room brewpub in late 2013 at 1134 1st Avenue North. It is one of three brewpubs under construction in downtown in summer 2013. 108 In July 2010, world-renown glass artist Dale Chihuly opened a 10,000-SF gallery at 400 Beach. With the Gallery, the Museum of Fine Arts and the new Salvador Dali Museum that will be unveiled in early 2011, St. Petersburg s waterfront will be an unrivalled cultural destination in the southeastern United States. Las Perlas (512 4th Ave S) is a four-unit residential complex in the University Park area of Downtown near I-175 and the medical complex. It was completed in 2007. 109 1100 Fourth Avenue South Residences (301 4th Street South) is a 324- unit multifamily residential project under construction in 2013 that is located on a 4.4 acre site in the University Park neighborhood. It received site plan and CRA approval in October 2012. 111 The Florida Holocaust Museum (55 5th St S) first opened in 1990 in as a 4,000 square foot facility. The museum expanded to its current 25,354 square foot home in 1998. 112 Campbell Landings (601 4th Ave. S) is a 96-unit senior housing complex under construction in 2013 in the University Park neighborhood. Bob Pitts Villas, which are located at 1007 Arlington Avenue North, is a workforce housing project that opened in 2011. Its sixteen units were constructed for a cost of $750,000. 113 114 The landmark Vinoy Hotel (555 5th Ave NE), individually listed on the National Register of Historic Places, was substantially renovated and expanded, reopening in 1992 after being closed for 18 years. Construction costs for both projects exceeded $148.6 million. The Vinoy has 360 rooms, 61,000 SF of conference facilities, and 24,000 SF of retail/restaurant space, and is truly one of the keystone projects that began Downtown s renaissance. The Vinoy Conference Center was built in the late 1990s, and contains 17,000 SF of meeting and conference space to augment the hotel s superior hospitality offerings. 115 City Hall (175 5th St N) and City Hall Annex (440 2nd Ave N) are both St. Petersburg historic landmarks. The circa 1902 City Hall Annex is listed individually on the National Register of Historic Places, and is one of the oldest buildings remaining in Downtown. It was renovated by the City of St. Petersburg in 2003 for more than $1.5 million. City Hall was renovated in 1998. 116 Lyceum (300 Grove St N), formerly the ca.1926 Mirror Lake Christian Church, was renovated into banquet and conference space in 2000. The building is contributing to the Downtown National Register Historic District. 117 Perry Snell House and John Williams House (500 block 2nd St S), both homesteads of early city leaders, are St. Petersburg historic landmarks relocated from elsewhere in Downtown to the USF-St. Petersburg campus in the 1990s to prevent demolition. They were renovated into academic offices in 2000. The Williams House is listed individually on the National Register of Historic Places Straub Court (329 4th Ave N) was completed in 2001. This townhome project has 14 units. 118 Fareham Place (332 1st St N) was completed in 1999. This threestory development has nine residential units. 119 15th Street Townhomes (238-262 15th St N) were completed in 2007. 121 Englander & Fischer Law Offices (721 1st Ave N) are located in a former apartment building that was completely renovated in 2008. This two-story building has 10,000 SF of office space and is a contributing building in the Downtown National Register Historic District. 122 Pinellas County Government & Judicial Center (501 1st Ave N) was completely renovated and expanded in the mid 2000s. This ninestory building, formerly the circa 1926 Suwannee Hotel, has 176,000 square feet of institutional office space over nine stories. The 1965 courthouse building (not pictured) was also part of the multimillion dollar renovation. 123 124 Tropicana Field (400 16th St S), home to the 2008 American League Champion Tampa Bay Rays, was completed in 1990, with renovations finished in 1998 for the Rays Inaugural Season. Improvements to interior facilities have been ongoing for patron comfort. Tropicana Field contains 1.1 million square feet of office, retail, exhibition, and stadium space as well as 7,700 surface parking spaces. Oak Heights Townhomes (698 4th Ave S) is a four-unit residential project that was completed in 2010 in the University Park neighborhood of downtown. 125 Mirror Lake Condos (701 Mirror Lake Dr N) consists of 71 residential units over 4 stories. This St. Petersburg historic landmark, a former 1918 high school, was renovated into apartments in 1994 and converted into condominiums in the late 1990s. 126 Pilgrim s Hall at First Congregational Church (256 4th St N) was renovated in 2001. These two buildings are St. Petersburg historic landmarks and include approximately 2,500 SF of retail space and 2,500 SF of office space. 127 The Wannemacher Jensen Architects (180 Mirror Lake Dr N) office was completed in 1999. The Bank of America Building (200 Central Ave) was completed in downtown in 1991. This 30-story tower has 307,000 SF of office space and 32,000 SF of retail space. Built at the end of the 1980s office boom, it is the last major multi-tenant office tower to be built in Downtown 128 129 The S. H. Kress Building (475 Central Ave) was renovated in the late 1990s. This four-story building, which is listed individually on the National Register of Historic Places, has 24,000 SF of office space and 8,000 SF of retail space. 