Noble s Park Pavilion Restaurant Information Pack
Introduction Douglas Borough Council invites submissions from parties interested in the tenancy of the Noble s Park Pavilion restaurant. The Council is seeking a tenant who can provide a high-quality, family-orientated, year-round service for the Park. The restaurant is contained within the Noble s Park Pavilion which comprises sports changing rooms, the restaurant, a community facility together with facilities for the Park. Lease Information A standard commercial lease will be negotiated with the successful tenant. The tenant will be responsible for the final fit out in accordance with detailed plans and specifications approved by Douglas Borough Council. Any necessary planning permission or building control application required for the fit-out of the unit must be approved by the Council. Tenants should be aware of the existing planning consents for the whole of the Noble s Park Pavilion. This document does not purport to represent the final lease conditions applicable to the tenancy. Rent and Utilities The rental level will be determined by tender. Rates VAT and insurance will be payable in addition to the rent tendered. The property is offered as a minimum of three and maximum of seven year tenancy. Throughout the tenancy the tenant will be responsible for repairs, maintenance and decoration. All rents must be paid in advance by direct debit. Maintenance Douglas Borough Council will be responsible for the maintenance of the external structure and ensuring the building is weather tight. Insurances and Official Documents The successful tender must provide copies of their public liability insurance and risk assessments. The Council will insure the building and recharge the tenant. Usage The property is to be used as a restaurant, no alternative uses will be considered.
Operating Period and Hours The restaurant will operate on a year round basis. Prospective tenants will be expected to provide anticipated opening hours as part of the application process. The Council envisage that the restaurant will open no later than midnight on any day without prior permission. Ancillary Services Offered There is a potential opportunity for an agreement with the Council in respect of ancillary services offered, for example, tickets for leisure events/facilities and a joint opportunity for use/management of the Noble s Park Pavilion Community Room.

Both rent offered and the business proposals will be taken into account in the selection of a tenant, and Douglas Borough Council is not bound to accept the highest, or any, tender.
