Location: The Snake River Ranch is located approximately 1¼ miles east of the Ken Curtis Bridge and Highway 46 also known as Clear Lake Road. This provides easy access to I-84 to the north and Buhl to the south. The ranch fronts the Snake River and River Road for over one mile. Features: This pretty property contains an approximate total of 220 acres more or less. A unique feature of this ranch is that it includes land above the rim of the Snake River Canyon with the ownership controlling the land within its boundary from the rim to the river. There is also a private road which was an old stage route from the top of the rim to the river where there was once a ferry. The ranch has been historically used as an orchard and also for livestock pasture. It is also habitat for deer, quail, wild turkeys, ducks and geese. Streams of water and springs flow through the ranch year around which adds to the potential for different ideas and uses. The elevation near the river is about 2,960 feet and above the rim is 3,350 feet above sea level. This change in elevations allows for stunning views from many parts of the ranch and
natural pressurization of water for irrigation and domestic uses. There are three water rights for irrigation of 63.5 acres which have priority dates as early as 1913. There are also 29.88 shares of Twin Falls Canal Co. water stock appurtenant to the ranch. Approximately 25½ acres are currently irrigated by a pivot and other land is irrigated by gravity flow and some hand lines. In addition to the irrigation water rights there is a water right for fish propagation. Detailed information about the water rights is available at LeMoyne Realty & Appraisals, Inc. The owners have been pasturing approximately 140 cow calf pairs from late May to the first part of November on the ranch. Buildings: There are good building improvements on this ranch with a home and shop building near the river. The home is a brick and frame 3-bedroom, 1 3/4-bath containing approximately 2,476 square feet that has a kitchen, den and utility room. There is also a walk-in cooler. There is a covered patio and carport all in a nice setting with a large lawn and trees. This home was built in 1961. Water for the Home in the Canyon home comes from a spring and there is a well at the site that is not currently used. The shop was built in 1985 and contains 1,536 square feet. It has two overhead doors and has a steel roof and walls.
