ACCOMMODATION PURPOSE Thank you for your interest in staff accommodation. This comprehensive brochure has been created to provide you with information on the services provided at staff accommodation. The accommodation is provided to encourage recruitment into the Oxfordshire area and provide new employees the opportunity to start work and find permanent living arrangements. The trust provides affordable and convenient accommodation in Oxford at the Littlemore Mental Health Centre and Warneford Hospital. The accommodation gives employees the ability to rent a range of properties at low cost on a short to medium term basis; such as single room, single en-suite rooms and one bedroom flats. The trust accommodation comprises of different rental amounts dependant on which property being rented and the type of tenancy being issued, which makes it flexible to staff to choose the right accommodation for their needs.
IMPORTANT INFORMATION Due to the popularity of this service, priority is given to key workers, such as nurses, those who are directly employed by the trust and those living outside the Oxfordshire area. The properties can then be considered for other workers. The properties offered are not suitable for children and are available on a single occupancy basis only. At certain times during the year, the accommodation can be very busy and it may be necessary to add you to a waiting list until a property is available. All tenants must purchase their own TV licence and optional internet and telephone services. These are not provided by the Trust. A holding fee will be required in order to reserve the property and remove it from our availability list. The holding fee will be deducted from the first months rent due. Should the tenant withdraw from the proposed letting, through no fault of the landlord or managing agent, all or a proportion of the holding fee will be retained. None of the holding fee will be retained should the Tenant s withdrawal be due to a breach of the proposed letting by the landlord or managing agent. The holding fee shows good faith on the part of a prospective tenant enabling the landlord or managing agent to take further action in the confident knowledge that the applicant is serious and committed to the property. The tenancy deposit is payable upon signing of the tenancy agreement. Your deposit will be protected under a deposit scheme within 30 days of the payment being made. The deposit is equal to one month s rent. This will be refunded to you when you vacate the accommodation. A 75 administration fee will apply to some tenancies. You will be notified in advance if this charge applies to you. The utility bills and council tax are included in your monthly rent amount.

TENANCY TYPES Depending on the employment circumstances of a tenant, we will issue different types of agreement. We have explained the agreement types below. Assured Shorthold Tenancy (AST) agreements are available to members of staff who hold a substantive contract with the trust who are paid directly via salary. The AST is a contract between the tenant and the landlord and it details the legal terms and conditions of the tenancy and is the most common agreement used in the UK. The trust issues an AST for a fixed term of six months, with the possibility for renewal* The tenant can terminate the agreement with four weeks notice. A tenancy at will is a property tenure that allows flexibility for both tenant and landlord and is a short term measure. A tenancy at will is available to temporary members of staff such as agency, locums and sessional workers. There is no fixed duration and no formal agreement is formed with a tenancy at will. Both landlord and tenant are able to terminate the tenure at any time with one weeks notice. A tenancy at will can also be used when the landlord grants permission for a prospective tenant to occupy the accommodation whilst an AST agreement is being formalised.
