Ground-breaking ceremony for "Quartier Riedenburg" On the site of the former Riedenburg Barracks, the new residential district "Quartier Riedenburg" is being developed by the Gemeinnützige Salzburger Wohnbaugesellschaft (gswb) and STRAUSS & PARTNER Development GmbH, the Austrian subsidiary of UBM Development AG. The ground-breaking ceremony took place on 29 July 2016 in the presence of Minister Hans Mayr, Mayor Dr. Heinz Schaden, Councillor Johann Padutsch, Brigadier Heinz Hufler, representatives of the architectural firms, planners and construction companies as well as with neighbors. The approximately 35,000 square meter property of the Riedenburg Barracks provides the opportunity to create affordable housing for young families, singles, single parents and seniors. The former military site between Neutorstraße, Moosstraße, Sinnhubstraße and Leopoldskronstraße, which has not been accessible to the public until now, will see the development of a large underground car park with over 300 parking spaces, a total of 22 buildings with 316 rental, rent-to-own and freehold apartments as well as shops and offices. The public information meetings for the project proved how much interest there is from young families and seniors, who want to take advantage of the assisted living apartments on offer, and showed that people are looking forward to the new residential development in this central city location. The winning project of an international architectural design competition envisages groups of three buildings around an open square which lies slightly above ground level. The building density of the site is determined in accordance with the provisions of the development plan of the basic level with a floor space index (FSI) of 1.2. Common rooms, studios and bicycle rooms shall be provided on the ground floors of each residential building. gswb is to build a total of 18 buildings with 253 apartments (including 30 freehold apartments), a kindergarten for the city of Salzburg, commercial space as well as offices and studios.

STRAUSS & PARTNER Development GmbH is to construct four buildings with 63 freehold apartments and two offices. In addition, a 5,000-square-meter open-access park is planned on the site. The car dealership at the southern end of the property will remain. The listed historic brick building on Sinnhubstraße will fulfill a cultural function and shall continue to exude charm and charisma over the quarter. The Biedermeier Villa, built on the corner of Neutorstraße and Leopoldskronstraße by Georg Laschensky in 1841, is also a historically protected building and is envisaged for commercial use. 2012: gswb and UBM acquire Riedenburg Barracks gswb and UBM Development AG (formerly UBM Realitätenentwicklung Aktiengesellschaft) were awarded the contract for the acquisition of the Riedenburg Barracks and the Neutorstraße kindergarten in autumn 2012. The Salzburg Military Command, which was stationed in the Riedenburg Barracks at the time of the sale, was transferred to the Schwarzenberg Barracks in Wals in early 2015 and the site was subsequently handed over to the gswb and STRAUSS & PARTNER. Following the handover, an ex-military building and the Riedenburg sports hall were provided free of charge to the State of Salzburg for the accommodating of asylum seekers until March 2016. After completion of all the regulatory processes, the demolition of the barracks commenced in June 2016. Now, after a three-year planning phase, the construction of the new Quartier Riedenburg has begun. With this, the currently largest construction site for a residential project in the State of Salzburg is underway.

Several years of project development Together with the city of Salzburg, gswb and STRAUSS & PARTNER carried out a collaborative workshop process in which a range of experts established determining factors regarding traffic, noise, trade and social issues for the development of this ambitious residential project in the central city location. Not only were various municipal departments, institutions, advocacy groups, and ICOMOS (Austrian National Committee of the International Council on Monuments and Sites) involved in the process, but local residents and interested people were also included in the course of several public meetings. International architectural competition In December 2013, the specific framework conditions were decided by the city senate and a two-stage international competition was held. In the tender, the commissioning or combining of multiple design offices for joint implementation was envisaged due to the large scale and the sensitive historic location of the project. 97 international offices took part in the anonymous architectural competition. Under the direction of the former Chairman of the architectural advisory board, Rüdiger Lainer, the competition jury unanimously decided in favor of the Salzburg architectural firm Schwarzenbacher. With this, a local firm prevailed against strong international competition. The winning project from Schwarzenbacher was further optimized over a period of a few months and was eventually interwoven with a proposal by architect Thomas Pucher from Graz. Pucher s concept stood out due to the fact that his scheme dealt with the preservation of the listed Biedermeier Villa on the corner of Neutorstraße / Leopoldskronstraß in such a unique way. Upon recommendation of the jury, the firm Agence Ter was also commissioned for the design of the outdoor spaces. Many of the residents suggestions and wishes were able to be incorporated into the project with the design revisions.

