Gloucestershire The Grange is situated on the edge of the attractive Cotswold village of Broadwell, in a private position, less than a mile from the market town of Stow-on-the-Wold. The house enjoys fabulous far reaching views across its own land. The house lies in a designated Area of Outstanding Natural Beauty. Broadwell is a very pretty village with a large village green and a tributary of the River Evenlode running through it from one of the springs from which the village is thought to derive its name. Surrounding the green and throughout the village the farmhouses, cottages and barns, from the 17th century and later, are mostly built of Cotswold stone. S As well as the village pub and the village hall, Broadwell is well positioned for the nearby towns of Stow-on-the-Wold and Moreton-in-Marsh, providing every day services including shopping, recreation and schooling. The renowned farm shop at Daylesford is also nearby. The more commercial centres of Oxford and Cheltenham are also within easy reach, with these offering further amenities including schooling, shopping centres and theatres. M Communications from The Grange are excellent, with the Fosse Way (A429) providing a direct link to Cirencester, to the south, and Stratford-upon-Avon and Warwick to the north. The nearby A44 also provides direct access to Chipping Norton, Oxford to the east and Worcester to the west. The M40 is accessed at Junction 11 for Birmingham and Junction 8 for London. Trains run from Moreton-in-Marsh and Kingham (6 miles) to London, taking around 83 minutes. E Renowned schools in the area include Kitebrook (5.9 miles away), Cheltenham Ladies College, Tudor Hall and Bloxham near Banbury. There are also many other popular schools, including the Dragon School and Summer Fields in Oxford. W The surrounding Cotswold countryside is ideal for walking and riding along the extensive network of bridleways and footpaths. Sporting in the area includes racing at Cheltenham, Stratford upon Avon and Warwick, hunting with the Heythrop, Warwickshire and North Cotswold, polo at Kirtlington and golf at Naunton Downs, Lyneham and Chipping Norton.

The Grange The Grange is entered off a quiet road through Cotswold stone pillared gates and continue onto a gravelled hornbeam tree-lined drive with box hedge edging. There is a gravelled parking area which leads to the main entrance. The house is built of Cotswold stone under a tiled roof. Double oak doors lead into the reception hall which has a terracotta floor and gives access to the main reception rooms. Straight ahead is the drawing room which has double aspect views out onto Brailes Hill and views towards Chipping Norton, Stow and Bourton. The drawing room has a wood burning stove to the centre with a Cotswold stone fireplace and oak floors. The drawing room has full height glass windows with a door opening out onto the patio area giving access to the phenomenal and far reaching Gloucestershire views. To the left of the drawing room is the recently renovated kitchen which has a marble floor throughout, a centre granite work station, Miele appliances and a four door Aga. There is a sitting area to the far side of the kitchen with an open fire and triple aspect views out onto the garden, lake, paddocks and beyond.

To the left of the reception hall is the dining room which has wooden floors and full height windows/doors leading out onto the patio. To the right of the reception hall are two/three double bedrooms and a bathroom. An oak staircase leads up to the first floor accommodation which has a spacious double bedroom suite with a spa bath. To the right of the staircase is the master bedroom suite which has the added benefit of a balcony with far reaching views over the lake, paddocks and Cotswold countryside views. To the far side of the house is a study/bedroom which has doors opening out onto the patio area with stone mullion windows with views onto the carp pond and open field. The patio leads up to the pond and formal gardens. In the kitchen, the spiral staircase leads up to the library/sitting room, a door then leads through to the cinema room. Behind the cinema room is excellent additional storage. A one bedroom flat can be accessed off the media room which also has its own access externally. The flat compromises a sitting room with a kitchen to one side, a study area, a double bedroom and a shower room.

Gardens & Grounds The Grange is incredibly private, sitting in the centre of its own land with exceptional views across the Vale of Evenlode and beyond. Surrounding the house are attractive herbaceous borders, retained raised terraces overlooking the lake with a variety of water fowl and your own paddocks enclosed by mature hedging. Near to Grange Lodge there are Cotswold stone stables with a tack room, currently used for storage and a large steel-framed barn (partly used as a workshop). All have excellent access to the gardens and fields for all machinery. The gardens are extremely attractive including an enclosed kitchen garden with greenhouse, orchard and formal gardens. There is water to all fields fed from your own bore hole with a reservoir. There is an irrigation system to the majority of the garden and three-phase electric. Garages Barn
