Chalets Hohentauern The chalets are being built in the centre of the charming mountain village of Hohentauern (1,274 metres), next to the ski lift. The plot sizes varies from 420m2 570m2. The detached chalets have an unobstructed view and be built in various designs. Regarding this project, the system is simple: you choose your plot (about 500 m2) and the chalet will be built with a floor area from 70m2 200 m2. There are many possible additional works that can be carried out in order to personalize the design of your chalet. The region Styria is situated in the southern part of Austria and is a rugged woodland area. This region has not yet been discovered by tourists and is therefore more peaceful than other Austrian regions. You can spend wonderful holidays here, combining long mountain walks and other sporting outings with culture and relaxation. In the winter Styria turns into the white heart of Austria, with impressionable ski areas and in the summer, it is best known for its many lakes, thermal baths and the impressive Hohe Tauern mountain range. The capital of Styria is Graz. In 2003 Graz was the cultural capital. The beautiful old inner city is hailed an UNESCO area and offers monasteries, castles and museums. With in excess of 200 sunny days a year and guaranteed snowfall throughout the winter, it a perfect all year round holiday destination.
Winter The resort of Hohentauern is small, has 15 km of well-prepared pistes and is a perfect place for skiers who want to enjoy winter s pure nature with their families. Being advantageously situated at heights of between 1,250-1,800 metres, there is guaranteed snow all winter long. As soon as it begins to snow, everything revolves around winter sport. Hohentauern also has a Children s Paradise with magic carpet (conveyer belt), merry-go-round, fairytale forest etc. Close by is the Lachtal. More mountain, more ski! High up, at 2200 m, the snow is glittering, while you are enjoying the beautiful panorama of the Styrian mountain world, deep blue the sky above you. The second largest Styrian ski resort attracts visitors with the most beautiful slopes. A total of 140 hectares of slopes at an altitude of 1.600 to 2.222 m invites all skiers, carvers and boarders. The slopes are varied - something for everybody with a total length of 33 km. The snowboard-park at Lachtal offers two kickers of different sizes, a cornerjump and two rails. The new Wetter Pauli piste is ideal for families.
Summer Hohentauern probably has even more activities to offer in the summer than in the winter. Nearby there is an indoor swimming pool and an 18 hole golfcourse in Weissenbach. You can enjoy horse riding, fishing, cycling and mountain biking. The area is a walker s paradise with more than 200 km of marked routes nearby. A few kilometres away is the Keltenberg Adventure Park with a waterworld and a village built on poles great for the children!
The project The chalets are of traditional Austrian style and built with high-tec 10 cm massive wooden walls with strong isolation and untreated larch wood cladding. The foundations and pillars are of reinforced concrete. Only high grade materials are used in order to achieve a high quality finish. The chalets are builton large plots of between 500 and 600 m2. You can choose a living space of between 70 m2 and 200 m2. Additional luxury such as a carport, sauna, covered terrace and garden room can all be integrated in the chalet. This means you can really design the chalet suited to your needs and wishes. Later in this brochure you will find floor plans of the different types. An additional brochure with technical drawings and a list of options can be provided to you upon request. The bathroom is included in the standard price. The guide price for the provision of a fully fitted kitchen (Including equipment), the furnishing of living room, bedrooms, etc. is approx. 15.000-25.000 Euros excl. VAT.
Prices Chalets Hohentauern is a development of Almdorf Bauträger GmbH. The company has been a specialist in the development and construction of traditional wooden chalets for over 20 years and has built more than 500 houses in a variety of projects. The plot sizes are between 420 m2 and 570 m2. It is possible to split the plots of appr. 500 m2 into two parts. On each part an ECO70 (3 bedrooms) or 100 (4 bedrooms) can be built. ECO 70 Deluxe from EUR 179.000 calculated based upon the purchase price of the chalet (inclusive VAT). The stamp duty is 3.5%, the fee for registration in the Grundbuch (land registry), 1,1% and the notary fees, 1.5%. If you choose to let the property you will be able to reclaim the VAT on the purchase price. There is an agreement with the tax office whereby you do not need to pay the VAT before financing. T115 type Sonneck Example with additional options The Sonneck chalet is a variant on the type 115. The Sonneck type is a combination of a 4.5 x 3 meter conservatory on the ground floor and a luxury transverse extension with a slanting roof on the first floor. The conservatory has panorama glass and a door to the terrace. The extension on the first floor has 27m2 floor space, windows covering the whole façade and a fully furnished bathroom as standard. This compromises a toilet, bidet and whirlpool corner bath. As an additional option, there is space for an infrared sauna cabin, fitness area, walk-in shower etc.
T115 with the option Wellness-Chalet The spa is equipped with the Sasha Jacuzzi. This is a combination of a sauna, shower and hammam. The large panoramic glass wall from the Spa Suite offers a great view of the nature and surrounding mountains. On the ground floor of the chalet you will find the entrance with storage room and a spacious living room with panoramic windows, sitting area, dining area and open kitchen. On two sides of the chalet is a sun terrace with a Jacuzzi Hot Tub. On the floor 4 spacious bedrooms and a luxurious bathroom.
Wellness Chalet
Accessibility Hohentauern can be reached from a number of airports. It is a two hour drive from Salzburg or 3 hours from Vienna. Another option is to fly to Graz or Klagenfurt which is a 1 hour drive. Hohentauern is practically fully accessible via the A9 motorway Graz Liezen. From the exit Trieben it is only a 9 km drive to Hohentauern.
Rental and Management Austria has strict laws for the acquiring of real estate by foreigners. As a European resident you are able to purchase a property in Chalets Hohentauern without a special licence. Regarding the renting or not renting out or the property or using it as a second home. NO RENTAL OBLIGATION. This entitles the project to be exempt from the national legislation with regards to development and has a Zweitwohnsitzgenehmigung (or dual house licence) which allows you to rent out your chalet through a professional body, use it as a second home or keep it as permanent residence. don t want to let it. With professional rental you can make an attractive income of between 4-7% per year. Mortgage We have mortgage offers from several Austrian banks. On-site viewing In the region we have several projects, all in a different state of realization. To get the best impression of our chalets and the environment, we recommend you to do an on-site visit of at least two days. We will be happy to host you for one or two half days and explain all the details about our projects. This will give an excellent and complete overview of the various possibilities we have to offer. You can stay in a hotel or rent one of the chalets at special conditions (EUR 60-125/day, depending on availability and location). We will guide you through the whole process of buying the house, from the first orientation to the hand-over of the finished chalet. We will inform you of the notarial and purchasing procedures, mortgage, rental possibilities and the Austrian laws with respect to building and fiscal matters. During the purchasing process we will provide you with clear drawings and price quotations, an overview of all related costs, mortgage calculations etc. Obviously, we can also arrange your mortgage application with an Austrian bank and assure that the notary is provided with the right documents.