The gswb offer 18 of the 22 buildings of the new Quartier Riedenburg will be built by gswb. In addition to the classic two-, three- and four-bedroom rental, rent-to-own and freehold apartments, special attention in the residential mix is placed on the different housing needs of our society: The result is not only apartments for singles and single parents, but also apartments that meet the criteria for assisted living and shared apartments for senior citizens as well as apartments which are specially tailored to the needs of people with disabilities. Small starter apartments can also be found in the residential mix. A total of 163 rental apartments, 60 rentto-own apartments and 30 freehold apartments are to be built by gswb. Rent-toown apartments offer their tenants the opportunity to buy the apartment after ten years. If a tenant does not wish to take up this option, then they can continue to rent the apartment. Half of the rental and rent-to-own apartments will be assigned to the housing authority of the city of Salzburg and the other half to gswb. In the buildings along the Neutorstraße, gswb will construct commercial spaces, offices and apartments on the upper floors. gswb is to build a new kindergarten for the municipality of Salzburg. This is designed for four groups and scores highly with its generous green space. Restaurants, day café, studios and start-up offices around the newly established squares will underline the new urbanism in the Quartier Riedenburg. The STRAUSS & PARTNER offer From autumn 2016, STRAUSS & PARTNER Development GmbH, the Austrian subsidiary of UBM Development AG, will construct four unique residential buildings with two offices and a total of 59 high-quality freehold apartments ranging from 47 m² to 110 m² in size. In addition, there will be also be four premium apartments with floor areas of between 122 m² and 187 m². A total of 77 underground parking spaces will be assigned to the apartments.

The apartments stand out with their modern architecture, their perfectly designed layout and their generous window fronts allowing the wonderful surroundings to shine in their best light. In addition, each apartment has generous open spaces and private outdoor areas such as terraces, balconies or direct access to the garden. With this, the personal spaces are connected with the living environment of the parklike settings of the Quartier Riedenburg and the unique nature of the surrounding area. Whether relaxed singles, energetic seniors, agile families or couples in love - the Quartier Riedenburg offers the ideal living space for a wide variety of different people. Plenty of green space for all residents and neighbors: The new Quartier Riedenburg will present itself with great generosity and accessibility to the surrounding area: The open space concept provides an approximately 5,000 square meter large connected green space oriented towards the Rainsberg. The park grounds are designed in such a way that the previously walled off barracks site will be freely accessible to the public by foot and cycle paths. The central point of the project is the spacious park, which shall be available for use to the whole district. The open design provides paths, squares, play areas and generously landscaped green spaces. The interior of the new city district will be free of traffic. On a site which was once surrounded by a wall and not accessible to the public, a new and open urban structure will be created in the near future. The mobility concept The underground car park will have multiple entrances and exits and provide more than 300 parking spaces. Twenty parking spaces are located on street level for visitors and suppliers. The planned mobility concept, however, also places particular value on adequate bicycle parking spaces. Around 830 bicycles will be able to be parked underground and above ground. Two parking spaces with charging stations for electric vehicles will also be provided. These vehicles can be

hired by the residents so that it is easier for them to go without a private car or a second car. The Riedenburg Barracks - a site with history The Riedenburg Barracks was established in the 17 th century and is the oldest barracks in Salzburg. The prince archbishop military took advantage of the terrain at the foot of the Rainberg as a drill ground. In 1661, the Salzburg city shooting range relocated from the district of Nonntal to the site in Riedenburg. In 1730, the Salzburg provincial government built five wooden barracks, which are considered the first military buildings on the site. These accommodated 600 soldiers and 230 horses. The barracks as it appears today was primarily built around 1860. Artillery troops were stationed in the Riedenburg Barracks at the time of the Imperial and Royal Army and the Armed Forces of the 1 st Republic. After the Second World War, the Americans used the barracks and it served as a refugee camp. On 1 st November 1955 the B-Gendarmerie, the predecessor organization of the armed forces, moved into the barracks. In 1963 the command of the 8 th Mountaineer Brigade developed into the Salzburg Military Command. On the 3 rd October 2014, the Riedenburg Barracks were officially handed over for civilian use.
