WELCOME TO PACKETTS GLEN The Board of Managers has assembled this information to assist with your transition to Packetts Glen Condominium and the Village of Fairport. If you should have any questions after reading through this and the second half of the Prospectus document, do not hesitate to talk to one of the Board members. Garage Area center parking: These 5 spaces are kept open for excess snow removal. Very short term parking (in-and-out) is OK, but longer parking is not allowed. If the plows are not able to make use of this area to store the snow, we have to pay extra to have heavy equipment brought in to physically move the snow outside of the garage area. If you are at home during or after plowing, it would be helpful if you could move your car to an area that has already been cleared. The plows may come through a second time and be able to clear the spot where you were originally parked. Moving your car while the plows are here is extremely helpful. Garages and Parking Garage spaces are deeded to specific units. Due to liability concerns, garage spaces may not be rented to non-residents. Garage spaces may be partitioned off by walls, with an approved variance. Electric car owners can expect an annual surcharge of approximately $150.00 from Fairport Electric for charging their vehicles. Parking is not allowed in the center of the garage area during the winter. This space needs to remain clear for snow removal. Two handicap parking spaces are assigned in front of the dumpster area. You must have a handicap parking permit to park in these spaces. Parking is not permitted in front of your garage door or blocking another resident s garage. Please use the designated parking spaces along the east side and front of building. Overnight parking is available in the underground public parking area just east of Perrin Street. Limit stopping along the sidewalks for picking up and dropping off residents only. Nov 2015-2-

Variances Variance Request forms are located in the drawer of the table located across from the mail boxes on the ground level. A variance is any change that you would like to see to the interior common space (hanging objects outside your doorway) or exterior of the building. You must fill out a Variance Request form and submit it to one of the Board members listed on page 1. The Board of Managers will discuss your request and reply to you with an answer of approval or denial. Trouble Shooter Forms Trouble Shooter forms are located in a manila folder pocket attached to the bulletin board or you can find the form online at www.croftoninc.com (select properties, properties portfolio, Packetts Glen). If you notice anything that you feel needs to be repaired, fill out a Trouble Shooter form and submit the form to one of the Board Members listed on page 1. Storage There are three storage areas in the building. Each unit has one space provided. Items must be kept neatly stacked and within the boundaries provided (approximately 3 x 4 feet). You must place your unit number on all items stored in the storage area. The Fire Marshall requests that paint cans, empty boxes, old carpets and other unnecessary items not be stored in these areas. Do not block vents or electrical panels. Deliveries, Pickups and Contractors Pickups and deliveries are not allowed in the garage parking area. A sign is posted upon entering the garage area prohibiting trucks and vans. However, truck drivers do not realize that this sign applies to them. Please tell your delivery person or contractor to park in a parking space along the east side of the building or the front of the building. The east side, near the handicap parking spaces, is the closest to the elevator. Please post a sign on the bulletin board in the common area if you are expecting a delivery or plan to use the elevator for contractors and/or moving in/out of the building. Social Events We are fortunate to have a very congenial group of homeowners at Packetts Glen. There are a couple of gatherings each year to which each unit receives an invitation, usually one at Christmas time and another in the summer. In the back yard we have patio furniture, benches and a grill. Many a late afternoon you ll find several of us gathered enjoying refreshments and conversation. Feel free to join in. No Solicitation Policy No unescorted stranger should be allowed to wander the building. Your personal guests are welcome to be buzzed in and come to your unit unescorted. Any non-resident that you buzz into the building who is not coming to your unit (i.e. a delivery person) should be met and escorted to their destination. Doggie Rules Picking up solid dog waste is a must in the summer, fall, winter, or spring (in the village and at Packetts Glen). Place the plastic waste bag in the dumpster. During the spring, summer and fall (when there is not snow on the ground) we ask that you: Make every possible attempt to train your dog to use the grass area behind the fenced-in trash area. This helps to keep our lawns looking better. Do not allow dogs into the courtyard area. During the winter, walk dogs north of the front sidewalk or south of the south sidewalk. This helps to keep our entry areas looking better. Gardens and Potted Plants A board meeting was held to address the variances for gardens. It was decided that a policy for all garden lovers be established in order to continue to keep the uniformity that enhances the integrity of the building. If you would like a voice in the look of the gardens and exterior grounds, please join the garden committee. There are several meetings during the gardening season, and members are encouraged to join in whatever activity they can manage. The garden for unit 9 has been grandfathered into the gardens and is maintained by Jean, the resident in unit 9. The garden committee will maintain the garden in her absence. There will be no private gardens, including potted plants, allowed outside the building. The Board of Managers will consider a small allowance each year for the purchase of plantings. All potted plantings must be in terracotta-colored containers unless otherwise approved by the Board of Managers. The Garden committee: maintains all the gardens and potted plants decides what flowers are to be planted makes recommendations for approval by the Board of Managers Hallways Hallways and stairs must be clear for fire evacuation. To place anything in the hallways, you must fill out a Variance Request. Do not leave umbrellas and shoes in the hallway. Nov 2015-4-