130 The Hilton Hotel (333 1st St S) opened in 1984 with major renovations completed in 1987 and 1999. The hotel completed a $4.5 million dollar renovation in 2006. The project contains 333 rooms, with approximately 27,000 SF of exhibition and assembly space and 7,000 SF of retail space. 131 The USF St. Petersburg Poynter Library (800 3rd St S) was completed in 1996 and has approximately 229,000 SF over three stories. 132 The Harborage Marina (1000 3rd St S) opened in 1996. The Marina has over 300 slips with 400 high and dry storage spaces. The marina also has approximately 2,600 square feet of retail space and 11,000 square feet of marina functions. 133 The Hotel Indigo (234 3rd Ave N) was substantially renovated in 1986 under prior ownership. The five-unit Eagle Court I Condos (325 7th St S), located in Downtown s University Park neighborhood, were completed in 2002. 134 135 The 1915 Mirror Lake Carnegie Library (280 5th St N), which is individually listed on the National Register of Historic Places, was renovated and expanded in 1998. This 19,961-SF building includes the original 7,000-SF historic building as well as the ~12,961 SFexpansion. 136 100 Bay Central (100 Central Ave) is a 134,000-SF mixed-use project on the eastern end of Central Avenue. The garage component was completed in 1991 with the commercial buildout completed in 1995. Synovus Bank (333 3rd Ave N) was renovated in the late 1990s. The project has 58,788 SF in five stories. 137 138 Ceviche Restaurant at Ponce De Leon (95 Central Ave) is located at the corner of Beach Drive and Central Avenue. The 80-room hotel, which is a St. Petersburg historic landmark, was renovated in 1999. Ceviche, the upper-level restaurant opened in 2006, while the belowstreet tavern, known as 10 Beach Drive opened in 2000. Pincho y Pincho, the street-level restaurant space, was added in 2006. USF SP Center for Teachers (201 6th Ave S) was completed in 1999. 140 The Plaza Tower Courtyard Shops (100 block of 2nd Ave NE) that first opened in 1979 with the office tower were renovated in 1996 and then again in 2000. The project consists of 8,250 square feet of retail space. The Plaza has become a downtown social hot spot, with the opening of the Ale and the Witch, the Witch s Den, Wine Madonna, Vue, and Rollbotto. 141 The Crislip Arcade Project (601-655 Central Ave) renovated over 31,000 SF of abandoned and derelict historic storefonts in downtown. Its 2010 opening introduced a wide range of gallery, design and retail uses to an area that suffered from lack of pedestrian activity. 142 In 2010, Bella Brava Restaurant (204 Beach Drive NE), a fixture on Central Avenue for several years, relocated to prestigious Beach Drive adding even more quality sidewalk café dining to the City s premier pedestrian promenade. 143 In 2009, investors purchased the Graham-Rogall Senior Housing Building from the St. Petersburg Housing Authority and renovated its 336 units into Urban Style Flats. The project provides affordable rental options to a broad demographic, and has efficiencies, 1BR and 2BR apartments. 144 In August 2012, the University of South Florida-St. Petersburg opened its $20 million Multipurpose Student Center and Dormitory (201 6th Ave S). The 81,000-SF facility includes 200 beds, a food court, and meeting rooms. The dormitory increases the on-campus population to approximately 600, which is 10 percent of the total student population of 6,000. 145 In 2010, the Viridian Tower senior residences was renovated for $6.2 million. The 188-unit complex, located at 518 3rd Avenue South in the University Park neighborhood, originally was opened in 1971 by the Knights of Columbus. 146 In 2009, the former Donnelly Building at 111 18th Street South was renovated for $3.3 million into storage facilities. Now known as Lockup St. Petersburg, the 99,000 SF building offers storage opportunities for Downtown St. Petersburg and the surrounding residential market. 147 In 1988, the $22-million McNulty Station Project (260 1st Avenue South) opened providing retail, restaurant and office space. Totaling over 100,000 SF, the Project included construction of a new office building and the renovation of several historic buildings, including Fire Station 1. 148 In 1988, one of Downtown s venerable institutions, the Tampa Bay Times, constructed its third building on its original 4th Street South location. The $25.6-million project added nearly 80,000 SF of office in Downtown during the 1980s office construction boom. 149 150 In 2007, the City of St. Petersburg added Albert Whitted Park to its Downtown Waterfront Park collection. The facility, which cost $2.8 million, provides open space and parking across from the Progress Energy Center for the Arts. In addition, the City in cooperation with the USF-St. Petersburg and Progress Energy, installed a photovoltaic solar energy system. The system is mounted on the roof of the park's rest room facility, complete with a state-of-the-art battery system that can supply excess power to the power grid. In the mid-1990s, USF-St. Petersburg constructed the Campus Activity Center located at 199 6th Avenue South. The 30,000-SF multipurpose center originally included a gymnasium, weight room and lockers, and an exercise room.
