Press release Nio Prenzlauer Berg development project: 190 condominiums and four townhouses in the Scandinavian Quarter go on sale On 16 September, real restate agency David Borck Immobiliengesellschaft launches the sale of 190 condominiums and four townhouses in the block bordered by Finnländische Strasse and Bornholmer Strasse. Besides groundfloor apartments with terraces, idyllic apartments overlooking the courtyard gardens and classic full-storey apartments, the development will also feature sunny penthouse apartments with views across the roofs of Berlin. Berlin, 16 September 2015. Nio is Swedish for nine. The name of the new project by Premium Immobilien Deutschland GmbH has two meanings: firstly, it relates to the Scandinavian street names of Berlin s trendy Prenzlauer Berg district, and secondly it characterises the development, consisting as it does of nine buildings featuring different types of homes. This project closes one of the last remaining major urban development gaps in Prenzlauer Berg. The Scandinavian Quarter, as the district has been dubbed on account of its street names, is a neighbourhood that is popular with families. The complex is being constructed in the northernmost part of the quarter between Finnländische Strasse, Malmöer Strasse and Bornholmer Strasse. The area is quiet yet situated very close to the lively Schönhauser Allee and Gleimstrasse area a mixture of peaceful and vibrant neighbourhoods that is particularly attractive to young people and families. Prenzlauer Berg has excellent public transport and road links and thus is easily accessible from all directions. There is a wide range of shops supplying all the daily essentials within easy walking distance. Demand for property in Prenzlauer Berg is as always very high, with rents constantly rising. The nio development was designed by the two Berlin architects Ester Bruzkus and Dominik Krohm, each of whom handled different parts of the project. The uniqueness of the new complex is to a large degree characterised by the different approaches of the two architects. Their open, modern and sophisticated architectural style gives the buildings an unusual ambience, says Caren Rothmann, proprietor and MD of David Borck Immobiliengesellschaft. Ester Bruzkus and Patrick Batek of Bruzkus Batek Architekten designed the three buildings along Finnländische Strasse.The façades, interior layout and features of the buildings are contemporary, fitting in perfectly with the lifestyle of the Prenzlauer Berg district. The four townhouses, each of which has a separate entrance and a ground floor terrace, also bear the architects signature in their upscale design quality. The architects are not afraid to incorporate interruptions or contrasts in their work. The façades of the three buildings are elegant, featuring striking projecting and recessed elements and a range of materials including reinforced concrete, metal meshwork and wooden panels. Offering between one and five rooms, the units range from 40 to 148 sqm in size and are appointed to a very high standard. Every unit features a balcony, a loggia or a terrace, underfloor heating in all rooms, and generously proportioned open-plan kitchen diners. The stylish units are therefore ideal for families with children but are equally suited to designconscious, creative couples or individuals. Square metre prices start at approximately 3,800.

These have intentionally been given a classic look and feel to blend in with neighbouring period buildings. The architecture is clearly structured and elegant. The timeless design is echoed inside the apartments, with wooden windows and parquet and tiled floors. All the apartments feature loggias or balconies. The penthouses have large terraces overlooking the Bornholmer Brücke to the north and the complex s idyllic courtyard gardens to the south.
