This project closes one of the last remaining major urban development gaps in Prenzlauer Berg. The Scandinavian Quarter, as the district has been dubbed on account of its street names, is a neighbourhood that is popular with families. The complex is being constructed in the northernmost part of the quarter between Finnländische Strasse, Malmöer Strasse and Bornholmer Strasse. The area is quiet yet situated very close to the lively Schönhauser Allee and Gleimstrasse area a mixture of peaceful and vibrant neighbourhoods that is particularly attractive to young people and families. Prenzlauer Berg has excellent public transport and road links and thus is easily accessible from all directions. There is a wide range of shops supplying all the daily essentials within easy walking distance. Demand for property in Prenzlauer Berg is as always very high, with rents constantly rising. The nio development was designed by the two Berlin architects Ester Bruzkus and Dominik Krohm, each of whom handled different parts of the project. The uniqueness of the new complex is to a large degree characterised by the different approaches of the two architects. Ester Bruzkus and Patrick Batek of Bruzkus Batek Architekten designed the three buildings along Finnländische Strasse.The façades, interior layout and features of the buildings are contemporary, fitting in perfectly with the lifestyle of the Prenzlauer Berg district. The four townhouses, each of which has a separate entrance and a ground floor terrace, also bear the architects signature in their upscale design quality. The architects are not afraid to incorporate interruptions or contrasts in their work. The façades of the three buildings are elegant, featuring striking projecting and recessed elements and a range of materials including reinforced concrete, metal meshwork and wooden panels. Offering between one and five rooms, the units range from 40 to 148 sqm in size and are appointed to a very high standard. Every unit features a balcony, a loggia or a terrace, underfloor heating in all rooms, and generously proportioned open-plan kitchen diners.
