Applicants must have positive credit rating- Applicants with no credit history may be considered with additional deposit requirements. Applicants must satisfy all outstanding rent/utility balances before consideration. Employment/Income- Applicants must have verifiable and consistent employment and/or income sources which provide a minimum of three times the rent amount of floor plan of choice. Rental History- Applicants must have verifiable mortgage/rental payments with positive payment history. Applicants with no prior history may be considered with additional deposit requirements. Criminal Background Check- A criminal history report will be required for each applicant and every occupant of the community age 18 and over. Any applicant with a felony conviction within the last 10 years will be disqualified and denied occupancy. All applicants with convictions involving sex crimes, violent crimes, crimes against children, or the manufacture/distribution of drugs will be denied occupancy regardless of date of occurrence. Number of Occupants- No more than 2 occupants will be permitted per bedroom in each floor plan. Guarantors / Co-signers- A guarantor will be considered for occupants over the age of 18 and participating in a full time educational program. Students classified as independent adults are not eligible for a guarantor. Guarantors must meet all criteria as outlined. Roommates- Applicants applying as roommates are required to complete separate applications and each applicant must meet the application qualifications independently. Age Requirement- All applicants must be at least 18 years of age. Pet Policy: Pets are welcome provided they meet weight and breed criteria. Pets must not exceed a 25 lb. max adult weight and current immunization records will be required. A non-refundable pet fee of $350 is required from all residents with pets. A deposit of $500 is required from owners of two pets. Aggressive animals of any size or breed are prohibited. Community will strictly enforce leash and curb policy. Maximum of two pets per apartment. School Zones: Quail Run Elementary- Grades K-5 Warner Robins Middle School- Grades 6-8 Houston County High School- Grades 9-12
Fees and Deposits: Due for Reservation Process $ 50 Application Fee $300 Reservation Fee o $200 of reservation fee eligible for refund at time of vacate. o $100 of reservation fee is non-refundable and will be applied to refurbishing costs at the time of vacate. Payments Due Monthly Rent payment Utility payment- $25 charge paid to Asbury Parke for water, sewage and trash service each month. No set-up fee or deposit required. Electricity- Service is provided by Flint Energies. Service to be established by resident prior to lease signing. Optional Monthly Services Garage Units- Garage units are located throughout the community and may be leased depending on availability. 20 x 12 Garage with Remote Access- $95 High Speed Internet/Cable Service- Provided by Cox Communications. Each apartment is pre-wired. Service to be established by resident. Satellite Service- Available to apartments with line-of-sight capability. Please discuss this option prior to apartment assignment. A refundable deposit of $50 is required. Phone Service- Available through Windstream. Service established by resident if desired.
