Rental valuation We will provide you with a free market appraisal and advice on any work which may be required to ensure your property attracts quality tenants paying the highest achievable rental figure. We can also advise on any steps which need to be taken to comply with every-changing rules and regulations prior to offering the property to let. 2. Professional photography First impressions count and the first thing potential tenants are attracted to are the photographs of your property. We spend time, use professional cameras and skilled photography to capture the best pictures that will make your property let quickly. 3. Web advertising Your property will be instantly available on our daily updated website meridianestateagents.com along with property specification, photography and location maps. Details of your property will automatically be sent to relevant applicants and also loaded onto Rightmove, Zoopla and Primelocation.co.uk. 4. Viewings & being proactive A large number of estate agents close their offices early on a Saturday lunchtime and only do viewings until 5pm. Our offices are open until 6pm during the week and until 5pm on a Saturday and all viewings will be booked in with you first and a text message will be sent to confirm the details. Tenancy agreement Our in house property managers are experts in creating legal and up to date tenancy agreements which can be customised to your requirements as a landlord. Our property managers attend regular ARLA training courses to ensure they are up to date with the latest legislation. We now use state of the art online signature software so you can now sign and view your contract online. 7. Getting the property ready (Landlord s obligations) Before the inventory can be completed the property must be professionally cleaned, including the oven, carpets, windows and if applicable any white goods. Any outstanding maintenance issues must also be repaired (Unless agreed with the tenant) to ensure a smooth move in process. We are happy to arrange for a professional trades person to complete any works required so please discuss this with a member of our team. The landlord has a duty under the Landlord and Tenant Act 1985 to keep the property in a good state of repair and ensure all plumbing, heating, wiring, electrical and gas appliances are kept in a safe and good working order. You are also required by law to have an annual gas safety certificate for all appliances within the property, and smoke alarms on every floor of the building. Legislation is always changing which is why so many landlords choose our comprehensive fully managed service which will ensure your property is kept legal at all times. 8. Inventory We produce a full Inventory and Schedule of Condition prior to the tenant moving into your property. It is essential that an accurate record is taken as this will be used to compare the condition at the end of the tenancy should a claim against the deposit need to be made. We use a professional and trained company to complete all of our inventories to ensure that they are impartial and up to date with the ever-changing legislation. 9. The deposit Taking a deposit ensures security against any damages or rent arrears during the term of the tenancy. Since 2007 all deposits held by either landlord or letting agent, must be registered with an approved Tenancy Deposit Scheme. Under our fully managed or Rent Plan service we take care of all deposit management and registration so you can rest easy that should further legislation changes occur you will be covered. Landlords can suffer fines and even prison if deposits are not handled correctly due to tough new laws, so if you need any advice on this matter please do not hesitate to contact us. 10. Move in day On move in day we will complete our final checks and ensure that everything is in order for your new tenants. Once they have collected the keys, your first months rent will be transferred into your account within 5 working days and a statement will be sent to you. If you choose to manage the property yourself you will be sent the deposit and tenants details so that you can then register the deposit yourself. (Please ensure you seek advice on how to stay legal) Under our fully management and Rent Plan service we will handle the day to day running of your investment and the tenant will contact us directly. We will send you monthly statements confirming rental payments and we will also complete regular property inspections.

Naturally the worst can happen but with Meridian you will have complete peace of mind throughout the time of your tenancy. Our cover is not an insurance policy, and all claims are handled in house and your property manager will be your point of contact throughout.
