Habitations Delorimier RENOUPDATE Informing Consulting Improving December 2013 Volume 1 No. 3 Office municipal d habitation de Montréal Renovations Continue at Habitations Delorimier The Office municipal d habitation de Montréal (OMHM) relocated the tenants at Habitations Delorimier, located at 2085 avenue Gascon, after having noted the presence of fungal contamination in the building. Since that time, the nature and scope of the renovations to be carried out in order to decontaminate and restore this building have been specified.the fungal decontamination operations has been completed. Since mid-december, other types of renovations have begun, and will include repairs to the brickwork, replacement of the roof, the doors and the windows as well as upgrading of the ventilation system and renovation of the balconies and stairways, in addition to the kitchens and bathrooms in all apartments. The approximate completion date for these renovations is next summer. Since a similar situation has been identified in two other buildings, the OMHM hopes to start decontamination and repair operations at 2095 avenue Gascon in 2015 and then the following year, at 2105 avenue Gascon as well. Once again, we wish to ensure you of our commitment to improve living environments. And we are convinced that we will succeed through the combined efforts of the OMHM and tenants. We wish to thank the tenants of Habitations Delorimier for their invaluable cooperation.

WITH YOUR HELP IT S ONLY NATURAL! On February 6, 2013, the Office municipal d habitation de Montréal held a consultation meeting at Habitations Delorimier. A dozen people attended this meeting and had the opportunity to hear the explanations of Liaison Officer Julie Chalifour, Projects Director Leonardo Peña, Rental Agent Monique Augustin, and Maintenance and Repair Worker Pierre Kabalu as well as Anick Faucher of Jutras Architecte, regarding the upcoming renovations. Those people at the meeting also had the chance to listen to the tenants voice their opinions about the proposed options within this renovation project. Options and choices At this consultation meeting, the tenants expressed their preference for dark brickwork on the building exterior as well as their interest in using three different colours for the windows, overhangs and front doors at the front of the building in order to distinguish the three buildings. These choices will form part of the final project. In response to the options proposed at the meeting, the tenants said they preferred balcony railings made of translucent (vision-proof) glass rather than opaque glass or glass with bars. For the stairways, the tenants adopted the suggestion of a solid colour metal panel covering the whole front side. And lastly, the bedroom windows will be larger than the old ones so that more natural light can shine into the apartment. This meeting also gave the OMHM a chance to explain to the tenants that in the case of a renovation project that transforms the building s exterior, as is the case at Habitations Delorimier, the project must be submitted to the urban planning advisory committee. This committee is a working team made up of at least one member of City Council along with residents selected by this Council to guide, direct and support municipal action in relation to urban planning. This committee s recommendations and opinions help emphasize the special concerns of elected representatives and residents with regard to land-use planning. In this case, the option relating to glass railings and the addition of a metal panel on the front side of the stairway and on the cornice were unfortunately rejected by this committee, but the rest of the project was approved. WITH YOUR HELP IT S ONLY NATURAL! On May 7, 2013, the tenants were invited to a second consultation meeting about the stairways, kitchens and bathrooms. The selected option will make it possible to have brighter common areas. The participants also preferred a two-tone design for the walls, thereby giving an impression of height and therefore making those areas seem larger. The option of a marble counter for the bathrooms with a common elm-coloured cabinet, as well as the option of a more urban-style, dark-coloured counter and bottom cabinets, in addition to a lit wall cabinet to counterbalance everything in the kitchens, were adopted by the very great majority of the tenants. The amounts of these budgets are usually confirmed during the year. The table indicates that an information meeting for all residents is planned for next spring in order to take stock of the progress of the renovations and the work schedule, which will have been updated at that time. Given the nature of the renovations to be carried out as well as their scope, the tenants at 2095 and 2105 avenue Gascon will also have to be temporarily or permanently relocated depending on their preference before the work gets under way in their building. In all cases, the major relocation and renovation steps will be planned in keeping with the tenants concerns as much as possible. For example, the OMHM will try and avoid relocations that might oblige children to change schools during the school year. The tenants affected by this work project will be notified several months in advance. The OMHM will offer them personalized support at the time of their relocation and will cover the moving costs. In addition, each relocated household will be given an allowance to pay for the costs of disconnecting and reconnecting public utilities: change of address, telephone services, cable TV and Internet. In the meantime, we wish to remind you that if you have any concerns relating to your health or if you have any persistent symptoms that might be caused by the presence of mould, don t delay. Consult your doctor and phone Julie Chalifour, your Liaison Officer, at 514 868-3250. What is mould? Mould is a fungus that is found almost everywhere and that tends to accumulate in damp places. Mould disperses fine particles in the air, called «spores», which may affect health if there are a lot of them. What are the possible health-related effects? People affected may have allergy-like symptoms: Eye, nose and throat irritation Runny nose and sinus congestion Asthma as well as sinusitis or bronchitis infections are also frequent effects. People suffering from asthma, who are subject to bronchitis or other respiratory problems or who smoke, are therefore more likely to develop problems related to the presence of mould; however, not all people exposed to mould develop a health problem. 4 I Habitations Delorimier RENOUPDATE December 2013

EXPLANATION OF WORK PROJECT Renovations, repairs, improvements The brickwork will be partially redone: Bricks will be replaced and cracks repaired. The balconies, overhang and doorstep at the entrance will be redone. The railings and entrance door will be replaced. The windows and patio door in each apartment as well as the door and windows in the stairway will be replaced. The apartments will be decontaminated and renovated. Why? Some bricks are crumbling and others are coming loose. Cracks have appeared over the years. These parts of the building need to be replaced. The doorstep at the entrance will be rebuilt to ensure the safety of the people coming into and going out of the buildings. The windows need to be replaced. The new models will be more energy efficient. The different colours of both the stairway windows and the overhang will add a modern touch that will contribute toward the tenants feelings of belonging. CONTRACTOR DM Quinty Construction is the contractor that will be coordinating the work that is getting under way at 2085 avenue Gascon. The work will be carried out from Monday to Friday, between 7 a.m. and 5 p.m. In certain exceptional cases, these hours may be extended to keep pace with the overall work schedule.
