BIG TICKET (/COLUMN/BIG-TICKET) Two Penthouses Sell for $60 Million, and John Mellencamp Buys in SoHo Two half-floor sponsor units on the 91st floor of 432 Park Avenue sold to an unknown buyer for $60 million. This was New York City s most expensive closed sale in January, according to property records. Andrea Mohin/The New York Times By Vivian Marino (http://www.nytimes.com/by/vivian-marino) Feb. 2, 2018 The new year began almost the same way as 2017 ended: with outsize closings of combination-ready penthouses at 432 Park Avenue (https://www.432parkavenue.com/). Two half-floor sponsor units on the 91st floor of this super-tall building, on Page 1 of 10

Midtown s so-called Billionaires Row, between 56th and 57th Streets, sold to an unknown buyer for a combined $60,083,577 (https://a836- doc_id=2018010400031001). Each apartment had been on the market for around $40 million. This was New York City s most expensive closed sale in January, according to property records. Just a few weeks earlier, in mid-december, two half-floor units on the 92nd floor and one on the 93rd of 432 Park, also listed at nearly $40 million apiece, sold to another unnamed buyer for $91.13 million (https://a836- doc_id=2017121900639001). It was the priciest sale for all of 2017, as well as the third highest ever for a residence in the city. Page 2 of 10

Gerald E. Ross, a partner at the New York law firm Fryer & Ross, sold an apartment at 15 Central Park West for $21.5 million. Ozier Muhammad/The New York Times In other notable January transactions, the musician John Mellencamp bought a co-op loft in SoHo. In TriBeCa, the actor Josh Hartnett sold his penthouse loft, while Holger Bartel, the chief executive of the website Travelzoo, also sold a penthouse. On the Upper West Side, Aroldis Chapman, a pitcher for the New York Yankees, bought a new condo, and the estate of Jack Rollins, a film producer and talent manager who died in 2015 (https://www.nytimes.com/2015/06/19/obituaries/jack-rollins-dies-at-100- sharpened-talent-like-woody-allens.html), sold his co-op. Page 3 of 10

And on Fifth Avenue, Bruce Winston, a son of the jeweler Harry Winston, purchased an apartment, while the Walt Disney Company s chief executive, Robert A. Iger, and his wife, Willow Bay, a veteran broadcast journalist, sold theirs. John Mellencamp paid $2.3 million, according to property records, for a live-work loft on the entire first floor of 66 Grand Street, a low-rise cast-iron building near Wooster Street in SoHo. Krista Schlueter for The New York Times Page 4 of 10

Also, Gerald E. Ross, a partner at the New York law firm Fryer & Ross, sold another apartment at 15 Central Park West this one for $21.5 million (https://a836- doc_id=2018010400534001). It was January s second most expensive closing. THE LATEST BIG SALES AT 432 PARK were units 91A and 91B. Each has just under 4,000 square feet, with three bedrooms, three and a half baths, and a library, as well as dizzying views of the city and beyond. The combined monthly carrying costs total $32,119, according to the listings with Douglas Elliman Real Estate. Page 5 of 10

The actor Josh Hartnett sold his penthouse loft in TriBeCa at 16 Hudson Street for $3.55 million. Luca Bruno/Associated Press The 91st floor of 432 Park originally had contained only one full-floor apartment, as did the 92nd through 95th. But in 2015, to help spur sales, the developers, Macklowe Properties (http://www.mackloweproperties.com/) and the CIM Group (http://www.cimgroup.com/), divided those floors into two lower-priced units. Now some of the floors are reverting back. The 96-story, concrete-and-glass tower is the tallest residential building in the Western Hemisphere, at 1,396 feet. IN THE RUNNER-UP SALE, at 15 Central Park West, Mr. Ross, the lawyer, sold unit 8B, a four-bedroom, four-and-a-half-bath residence overlooking Central Park. This 3,478-square-foot home also has a separate dining room that could be converted into a fifth bedroom, according to the listing (https://www.compass.com/listing/15-central-park-west-unit-8b-manhattan-ny- 10023/c1201b9a8a01efd4e3f7568e633ee7fdd84e60d3/?origin=synd) with Compass. Page 6 of 10

Aroldis Chapman, a pitcher for the New York Yankees, bought a new condo on the Upper West Side. Evan Joseph Photography Mr. Ross had purchased the apartment in late 2007, as the building was opening, for nearly $11.15 million (https://a836- doc_id=2007123100049001), and returned it to the market in February 2017 with a $33 million price tag. The most recent asking price was $25 million. This was his second sale at the two-tower limestone condominium near 61st Street. Mr. Ross made a bigger profit, though, in 2015, when he sold a larger unit next door, 8A, for $35 million (https://www.nytimes.com/2015/12/06/realestate/central-park-views-for-45- million.html), which was almost double the $17 million he had paid in 2008. MR. MELLENCAMP PAID $2.3 MILLION, according to property records (https://a836- doc_id=2018010400204001), for a live-work loft on the entire first floor of 66 Page 7 of 10

Grand Street, a low-rise cast-iron building near Wooster Street in SoHo. The 1,800-square-foot unit, with 13-foot ceilings and wood and polished concrete floors, has two bedrooms, two baths, a home office and a large work studio. A few blocks away, in TriBeCa, Mr. Hartnett sold PH6C at 16 Hudson Street for $3.55 million (https://a836- doc_id=2018011202197001). This co-op apartment, with 1,965 square feet, has one bedroom and two baths, along with a private rooftop deck. It was initially listed for $4.25 million last summer; its most recent asking price was $3.8 million. Mr. Bartel, who runs Travelzoo, a publisher of travel deals, sold his triplex penthouse at 51-53 Leonard for $8.9 million (https://a836- doc_id=2018010200646002). The 3,287-square-foot unit, which was fully renovated, has four bedrooms and three and a half baths. There is also 3,334 square feet of outdoor space, including a rooftop terrace with a Jacuzzi. Mr. Chapman, who signed with the Yankees after the 2016 season, purchased a 2,841-square-foot apartment, with four bedrooms and four and a half baths on the 35th floor of 1 West End Avenue. The sale price was $7.23 million (https://a836- doc_id=2018012200405003), just below the $7.5 million asking price. The 42-story glass tower opened in 2017. The estate of Mr. Rollins, who was credited for discovering comedy greats like Robin Williams and Woody Allen, sold unit No. 9D at 110 Riverside Drive for $3.45 million (https://a836- doc_id=2018012500310001). The apartment has three bedrooms and three baths. Mr. Winston and his wife, Barbara, paid $4.025 million (https://a836- doc_id=2018011300006002) for unit 34A at 641 Fifth Avenue, also known as Page 8 of 10

Olympic Tower, between 51st and 52nd Streets. The apartment has two bedrooms and two and a half baths and is around 1,800 square feet. Mr. Iger and Ms. Bay sold their seventh-floor apartment at 1125 Fifth Avenue, at 94th Street, for $18.75 million (https://a836- doc_id=2018012400140001), just below the $19-million asking price. The full-floor co-op unit has five bedrooms, five bathrooms and a wood-paneled library, along with Central Park views, according to the listing (http://www.stribling.com/properties/17167735) with Stribling.
