The student life center is located at 2401 Walnut, and Pub takes place at the Armory on 23rd between Chestnut and Market Streets. 4 The student life center at 2401 Walnut is home to the Office of Student Life, The WGA, the Wharton Journal, and a number of other student groups. Students can use the space for studying, rehearsals, group projects, and events. Pub is a weekly get-together on Thursday evenings for Wharton drinkers and nondrinkers alike, where food and drinks accompany a weekly signature event by a student group. Use our intelligent search algorithm to receive a list of top properties Explore property details and reviews Book viewings directly with property managers and leasing agents Intelligent Apartment Search Why we started Very, and how we can help you find your perfect apartment About the data in this guide My housing search began around this time a few years ago. After the initial excitement of getting accepted into grad school and I ran out of Game of Thrones episodes to watch on my company computer, I figured I needed to find a place to live. I really didn t know anything about the city, so I approached every person I knew who went to school or worked in the area to learn more. Countless Google searches, Craigslist refreshes, and spreadsheet tables later, I figured out where I wanted to live. That process helped me find an apartment I love - I managed to balance my desire for space, proximity to students, and high-quality amenities. That said, it didn t make sense that the process should be so time consuming. My Co-Founder (and neighbor), Ashrit Kamireddi, who worked at TripAdvisor prior to business school, went through the same process as I did and thought that the review and data model he knew so well would be a great one to apply to apartments where grad students and working professionals live. Two years and thousands of reviews later, we re proud to offer this guide along with our companion site Very. com. We want this guide to be a starting point for your search: an idea of where you should be looking given your unique situation. The site allows you to go through all of our data in detail and sort buildings by ratings and features. In addition, we ve partnered with the most popular buildings to offer you accurate and up-to-date information, so you don t have to sit in front of your computer refreshing Craigslist. Please reach out to us any time if you have any questions on the guide, our site, or anything else. Definitely try out our Intelligent Apartment Search that will provide you with personalized apartment recommendations based on your unique needs and budget! Good luck with your housing search! Scott Bierbryer scott@veryapt.com Scott Bierbryer is Wharton MBA 2014 grad. Prior to Wharton, he worked at Glenview Capital Management in NYC. He is a Co- Founder of Very and lives in Center City Philadelphia. 6 This guide was compiled from survey data of 1000+ Wharton MBA students We asked students to rate their residences on a 1-10 scale Building ratings are determined by averaging these scores from students Visit Very.com to search quickly for more detailed amenity and rating information At Very.com, you can read reviews on buildings in the guide as well as other great properties in Philly

Rittenhouse Square and Fitler Square You ll probably live here no matter what we tell you Location and Features Rittenhouse square is located in the southwest corner of Center City, east of campus. Rittenhouse Square starts south around South Street and runs north to Market Street. It s bound by Broad Street on the east and 21st Street on the west. Fitler Square has the same north and south boundaries but continues west from 21st Street to the Schuylkill River. This neighborhood is home to the most Wharton MBA students by far. While the neighborhood is among the priciest in Philadelphia, it also boasts some of the best restaurants, shopping, and nightlife. Students typically value being as close to Rittenhouse Square park as possible and often pay a premium for this location. South to north, Center City begins around Lombard Street and ends near Vine Street. Center City contains Logan Square, Franklin Square, and Washington Square. Rittenhouse Square and Fitler Square are also technically part of Center City, though have a significantly higher concentration of students. Living outside of Rittenhouse Square and Fitler Square in Center City allows students to explore more-affordable options while still remaining close to great shopping, nightlife, and restaurants. That said, Wharton events can still be quite far from certain spots in broader Center City. University City Pay less for rent and always walk to campus Location and Features University City is part of West Philly and refers to the area surrounding UPenn, Drexel, and the University of Sciences. University City is defined broadly as the region from the Schuylkill River west to 40th Street. This neighborhood offers the closest proximity to campus and is very affordable. Many Wharton MBA students prefer to live closer to their peers in Center City, but University City offers many cheap housing options and guarantees a short walk to campus. That said, a number of new construction options built recently has resulted in a slight uptick in the number of Wharton students living here of late. The Wanamaker House Fitler Square, 2020 Walnut St 70+ Students Tell us about the WGA and your role as president. The Wharton Graduate Association (WGA) is the student government on campus and an independent 501(c)(3) nonprofit. We are entirely student run and oversee the more than 100 clubs and 20 professional and cultural conferences on campus. We also organize school-wide events and parties (including the world-renowned White Party), and work to foster the strongest Wharton community possible. As President, I advocate for students and clubs, welcome new students, and represent the Wharton student body to our peer schools. I also manage the WGA Council, which is composed of over 25 