INTRODUCTION The Board of Directors of 7-Eleven Malaysia Holdings Berhad ("7-Eleven") wishes to announce that the Board had on 29 November 2017 approved the incorporation of the gain on fair value adjustment of RM188,598 arising from the revaluation of the Group s investment property and revaluation surplus, net of deferred taxation of RM35,309,765 arising from the revaluation of the Group s non-investment properties in the Statements of Profit or Loss and Other Comprehensive Income and Statements of Financial Position for the financial period ended 30 September 2017. The revaluation is not subject to the approval of any regulatory authorities. 2. PURPOSE OF VALUATION The revaluation was carried out to reflect the fair value of the freehold land and buildings and the long term leasehold land and buildings. The valuation of investment property and noninvestment properties were conducted in compliance with the Malaysian Financial Reporting Standard ( MFRS ). 3. REVALUATION GAIN ON FAIR VALUE ADJUSTMENT OF INVESTMENT PROPERTY AND NET REVALUATION SURPLUS ON The gain on fair value adjustment and revaluation surplus, net of deferred taxation arising from the revaluation of the investment property and non-investment properties are RM188,598 and RM35,309,765 respectively. Details of the investment property and non-investment properties are appended in Appendix 1. 4. EFFECTS ON THE NET ASSET VALUE The fair value gain and revaluation surplus, net of deferred taxation have resulted in an increase of 3.2 sen of net assets per share attributable to ordinary equity holders of the company. 5. NAME OF THE VALUERS The valuation was carried out by an independent valuer namely, Messrs. Hartanah Consultants (Valuation) Sdn. Bhd. 6. DATE OF VALUATION The valuation was carried out on 31.

VALUE PLACED ON THE INVESTMENT PROPERTY AND NON-INVESTMENT PROPERTIES The fair value placed on the investment property is RM400,000 and the market value placed on the non-investment properties is RM73,060,000. 8. DOCUMENTS AVAILABLE FOR INSPECTION A copy each of the Valuation Reports are available for inspection at the Registered of 7-Eleven at Level 7, Menara Milenium, Jalan Damanlela, Pusat Bandar Damansara, Damansara Heights, 50490 Kuala Lumpur during normal office hours from Monday to Friday (except public holidays) for a period of 3 months from the date of this announcement.
