1.2 Investment in the suburbs 1.2.1 Prices in the suburbs The "Ile de France" region is a large area. You may find many interesting towns in the suburbs of Paris. 2 Buying process in France 2.1 Step 1: Negotiation The procedure may be different in comparison to other countries. It is as follows: - The seller or the agency that sells the property sets a sale price. In principle this will be the maximum sale price. - The buyer may propose to buy at the fixed price. In this case, usually the deal is done. - The buyer can negotiate the price if he wants. The seller can accept the new offer, reject it, or make a counter offer. 2.2 Step 2: Acquisition After agreement on the price, the transaction is completed in two steps: - Step 1: An appointment is set for the signing of the sale agreement. A deposit (between 5% and 10% of the total price) must be paid to the notary. A date is set for the final signature (usually 2 or 3 months later) at the notary office. - Step 2: Definitive signature at the notary office, payment of the balance on the bank account of the notary and delivery of the keys. 3 Residence Permit Obtaining a French residence permit is possible. French Side supports you during the various stages of this procedure. 3.1 Step 1: Prospection Phase Prior to the acquisition of the property: Business Type Visa The company French Side addresses an invitation to the customer. The invitation explains the nature of the acquisition project and allows the client to obtain a business type visa from the French Embassy in Tehran. The duration of this business type visa can vary from several weeks to several months. 3.2 Step 2: Long term residence permit After acquiring the property The client is preparing an application for long-term residence permit. A demand file containing all the supporting evidence concerning the assets and financial position including the property purchased in France has to be submitted. A one year residence permit, renewable will be issued. The renewal of this residence permit is an administrative formality with no particular difficulty. 3.3 Step 3: Application for a 10 years residence permit After a certain period (depending on the case, between one and several years), a 10-year residence permit can be granted.
