Well we stopped investing (as most novice investors do) when we had used all of our cash and sat back waiting for property prices to rise (convinced, again as a novice, that they never go down!). As you may be aware this didn t exactly go to plan over the next few years when property went through one of it crashes and they didn t go up very much at all for quite a few years. So feeling very disheartened that we had put all our cash into something that wasn t really giving us the returns that we thought it would but also was giving us lots of headaches with tenants from hell, repairs constantly (or as it seemed) needing doing we did lose a bit of faith in property investing overall. As the years went by the mortgages on all these properties went into variable rates and as we know with the current interest rates so low this meant that we then saw a big turn-around in just how much money we were actually seeing build up in the bank from the cashflow* these houses were making.
Faith started to restore and in 2011 Tracey, being a driven Capricorn, decided that there must be more to this and if we educated ourselves she was sure that more could be made from property investing. The Cashflow they are generating from property with the added bonus of long term capital growth the Tanwood Property Partners is growing every day. *Cashflow is the amount of NET income gained through renting our Buy to Let property So back to the Hints and Tips you have asked for.. below you will see the first of the useful Hints and Tips detailing how to find your Goldmine area, the area where the demand is high for rental accommodation and it is suitable for you to manage. We also provide you with contact details of how to get more help and become a successful Property Investor. Finding your Goldmine Area The first thing you need to find is the area, which should be, if possible, within 15 miles of where you live, that is good to invest in. How do you do this? The answer is research, research and more research. You need to locate a town/city that has as many built up areas as possible and has as many of the following in it: o University o Big businesses o Industrial areas o Large Hospital These things mean that there will be lots of workers/students wanting to rent housing in this area You want to research your chosen town/city in as much detail as possible. Find out things like: o The number of people who live there o What travel links it can offer to other parts of the country ie: rail, motorway networks etc o What leisure facilities it has o Things that make it a great place to live The town local council website is always a good place to start but using the internet you can find out so much about any town/city via a range of websites.
You need to find out how much people will pay for house rents and room rents in your chosen town/city. Search for the Local Housing Authority (LHA) rates for your town on the internet to see how much those on LHA benefits can claim for a room/house in the area. Many local councils have huge housing waiting lists so this could be a good market for you to get tenants from! You also need to find out the Private rental rates for your area too so you have a comparison. Research the type of property within areas of your town/city. There may be specific areas that have more of the type of property that you want to invest in. You can generally find a Housing Market Assessment that has been run on the area from the local council website. Find out where the local schools are within your town/city areas, where the Hospital is so you can begin to identify the areas that people may prefer to live. You need to research the type of property/rooms that are being offered to rent now by your competitors the aim is that you try to offer something different to them may be, like Tanwood Property Partners you offer a higher standard or accommodation which will enable you to charge more for your houses/rooms. Use the internet for this ie: rightmove.co.uk, gumtree.co.uk, houseladder.co.uk Research the current Letting Agents in the area speak to them to find out what type of property they find rents quickly and easily, are there any areas that rent better/quicker, are there any areas to avoid? These Letting Agents will also give you a good idea of the type of rent that is being achieved for rental property/rooms in the area Post a test advert for a room in a house to rent in your local area an example advert is below. On Gumtree.co.uk this is free and they do work better if they have pictures of rooms etc use room images from Rightmove.co.uk on houses for sale in a location that is nowhere near you! Price your room slightly higher than those standard rooms that are currently being advertised to see if you can achieve the highest rate possible for your rooms (remember you will obviously need to provide the service you say you will when you get your rooms up and running!) Ensure that you have a spread sheet where you can record the details of those phone calls you get enquiring about your rooms these could become your first tenants!
The responses you get from this advert will give you a good indication of what will work in the area ie: single or room rentals, most popular type of property wanted etc. If you don t get any calls then this is a sure sign that this area is not in demand and you need to rethink the Goldmine area you will focus on.