rock star classmates. And I oversee WGA s sizable budget. Review by Wharton MBA Student Love the building -- very convenient living near other students and close proximity to everything in Center City, and easy transport to campus. Wonderful and responsive staff. What do you enjoy most about living in Philly? My favorite thing about living in Philly is the great world-class restaurants and bars. Oh, and of course, the many BYOB places. One unique aspect of the Wharton community is that most of us live within a short walk of each other. With nearly 90 percent of Wharton students living in the Center City/ Rittenhouse area, the Wharton community is the strongest MBA community. How do you find a roommate? Would you suggest it? Finding roommates is a piece of cake. Maybe you meet someone who you click with at Welcome Weekend, or you sign up on the Google Doc on Facebook, or you ve been connected with a friend of a friend. I live in a 2-bedroom apartment with a Wharton student I met over Welcome Weekend. Living with another student has been a highlight of my Wharton experience. The upside of a roommate is that you almost always have someone to grab food or drinks with, or someone who you can chill at home with and take a break from the hectic, but fun, Wharton experience. Others prefer to live alone so they can decompress after a long day or because they don t want to worry about leaving their clothes on the floor. Highest Rated 1st Edgewater Logan Square, 2323 Race St 9.3 Overall Rating Buildings with the best overall ratings Read more reviews at veryapt.com Moving to Philadelphia Getting adjusted to life in Philly 2nd Review by Wharton MBA Student Edgewater is off the beaten path, which is good and bad. You have your own little place where few students live and so you can get away from Wharton. At the same time, it is a little more challenging to be involved with the very active social scene-again this can be good or bad. The Warwick Condos Rittenhouse Square, 1701 Locust St 9.0 Overall Rating Do you have any suggestions on where incoming students should think about living? Living in Center City is a big part of the Wharton experience. Between evening activities and weekends, you ll spend more time here than you will spend on campus, so don t live too far away. There are a number of high-rises that students seem to prefer, with some buildings having upwards of 50 students each. Having Wharton neighbors can be very convenient, especially when you want to split an Uber to campus. If you re looking for something homier, or you want to recreate the college frat-house experience, a brownstone is a great option. Can you give us some quick advice about adjusting to school and Philadelphia? Make time for the things that are important to you. Wharton is a very social place, and FOMO ( fear of missing out ) can be very strong at first. There are weeks at Wharton when every minute of your schedule will be booked up. Focus on your priorities, and if you have to miss a social event, don t worry: there will be many more. And don t forget to explore Philadelphia while you re here! When you re immersed in Wharton life, it s easy to forget all of the excellent museums, good restaurants, and other fun things that Philly has to offer. What are some of your favorite local spots in Philly? 3rd Review by Wharton MBA Student The lower floors of this building are a hotel, and so the front doors and lobby are always staffed. The business center is open 24 hours and has free printing. My junior one-bedroom is in fantastic condition and very comfortable to live in, despite only having 2 small windows. The Lofts at 1835 Arch Street 8.9 Overall Rating 4th Domus 8.8 Overall Rating 5th 2116 Chestnut 8.7 Overall Rating There are lots of great art museums, but definitely check out the world-famous Barnes Foundation. If you like pro sports, the Sixers (basketball) are an underrated option - the team isn t very good, but tickets are cheap and it is always a fun experience. In terms of food: for lunch near campus, I like Koreana, or one of the excellent food trucks on Spruce Street if you re looking for something fast. For a quick bite in Center City, Wok Works. For a BYO small-group dinner, Audrey Claire. For a more expensive meal, Zahav is the best. Best for families 1st Edgewater Logan Square, 2323 Race St 9.2 Family Rating Highest rated properties by couples and families Read more reviews at veryapt.com Partners and Families Advice from a Wharton parent 2nd Review by Wharton MBA Student Having a private courtyard with BBQ grills, grass and plenty of trees and bushes to explore has been great for my kids. Located just outside the Rittenhouse bubble, but still convenient to both Center City and the highway. Convenient parking, clean new building, with nice big windows looking out over the river. Domus University City, 3411 Chestnut St 8.8 Family Rating What should incoming students/partners know about moving to Philly with a partner and/or children? They are welcome! Both at Wharton and in Philadelphia, having a family has been an incredible experience. Families are always welcome at Wharton events and Philadelphia is full of opportunities to explore and create memories. If you have school aged children, there are great places to live in great school districts, I suggest Fitler Square. What is your favorite family-friendly spot in Philly? This is actually a really hard question, there are so many fun spots in Philly. To pick one, I would say the Philadelphia Zoo. It s right in town and our kids love all of the animals and interactive exhibits. A season pass is inexpensive and it s so close you can go for an hour or all day depending on your schedule that day. Do you have any suggestions on where incoming students should think about living? If you have a family I highly recommend living in Fitler Square. It s in the best school district in Center City, is a close walk to campus, close walk to Rittenhouse Square and 2401, is filled with parks and great restaurants, and has a great family vibe. If you re coming in single or without kids, then most of Wharton lives in Rittenhouse Square in the various high rises, the apartments on 17th and Ionic St are very unique and are close to everything. 