Trash Normal trash pickup is on Wednesday. The lids of the dumpster must be tightly closed at all times so wildlife does not get into the dumpster. There are 5 full size lids and we ask that you use all 5 instead of just the 2 in the front. The 6 th lid is at the right rear of the dumpster and is split in two. The purpose for this was to lighten the weight for those who find the full-size lids too heavy. There is also a metal trash can located in the fenced-in area for people who can t reach the top of the dumpster. Bulk items should not be left outside of the dumpster, as it makes getting to the dumpster difficult for others. This typically happens when residents are moving out. A snow removal device with a handle is available in the dumpster area. After a snowfall, if you are capable, it helps if everyone would pitch in and remove the snow from the top of the dumpster lids. Recycling Normal recycling pickup is on Friday. There are 5 recycling bins (2 mixed paper, 2 newspaper, 1 containers ) located in the fenced-in area of the east driveway. The recycling bins are clearly marked, but there is one exception The mixed paper and the newspaper can be mixed together. If one of these two bins becomes full, you may use the other. Examples of Mixed Paper CAUTION! To prevent identity theft, tear or shred your bills and financial statements before discarding your papers. Cardboard boxes must be: BROKEN DOWN (flattened) SINGLE LAYER MAXIMUM SIZE of 2 x 4 feet. NOTE: When pieces are larger than will fit in the Mixed Paper bin, set them in a neat stack next to the bin. Newspapers, magazines, catalogs, etc Phone directories Paper boxes (cereal, cracker, soda, tissue, shoe, gift, toy, etc.) Discard plastic liner and flatten the box Pizza boxes. Discard contents and flatten the box. Junk mail and brochures Home office paper, envelopes, files (place only shredded paper in clear plastic bags) Paperback and hardcover books Gift wrap Nov 2015-5-

Examples of Clean Containers All containers must be emptied, rinsed with caps discarded. Labels may remain on the container. No dish network providers may be used. We are fortunate to have a bundled account with Time Warner Cable for residents. This service is included in the monthly maintenance fee. This is ONLY for Roadrunner internet and for standard cable service. It does not include digital phone service or added feature TV channels. If you require additional features from Time Warner, you must set up a separate account in your own name for the added features. Time Warner connection boxes are located in the mechanical room on ground floor, storage room 1B on first floor, storage room 2B on second floor. Please call 585-756-5000 and ask for new customer sales, then provide your Packett s Glen mailing address to locate the account. Window Coverings Please be aware, window coverings must show white from outside the building, according to the rules and regulations set forth in the Declaration. Nov 2015-6-

General Emergency Evacuation Guidelines When the building alarm sounds, homeowners must evacuate the building immediately using the stairwells. Remain calm. Do not panic. Do not use the elevator. Leave your unit. Close, but do not lock, your door. The Fire Department may need to conduct a search to ensure no one is trapped. In the event of a real emergency, they will need to break down doors they cannot open. Proceed through the safest hallway, down the safest stairway and then out of the building. When traveling through smoke, keep low. Smoke and heat rise. Cover your face from the nose down. Crawl along the floor if necessary, but remain low. Do not run, or allow anyone to run. Avoid obstacles in your path. Do not touch anything or attempt to move fallen debris. Do not open a door into an area where there is fire, even if the door is not warm. Proceed to the northeast sidewalk. (By meeting together, we can account for residents who are absent.) Do not return, or let anyone return, until the Fire Department informs everyone it is safe. IMPORTANT! You must always evacuate the building whether you believe this is a drill, an equipment malfunction or a real fire. The Fire Department will always respond when the alarm is activated and they will conduct a search of the building. You must never touch the alarm system once it has been activated. The Fire Department has the right to fine owners if they fail to evacuate or if they tamper with the alarm system before the department has approved the safety of the building. Nov 2015-7-

Emergency Evacuation Guidelines for Homeowners with Disabilities Homeowners who are unable to evacuate themselves in the event of an emergency should make the following preparations: Notify the neighbors on your floor that you will need assistance in the event of an emergency evacuation by stairwell. Notify everyone, because some of you neighbors may be away during the evacuation. Get a cell phone and bring it with you during an emergency. This is essential because you can dial 911 and the operator can direct rescue personnel to your exact location. Talk to your neighbors about how they can help you in an emergency. Meeting in the hallway should be arranged. Going into another homeowner s unit in an evacuation emergency is not recommended (this is an activity to be carried out by trained rescue personnel) Use a marker system on your door handle so your neighbors are aware that you have safely exited your unit. Put the marker on your door while you are out of the building so no one is looking for you inside your unit during an emergency. Guideline for Assisting Homeowners with Disabilities IMPORTANT! Stairway evacuation of wheelchair users should be conducted by trained professionals. Only in situations of extreme danger should untrained people attempt to evacuate wheelchair users. Moving a wheelchair down stairs is never safe. Mobility Impaired Non-wheelchair A homeowner, who is able to walk independently, may be able to negotiate stairs in an emergency with the minor assistance of a neighbor. As long as there is not imminent danger, the mobility impaired homeowner and their assisting homeowner should carefully proceed down the stairs. If danger is imminent and navigating the stairs becomes difficult, the non-impaired homeowner should immediately seek rescue personnel to assist in the evacuation. Mobility Impaired Wheelchair Homeowners using wheelchairs and unable to navigate stairs should exit their unit when the alarm sounds using method 1 or 2 below. 1. Meet with the neighbor who will be assisting them and proceed to an area of refuge away from obvious danger. The stair landing is a good option for an area of refuge as it is behind a fire door. This is only safe if the wheel chair does not block the stairwell from rescuers and evacuees. The assisting neighbor should proceed outside to the rescue personnel and tell them the exact location of the person with the disability. The rescue personnel will then be able to safely evacuate the homeowner. 2. If alone, you should phone emergency services at 911 with your present location and the area of refuge you are headed to. Give the floor information (1, 2 or 3) and navigational directions (north, south, east or west). Nov 2015-8-
