Teenage Retreats Matt s Homes & Outdoor Designs have developed their teenage retreats as a more affordable alternative than a granny flat, whilst maintaining the same modern features. Teenage retreats are a self contained bungalow style homes without the need of a full kitchen or laundry facilities, they can fit easily into your existing backyard. Teenage retreats are a popular and economical option to help solve the problem of accommodation for parents. At Matt s Homes our teenage retreats can be purchased as a DIY kit allowing you to be your own project manager and builder, these are all built in prefabricated panels making it easy for any handyman to install or alternatively we can install this for you. Our teenage retreats are all engineered to meet Australian Standards and Building Codes. All teenage retreats require building permits, which Matt s Homes can obtain for you. Verandahs Our signature verandahs add character and charm to all of our units. Our verandahs come standard at 1.2 metre wide treated pine decking, overhanging roof and kiln dried treated pine posts. Granny flats are a fully self contained home extension that is built on the same block of land that you own. For your convenience, we offer a one bedroom, two bedroom and three bedroom range. Our Granny Flats are fully engineered and certified to exceed all relevant building codes and we provide a complete product and installation warranty. Our experienced staff provide an obligation and hassle free experience throughout all stages of the process including initial design, council approval, installation, and after sales service. What s the next step? 1. DESIGN AND PRICING Choosing your design has never been easier with our set drawings. Our trained staff will help you with colours and putting together your dream granny flat, teenage retreat or workshop. 2. SITE INSPECTION We will come to your property within Melbourne Metro to ensure that the building will fit, complete a site plan, ascertain any conditions of the site that may require further attention and costs. We ask that you have your land title and your plan of subdivision (no more than 3 months old) available which will give us all your property information, pertaining to measurement, easements and covenants. You can obtain a copy of the title for a small fee from www.landata.vic.gov.au 3. PREPARATORY AGREEMENT After the site inspection, we will finalise the price, design, colours and all the finer details to meet your personal requirements. A preparatory agreement is drawn and payment in regards to obtaining a building permit will be required at this time. 4. BUILDING PLANS & PERMITS The plans of your new granny flat, teenage retreat or workshop will be drawn up by our draftsman and sent with a building application to our private Building Surveyor. Also at this time we will obtain the 6 star energy rating assessment and advise you of the outcome. If a planning permit is required we can assist you in communicating with the council to help you obtain the required planning permit. Once the Building Surveyor has received all relevant documents and approvals he will then issue the required building permit. 5. CONTRACTS Once the building permit has been issued we will prepare the necessary contracts and a 5% deposit will be required on signing of the contracts. We will then commence the necessary ordering and production of your new granny flat, teenage retreat or workshop. An estimated start date will be given at this time. 6. INSTALLATION Your granny flat, teenage retreat or workshop will be constructed by one of our professional installation teams overseen by our registered building supervisor. 7. PROGRESS PAYMENTS Once we have commenced construction and we have reached the frame stage a 40% payment will be required. A further 45% payment will be required at the lock up stage with the final 10% due upon completion of construction. (5% of the total cost already paid at the time of signing the contract) 8. FINAL INSPECTION Once you have finalised your connections from the mains services to your granny flat, teenage retreat or workshop, we will then arrange for our building inspector to do a final inspection. Our Building Surveyor will then issue a Certificate of Final Inspection. 9. F.A.Q s Frequently Asked Questions 1. WHAT IS THE DIFFERENCE BETWEEN D.I.Y, LOCKUP AND FULLY COMPLETE? D.I.Y: We provide the unit to you in modular kit form, which can be either delivered or picked up from our factory, ready for you to install. LOCKUP: Matt s Homes will install your kit unit, leaving you to install the lining and fit out at your convenience. FULLY COMPLETE: Matt s Homes will fully install and fit out your unit, ready for you to move in. 2. ARE THERE ANY ADDITIONAL COSTS? Our process ensures that there are no hidden costs and the final price remains firm. However with all building projects unforseen events may occur. For eg. upgrades due to 6 star energy assessment, planning permit requirements. Connections to services are not included, however our plumbers and electricians can readily quote connection to services for your before construction commences. 3. DO I NEED TO OBTAIN THE BUILDING PERMIT FROM MY COUNCIL? No, we can do all that for you. Matt s Homes has a private building surveyor that makes the process quick and easy to obtain the building permit, however some councils may require a planning application to be completed first, which if required we will work with you to obtain. 4. CAN I MAKE CHANGES TO YOUR DESIGNS? We have a wide range of standard designs that can be modified to suit each situation. Consultation is vital and we pride ourselves on developing the best solution to your needs. We consider site restrictions, family concerns and of course the need of the occupier. The final outcome is a home personalised to your situation. We will design something to meet your personal requirements. 5. DO I HAVE A CHOICE OF COLOURS? This is your project, we are here to facilitate it. You can choose colours from our standard builders range for all aspects of your building. Painting inside, bench tops, cabinetry, roofing, carpet, window frames and vinyl weather boards - the list goes on! If you have specific requirements please let our friendly staff know.