3rd 2116 Chestnut 4th 1700 Chestnut 5th 1900 Arch Street 8.7 Family Rating 8.6 Family Rating 8.5 Family Rating 5th Naval Square 8.5 Family Rating 7th Review by Ziad Great Management. A little on the pricier side, but definitely worth it, especially if you have a dog. Rittenhouse Claridge Rittenhouse Square, 201 S 18th St 8.4 Pet Rating What is the pet owner community like in Philly? Amazing! There are a lot of students with pets and people in Philly are generally very pet friendly. We love to walk our dogs in the various parks in Center City and along the Schuylkill river banks. What is some key advice you d give to students and partners coming to Wharton with a pet? Find a dog-friendly building, optimally with tiled or hardwood floors. We love 2116 Chestnut for its private and conveniently located dog run right behind the building. What are some of your favorite pet-friendly spots in Philly? 3rd Review by Wharton MBA Student I have a dog and there are ~30 other dog owners in the building that I know of. Location is great for social purposes, and you can t beat the view of the city (press for an apartment with a view of Rittenhouse Sq if getting a 1 bedroom). The Riverloft Apartments Fitler Square, 2300 Walnut St 8.1 Pet Rating The public dog park at the river (around 25th and Locust) is a great place to socialize your dog. We like Unleashed by Petco for pet supplies (close to Wholefoods, 19th & Callowhill St) and there is a great vet on 20th & Pine Street (World of Animals). GC came to Wharton with his newly wed wife, Emma. They got two puppies right after pre-term. Review by Wharton Partner Building feels very safe, our apt is in a quiet corner of the building with large windows, lots of light and high ceilings and it is very pet friendly. The lofted set up is nice if one person stays up late to study and it s nice to have an extra half bathroom for the litterbox. 4th 4th Riverwest Condominiums 2040 Market Street Apartments 7.3 Pet Rating 7.3 Pet Rating 19

Brownstones Smaller properties and how to find them About Brownstones Brownstones are apartments in older buildings, typically a few stories tall. They usually do not have a doorman, elevator, or many amenities, but are often cheaper and more spacious than the apartment and condo units in larger high-rises. Finding A Brownstone Brownstones can be challenging to find because they tend to be individually owned and do not have full time leasing managers. Brownstone listings for July and August move-in dates typically become available in May, June, and July. You can find a brownstone by searching online listings, contacting a landlord directly, or using a local broker who works with multiple landlords. most popular brownstone landlords If you re set on a brownstone, Wharton MBA students have leased from many landlords, but here are the most popular from the last year: AMC Delancey, City Living Philly, Herman Realty, Kean Realty, Robin Apartments, SLS, Solo Realty, Stolker Properties, University Realty What s Great Lower rents Spacious floor plans Great for hosting 3+ bedrooms available What COULD BE BETTER No doorman Older buildings Few amenities Often farther from campus/downtown TIPS AND Advice Reliable Landlords Check online reviews and talk to previous tenants to find out about your landlord. Look for one that responds quickly to maintenance requests and has a history of fully refunding deposits. Noise and Neighbors Watch out for noisy neighbors or light sleepers who may not allow you to host parties. Sounds often travel well through older buildings and you can easily be disturbed by barking dogs, music, or construction. 27 Lease Terms Leases with independent landlords are negotiable. Check your lease for restrictions on subletters and visitor policies. You may be able to avoid a rent increase by locking in a longer lease.

Likely this will include an application fee ($30-50) and potentially a deposit (up to one month s rent). If you re an international student, you may have to provide alternate information - in the absence of a social security number, bank accounts, etc., often landlords will accept your visa documents and acceptance letter. Landlords will use your information to approve you based only on your credit history and income. In the event where there are issues, a landlord may grant the application on the condition that a guarantor cosigns the lease. after you re approved A landlord will often ask for a security deposit and prepaid rent. A landlord typically charges up to two months rent as a security deposit and will ask for up to two months in prepaid rent. Anything beyond this is more than normal. At the end of your lease and after you give proper notification that you are moving out (typically 60-90 days), the landlord has 30 days to return the security deposit at the end of the lease. The landlord may not return the deposit in full if there are claimed damages to the property or other charges outstanding. LANDLORD GRADES Grades were assigned to landlords by using a combination of management ratings and overall ratings for the properties they manage. Letter grades correspond to the following: A+ Over 9.5 C+ A B+ B 6.0-6.9 9.0-9.4 C 5.0-5.9 8.0-8.9 D+ 4.0-4.9 7.0-7.9 D 2.0-3.9 F Below 2.0 what to look out for Check for additional charges or obligations that could cost you more than the listed price of a property. This could include move-in/move-out fees, renters insurance requirements, condo fees, common electrical fees, etc. Definitely ask about what previous electrical/utility bills have been to get a feel for any additional monthly costs there may be. Be sure to research the landlord and management company before placing any sort of deposit. If you have any specific questions, feel free to reach out to us at contact@veryapt.com. 28
